So does anyone have any recommendations for a contractor (someone who can do the above work)? The bifold doors are awesome and something I have always wanted for my place they are too heavy not to have a track for top and bottom, I made sure the gap was minimal between floor boards and tiles... It's completely opens up the area and allows great flow of air too. If you are interested some more pics of my place (made it very open plan): Cheers Rob

Thats a good idea.. I have actually already had a fence built (downstairs) and also a planter box.. I'm looking at doing the same for upstairs so this should be easy - I want someone to replicate what has been done.. The work I'm looking for is not a balcony, it's a huge rooftop... Here are the pics of what I had done (it's Balau hardwood): Screening / Fence, it's aprox 2 feet high Planter box (Soil in with Marine Ply on the inside): The roof top fencing is expected to be aprox 12 mtr long and the planter is about 6 meters long Cheers Rob

Hi, Looking for a contractor and or handman to help me build a few planter boxes (proper ones using marine ply on the inside and soil in etc). I am planning to build myself but need tools and an extra pair of hands, if that fails then happy to pay someone for the labour (I have the shop that supplies the wood already). Another project is to extend my terrace which is covering the Jacuzzi, I want to make it 3 times larger and it will need new roofing and wood structure. Anyone have any suggestions or recommendations? Thanks Rob

Hi all, We have what I would call pretty extensive renovations on our 3 bedroom penthouse underway (about 1800-1900sqft on main living level plus roodtop) To me it's still a long way from being done.. Still have: - More electrical work to be done - all carpentry (lots of it) kitchen, walkin wardrobe, bathrooms, spare room wardrobe - Tiling in Kitchen - HEAPS of outsoor roofing/decking and planter box's - 3 sets of Bi-Fold doors - windows & Doors - Ceiling is un finished - lighting All of the above means the workers need to bring in equipment, materials and eneter/leave through the front door.. As you can see in the pic's it's a mess still but they have already started laying our tiles from the front door into living room.. I just can't understand why they have started this process so early.. the tiles are surely going to be damaged or get scratched... We had 9 workers on site yesterday.. So my question - is it normal to lay living room tiles this early??? We have one ID managing this process and he assures us this is normal but I remember him telling me the tilers are grumpy because they need to be at another site already. I feel like he is rushing them to get this done.. To me this is one of the last things they should be doing... Thoughts?

haha thanks, Thats already my worst case decision (if you read my first post ) Definately need glass for sunlight.. Think we will stay with brick up a 1M high and 2 large panes of glass then Thanks again Rob -

Thanks for the suggestion Unfortunately as you can see in the first picture, the concrete stair well is hard up against the lower part of the glass brick wall Making it impossible to have sliding doors really. Cheers -
Hi All, About to renovate my penthouse condo, it's a very large living room (about 10M x 7M) we are going for a very clean, modern simple look.. Everything has been decided already except this exisiting wall (can anyone say UGLY). Kitchen wall to living is going to be knocked down and we are going open plan.. There will be enough light once reno's are done but this wall is important for morning sun.. It's the only place where morning sun will come through (which i what we want) Problem tho - there is an ugly stair well behind it going to our roof top garden.. Best decision so far: - Built up about 1.1M high with new brick wall, build cupboard and granite benchtop on inside, rest of the space put two large panes of glass (and maybe go with plantation shutters). Plus re do fence railing to glass on the outside.. Any ideas to those creative people out there??? pics: The white part will now go higher like 1.1M: otherside of wall

Thought I would close this off, As it turns out, I took initative and found out the building management for the condo, called them and asked as many questions as I could The developer did give a 10 year warranty and because I took pictures of the leaks, I emailed to the management who then arranged a viewing with the devloper's waterproofer the following week. The good news is the 3 main leaks will all be fixed this coming week The owners refused to have anythign to do with the leaks (as in putting it in the OTP T&C's) so lucky I contacted the management.. Now must start planning the interior design and renovations (have no idea where to start) Cheers Rob

WOW, So glad I posted on this forum.. You have all been a great help.. Thank you. Now that said, the roof top being mine (not common property) is aprox 1200 - 1400 sqft. The development went TOP in 2004.. Can anyone give me more detail and information around the procss involved in fixing such leaks? (process and rough idea on cost) I'm guessing this would cost more than 50k!! I'm going back again today with a contractor (luckily they allowed it). I'll take pics and post them later.. Thanks again Rob EDIT - just received confirmation the developer gave a 10 year warranty for any roof leaks (phew) and the building management is in the process of working with developer to have it fixed! I assume at this point, when I make the offer on the property the terms are stated the roof must be fixed as it's under warratny before I move in.. Thoughts?

Hi All, New to forum (and new to buying a property). It's almost become a full time job.. (pheww) We have found potentially the perfect place for us.. It's a 2 story penthouse where the top floor is 100% rooftop terrace (about 1200sqft I believe). Upon inspection of the first floor (living space) there is 3 major brown stains on the ceiling.. (one stain is so bad water droplets have gone through and hit the floor) The place has huge potential (which is what we like and will one day renovate it). I foudn the building management and after being advised from some friends, I called them and was informed this is the building managements responsibility.. They confrmed there is a few projects about to happen in the condo (including fresh paint of the whole building). I can imagine the job to waterproof the roof is huge (lifting tiles on roof, water proof, new tiles and then re-do false ceilings in first floor) I guess my question is - would all of this be covered bty building management? Or would they just come in and want to paint the ceiling? (worst case) Thanks in advance. Rob
