its more than 3 years! have tenanted my little home @ telok blangah to a canadian reno of my new place started last week, very simple reno this time, living/ktichen 1) laminate floor 2) paint all main and bathroom doors white 3) hack existing kitchen island, fabricate a 4ft island + granite top 4) shift wash basin near to mirror, using back existing cabinet base + new granite top 5) touch up of floor for laminate 6) hack tv console 7) changed 3 lights to chandeliers 8) install new socket/scv 9) fabricate a study desk below spiral staircase 10) remove existing curtain tracks and reinstall bedrooms 1) hack 4ft wardrobe 2) remove cornice for both bedrooms 3) fabricate a 13ft wardrobe cum study/vanity 4) installation of curtain tracks 5) changed lights to chandeliers 6) paint all doors white this time... i have engaged the most humble contractor ~ patrick fr hobee! whom has done a great job for my mum's and friends' places... very good work! but, no contract was signed yet and no money was paid! he is not scared i run away lor! but hoh... actually... i'm more scared he ke-tok me! i cant help feeling uncomfortable cos his prices is the 2nd steepest among all! anyway, i trust him best after speaking to a few... am going to meet him at 11am to finalize quotation... better do something about his price and dun charge me an arm and a leg... hacking of cabinets/wardrobe/cornice done (except masterbedroom), piping of wash basin done too, carpentry takes 2 weeks, aircon installation by gain city on the 9 june.... so its busy busy busy again... storage heater, induction hop, oven will arrive these few days... and of course i'm getting excited to see things going smoothly till now. except a small hiccup! fridge base is larger than usual patrick... ... ... met his carpenter too. somehow, i still prefer ah keong whom seems to read my mind better and he could sketch out what i want immediately. ah long... very quiet, not much communication, i have to guess from his gesture if he understood me... getting a bit worried too... cos i always give very challenging task to carpenter... this time, a table under my spiral staircase (circle wall). ikea has delivered some of the items, very very please. cheap and nice. honestly, i have always been a fan of ikea, not all of its products are inferior quality. who says custom made plywood shelves won warp? mine has! i love a fabric sofa, but am having open concept kitchen and thus have some concerns... 1) will velvet sofa trap smell, is it possible to remove the smell using some spray or steam cleaner? 2) what is the live span for velvet material cant make up my mind to buy leather or the lovely fabric one. as i believe leather will be more durable... pls share your experience. many thanks.

just bought a duplex apt (2 levels), the central storage heater switch is in master bedroom upstairs, i think the storage heater is hidden in the ceiling... questions: 1) can i do another switch downstairs? or 2) can i do another switch on the wall outside master bedroom (so that others can on by not going into master bedroom)? or 3) would it be better to install another heater downstairs? presently, downstairs~ kitchen and common bathroom are connected to central heater... i would also like to install induction cooker and oven for my kitchen, there are presently many normal sockets (for tv radio fan type...) can i convert them to 13amp (for aircon, induction cooker and oven type...) many thanks!

went to balestier showroom, a salesman told me the same thing, it will cost like $300 to install such lights, esp if its spiral staircase. also... he has advised me about maintenance... how to clean the lights if its chrome or crystal? and change light bulbs ourselves? so i have given up installing this kind of lights above my spiral staircase -

i am using teka induction hob. just bought 2nd property and gonna get that again. highly recommended. bought it 2.5yrs ago during sale, so i got 30% discount of the $1350.

yup, OM has been responsible in this issue, they have stop production of PU sofa... that's what i was told...

