  1. Hi Pachimko, I have created a little yard area to separate it from the kitchen. This is where I place my washer n hang my laundry. To get my clothes to dry faster, my balcony also helps to double up as a temporary laundry area. I make use of my balcony grilles to hang my clothes.....
  2. I think housing agent should be well versed with HDB requirements , so that as a buyer, we r not ignorant..... There r just too many things to remember, whether as a buyer or seller.... I m always confused. Private property is less complicated.

  5. Which part of Bishan is ur EM? Which level? The high COV in Bishan was enough to drive us away to seek other places.

  7. Thx spikedoll for visiting my blog The recess area is a small 2sqm space between my living n corridor.... That space is impt to us. We use it to put a low shoe cabinet which we also double up as a seat. We don't like strangers to step into that area n disturb our privacy. Anyway, very happy the whole process of buying it from HDB is now over....

  9. Viewed about 10 units of EM in a mth, mainly in Bishan. HG n Woodlands area. Too many things to consider..... COV, location, unblock,floor level, neighbors, layout, afternoon sun..... Before committing to this one.
  10. If HDB is going to focus on building ECs.....to meet the divese needs of singaporeans n removing the need to re-introduce EM...... I wonder if HDB make an effort to study the diverse needs of Singaporeans.......the size of flats built r becoming smaller n interior n exterior space is also more cramp. My friends r complaining of congestion in the new housing estates like senkang. What exactly is the need of singaporeans as stated by National Development minister? As of now, Demand for EM will always be more than supply..... By the law of economics, price will continue to rise. I m happy I already got mine

  13. Hi Ctan, welcome to this long thread of EM owners....I m sure u can also contribute ideas. How is ur COV for ur HG EM? 40k is very minimal if u talk about a decent overhaul.... As Cleong mentioned in this thread, the big ticket is the staircase, which can cost 5k or more. To me, carpentry n flooring also form the bulk of reno cost. Hope u hav found the right person to do ur reno. Cheers!
  14. 5k to overhaul the staircase m inclusive of changing the landing? Do u have pictures or drawing to show what u mean? I wonder to what extent will Hdb approve to staircase alteration........

  16. In this aspect, I will agree with u. There are many companies out there that uses the name "Interior Designer", but infact they are no different from contractors/renovators. This is just one marketing strategy to lure customers n secure a deal. I m not sure I should consider mine a renovator although he is employed by a popular ID company. In terms of truly artistic vision, he did propose but I dont have a big budget.... What matters most is that he was able to propose alternatives that could meet my dollars n cents.....
  17. If u visit Maydream tblog, u will know what I mean. Actually, I don't see much diff between ID n contractor. The main contractor will do all the coordination. Most impt, u must be comfortable with a 90k budget n u have good terms with ID.
  18. To me, there is little diff between ID n contractor..... U may want to ask Maydream contractor, Andrew of Designer Guys to quote. He is highly sought after in this forum. U may find his offer more attractive
  19. Ur reno cost is not cheap. Did u get any contractor to quote? I believe ur cost involve hacking off all flooring n redoing the staircase? Have u also include electrical rewiring n furnishing?

  23. There is a limited supply of EM in NE too....no one seems to be selling. I notice many of the EMs are aging, like mine was build in the mid eighties ..... I wonder if there is any possibility of en bloc?
