  1. i do have a very good impression of them as well... and indeed they are very busy as they are shortage of manpower... the boss (jeremy) attended to me... met up with him a few times even i have not confirm him as my id for my new condo... he had came up with a few designs and i kept revising it and he is very patient in that and told me he will only quote me when i had accepted his design... *very professional* furthermore i had also told him i have not got my keys yet so there maybe more changes on the actual unit but he is fine with it... i have to say that he is very creative and modern in his design but one thing is that he tends to use lots of mirror and glass to create the visual effects in his design...
  2. Recently went to "shop" around for sofa and came across Mondi brand... the design seem nice and feeling quite good... wonder anyone has any experience with Mondi sofa before??? please advise.

  4. i heard from another fs master saying of an alternative way to solve this door facing door prb... that is to put a leafy plant of chest height in between the doors will help to overcome this... wonder if this is true?

Hi Mr Chong, I had attended some seminars on Feng Shui and was a little confused by the methods deployed by different fs masters... so what is the most original way of fengshi for the bazi method? one of the masters had said... 1st to determine the "direction" of the house facing, 2nd to determine the "location" of the main door, and then determine the "personal gua number" of the residents.... this is the way? other master also said that water in the house such as fish tank and fountain will result in reduction of "sheng qi" whereas plants in the house will help to contain or gather "sheng qi" this is true?
  6. Hi, Me and my wife is looking at a new condo development (still not completed) for our new hse. We are kinda struck in a dilemma to which of the unit shall we take esp on the FS considerations. Kindly advise us on what factors should we consider before making the choice of which unit to buy. Regards.
  7. sometimes i really wonder how to find out who is the seller's exculsive agent from the market and can we just deal with the exclusive agent will do... referring back to the case i mentioned earlier... when i managed to know the agent who is marketing the Unit A exculsively, i actually told the agent who kept pushing me to buy.... immediately she behaved very negatively and saying me should not go find other agent behind her back indicating that i am betraying her like tat... then later she kept asking me to buy another Unit B which she market exculsively but of course i am only interested Unit A and i hinted to her that i may deal with the exclusively agent for Unit A instead of her... she then started saying bad things about the other agent... in the end telling me to help her by including her to co-broke with the agent saying she will help me to get good deal on that unit...
  8. Does anyone know whether how high the chances of writting in to AVA or HDB to request for keeping a golden retriever dog in HDB??? I had a GR with me and staying in landed estate with my parent but i plan to move out and get a HDB... I can't possibly abandon my GR at my parent's house because i am the owner of it... At the moment I know that HDB cannot keep GR but if i write in to appeal, wonder how high the chances will be for approval???
  9. i agree totally with u... those agents can't be trusted unless u know them personally. when i looking for the condo units, of course i tend to ask around to know the best offer... some agents whom keep contact with me on the condo unit i enquire will say i betray them when i ask another agent for better offer... as if the agent is working for me only... oh pls...
  10. recently i enquired abt the cost for a FH condo from an agent... meantime i am waiting for the price to stablise or drop towards top but the agent kept telling me otherwise... the agent kept insisting that the price will go up more prior to top and kept asking me to give her a cheque to confirm the unit... also the unit was advertised for more than 3 mths yet not sold and she dare to tell me that the seller wanna sell higher each month and many buyers offering higher price... so kept asking me to buy fast and buy high to secure the unit... very pushy attitude... initially i was ok with her and planning to support her but when she started to become more pushy as time goes by... i was **** TL
  11. enbloc is good but usually it depends on the location of your property... when u bought a property, u never know it will be enbloc in future... unless the market is good, u will see your property appreciate much...
  12. afterall whether 99yrs, 999yrs or FH property, it still depends on the location of the property. in general 999yrs and FH property will have less depreciation rate than a 99yrs condo and for enbloc case usually depending on location of the property... if for long term stay, i would consider a 999yrs or FH one. Reason being that if i go for 99yrs one, it doesn't differ much from getting a HDB which is also 99yrs except for more privacy, facilities and luxury only but bear in mind, i would have already pay much more for 99yrs condo as well as in maintenance fee than HDB. Furthermore if the 99yrs condo development is big, it means that i have to share the limited facilities with many others and for the amount of maintenance fee i paid, what will be the frequency that i am able to use the facilities?
  13. sorry for the interrupt... i thought that for pte property, the seller is the one paying the 1% commission to the agent and not the buyer??? whereas for hdb property, it is both the seller & buyer pays 1% each to the agent???
  14. i think the developer is guccoland and the builder is china construction. i do not have much faith in china construction...
  15. For the 2nd launch for the 99yrs condo next to buangkok mrt, The Quartz... almost all the newly launched units are asking upto 700psf or more.... is it worthed to buy??? any comments?
  16. oh yes.... when the foreign fund leaves singapore... there will surely be more "middle" fingers pointing at the gov and many more ppl hogging the condo rooftop to jump...
  17. as far as i know for a FH condo with good location... this Calrose is the most value for money since the price for the new condos nearby had risen quite a lot however due to the contractor building it may delay the completion due to its prbs with MOM safety regulations which made me worried if this will affect the final completion quality of the condo...
  18. u are right if the development is a small scale but it will not be cost effective for large scale project...
  19. As being working in a sub-con company here... Here is my opinion for your perusal... Select Option B with some alteration to it which is the most value of money as the MC will not do a double markup on the price for sub-cons work which the amount can be quite significant depending on the total value of the work... 1. Architects - to design and do submission to authority... 2. PE (usually consultant firms) - to deisgn M&E services, prepare & draft tender, submission of M&E services to authorities and invite contractors to tender for work 3. Project Manager cum QS (usually project management firm or consultant firm who can include in project management) - to manage the contractor and project work. 4a. Main contractor(MC) with domestic sub-cons(DSC) where all the DSC will go under contract with the MC and not with owner. Risk - if MC got financial prbs or go bust, will affect all the downstream SCs even though the owner pay on time, eventually lead to project failure or delays... simply put it, SC will stop/delay work if not pay properly... 4b. Main contractor(MC) with nominated sub-cons(NSC) where the NSCs will have direct contract with the owner instead of the MC but the MC will manage them for the project work. Payment to the NSC will be from owner via MC hence the NSCs are in lower risk. If the MC got financial prbs or go bust, the downstream will not be greatly affected hence less risk.
