That's heavy stuff there fteocs . Nice choice on Epson EMPTW 1000 with it's short throw. Which proj screen you got? I recommend the 875 (905 is useful only if you take full advantage of it's features) and can get much cheaper than the price you quoted. PM me if you are interested in. Get the black color Onkyo and get a black PS3...perfect match.

The tiler can mix the color quite close to the existing color. I was also told that if the grouting is done just a small portion on top of existing grouting then it may come off after many washing & cleaning of the floor. See whether they can remove existing grouting and fill more deeper.

Care to share some pics of your reno progress? Do you have a schedule/deliverable list that both yourself & ID to follow along? Normally IDs will try deliver the work on time so that they can collect the progressive payments faster to paid to their workers. So what are the reasons for the little carpentry to take 2.5mths as what you said? "Loose end" as in rectification work? -

Hi hunter, 1 month is a bit optimistic (for any ID firm) unless it does not required approval for hacking walls and it's a simple renovation. Most reno takes around 2-2.5mths. Did they say 1mth from start of hacking? 2.5mths just for carpentry work is a bit long. Was there a lot of special requirements and/or changes along the way? If you told him over the phone and he still not get it right then you can demand him to go down onsite to sort it out. What was your reno cost? What stage is your renovation now? Cheers -

For ID it should not be a problem to source your own electrician....should be the same for contractors. Best is to ask for a lower price on your electrical charges and have the contractor responsible for his electrician...if anything wrong just leave him to arrange. Otherwise if you engaged in your electrician (which generally can be cheaper) but you need to arrange all parties involved for meetups, and can be time consuming & a lot of hassel for you. Own electrician must be a reliable & responsive type otherwise it just not worth the trouble & cost saving.

Generally can find (lighting pt + installation) around $30-40. Yes $45 seems a bit expensive (for non-ID's electrician) unless recently all price increase due to components. Power point for the air-cond compressor is for the compressor (exterior) and usually leave it switched "on" all the time and usually place inside the house. Are you re-wiring the whole place and if not is there originally an aircond point there in the first place?

Hi Mint, That protective sheets before the carpentry was the second new one for the whole place The first protective sheets was removed after the plastering of our place as it was very dusty & dirty. We leave the chemical wash to the ID and workers as they know which area is required. We told them not to do chemical washing on the homo floors in living & dining area unless it is unneccessory. I believe they did very minimal or none at all for most part on it as our homo tiles are very clean as they wipe after they laid the floor and was protected by corregated protective sheets the next few days after it's dried. Yes there seems to be some confusion in the market as to what is acid wash & chemical wash. I believe acid wash is more stronger components and hasher and sometime not good for homo tiles when you have glossy shines on it, where as chemical wash you have various type (light, med to strong) and can be apply to homo tile to removed stubborn stains. Please request for not strong type of chemical wash liquid which they will apply (painting style...this is how they did to ours when we was there yesterday during the final rectification stage) to the tiles.

My Tv & HTS is suppose to come in tomorrow but now postpone 2-3 weeks while i someone. Lately some major issues with our rectification works.

Hi Junkay, Nice work I also did similar on the 3D realtime software (which can rotate 360 degree, tilt, etc..) and most ID said How i wish ID these days can show 3D view and changes on the spot...will definitely have competitive advantage & customer satisfaction. I guess learning & time input does eat into their precious time.

Hi purpledino, If you really like the design you had in mind then ask the ID to show you the perspective drawing (i think most ID will draw a few for you to see) before you sign the dotted line. Also check how many design drawings that you can change (major) after the contract is signed without incur any additional cost. Mine you any design changes may have impact on your schedule work. So once confirmed the design and check to make sure that it is feasible (from my ID hunting, some design are great but not practical or lots of doubt...e.g existing beam placement which only can be detect upon site inspections or when the walls are knock down) Usually, ID or yourself will improve on the original concept drawing in your initial design stage.

0) Research this forum (got lots of valuable information) & magazines (i have a lot of ..last 9 mths if you want to buy cheap) 1) Decide on your budget. 2) Do you want to coordinate yourself (can be very stressful if things goes wrong) or let the ID coordinate? 3) Decide if want ID (they can usually give better design ideas) or contractor (which means you have to give more info on design). 4) Visit as many IDs/Contractors to see if you like the design poposed and if can get along with the person. 5) Once decided ask for quotation proposal & visit they recent projects (completed & non-completed) 6) Check all the fine prints before you sign the dotted line. 7) Write down all the agree items in b/w on the contract. 8) Review the payment terms & other T&C. Check every words in the contract. 9) Check the project schedule time line is realistic & penalty for any long project delay. 10) Insist on detail drawings with specifications. 11) Clarify on the material used and workers. 12) Insist regular updates on your project. 13) Choose only reputable company. .... ....

Just though i chip in some suggestions. We took our pics here locally at Botenical Garden, Boat Quay area with new & old contrast buildings/shop houses as a background. For oversea, definitely Japan & Switzerland & Paris are my favorite places to take pics. Btw, zirhk3355 nice shots that you have taken.

Drop down will always looks nicer and easier on the stepping. Water splashing may be an issue unless you have a large bathroom One of our friend need to redo the bathroom and put back the shower kerb as failed the HDB requirements. So unless your ID is very confident in doing the drop down otherwise stick to shower kerb. Having heard this we stick to shower kerb. As for the lower height of the shower screen you can always ask for a customised taller shower screen.

Hi edjo, That's good for you. I'm sure your contractor is good if you say so. No need to see your house personally or meet your contractor as i don't need it. Just that if you are recommending your contractor here i though it would be nice to see some pics of his work first before meeting with him for more detail discussion. If someone can fake a pic then he is just got no ethics and not trustworthy So can you post some non-fake pic -
Now i can see the problem more clearer. Yes it will not be a good ideal to re-tile just a section of the wall. Only idea i can think of is get those long clear plastic stick-on on the side of the glass door.

I would change the hot pipes to your liking and not to ID liking. It is your money spent and you are going to live there. So ask your ID to fix the way you want it or find other alternatives to cover it up. Hot water will still be hot even if pipe run the entire house! Chemical washing first round are usually not 100% clean and usually there will be a final chemical wash to clean all the paints, dirts & stains from tiles (make sure they do not do on certain materials or tiles). Just hold back the final payment until you are 100% satisfied. Complaint and followup by email and/or sms for future reference. Write down all the changes requested and ask to counter signed it.