OM has decided to give me a full leather sofa, i just need to top up $800... am very happy now. OM truly has the best service... thumbs up!

i got this sofa for just a year, the torn is horrendous and i cant comprehen! i seldom sit on the sofa, as i dont have much time to watch tv programme, so its like only 3 mths of usage and maximum 5hours of each sit. there are no kids and only 1-2 person around. OM has got someone to see and told me, well, this kind of PU sofa will last like 1 year only, which i think its ridiculous who would pay a $1250 sofa and use for just 1 year? he also suggested that i re-upholster in leather, he would recommend me a supplier and i pay direct. before i bought the PU material, i was told leather is $2800, but then, i din like the rough texture of leather and thus go for PU, and now, it is in horrendous state. sigh... so this is quite a good guide for people who are planning to buy sofa. its almost 2 wks and i still haven hear fr him what he can do about it and how much it is now to re-upholster in leather. he did say he may be able to get replacement for the PU cover, but then, now the sofa seat is also starting to tear, and not to mention that rest of the seat covers become worst (pixs below was taken 1 mth ago) so, what's the use of replacement? i feel this is unfair trading. and feel like going to consumer association to lodge a complaint. as my mum's sofa is also problematic now... see the weird line running across the sofa... can someone share experience and what would you do?

Wallpaper Can Block Out Noises?

i have acciedentally soundproofed my room: my house is right beside main road where there are lots of heavy vehicles, trucks, buses.. traveling towards psa/vivo city. my bedroom was noisy, even now when door opened. however, i had 1 of my wall wall-papered (3m), 1 of my wall, actually wardrobe with 3m of curtain, window curtain, and i have systemind 30cm high storage platform. guess what... my room is totally soundproofed now, i believe its one of these that helps... i guess the platform. but then, noise from noisy motobike at the carpark, can still hear about 30-40% after i closed window. but i guess the curtain, wall paper & platform truly help in soundproofing, which one best, not very sure. -

i have this light in my guest room, got it from bangkok, without bulb and cable is like 250baht. with everthing is 350baht, this was in 2006 though... -

for patrick & ah keong, you dont have to worry about quality and service, a friend's house is presently doing up by them, he is creative director of a reputable tv production company, very busy and seldom has time to see the reno progress, many times, he just speak to partrick over the phone, and the end product is more than what he expected. he is very very pleased with their workmanship and initiative, told me there are something, patrick even personally did for him. as for my own experience, he offered his help when i was having some reno problems! very helpful. anyway, my mum's house was done up by them. the end product is very satisfactory and workmanship is truly good! and nice! its truly not easy to get a good contractor around... i would say... after my bad experience. my blog http://www.renotalk.com/forum/index.php?au...blogid=209& -

red ants leh and can bite one... i think most probably is the reno, mine not so jia-luck, infact, din see any... mayb becos i touches my curtain quite often, open close open close... i think wil take them 1 to 2 more years to announce upgradr or enbloc, by the time completion should be 3 years or more liao... looking at the workmanship and material used, 3yrs, i think this wall will be gone, cos normal plywood is used instead of waterproof material as i requested... stupid xx, think u know i scold who liao... aiyo... i believe that... but no choice, upgrade, value of house will shoot up... 30k, so see $$$ bobian. enbloc, i can get new flat, but hopefully they build more 3rm, cos i bought as sinlge, so can only buy 3rm when enbloc... my place is 3 bus stop to vivo city, sentosa IR and at the foot of mt faber...

textured/uneven wall and curtain help. my living room noise has cut down alot.. because i have textured wallpaper, and lots of curtain... my guest room is still very noisy, cos thin curtain and no wallpaper. my bedroom cant hear the noise anymore... -
so far so good... how do you know its dirty? colour? i din notice about mine... but my house is right next to the road! floor dusty every 2-3 days lor, even close door... your curtain can throw in washer? i throw all mine in, including the purple one... yup lots of curtain to give soft and cosy touch, cos i made them, so its cheap! my box up... yah lor, these ants, ate up little holes liao... yesterday went to buy 'poison', put on the floor, less than 5min, ants came n ate them... and trying to bring to their nest... and gosh! very effective, within 4hours, many ants died... there is no access panel, no choice, hack the whole wall lor... anyway, i cant stand those water pipe, my flat 31yrs never upgrade, so there's upgrade n enbloc potential, by then hack lor, money waste no choice, as long as i stay happy and comfortable thanks, the wire mesh is a good idea!

window also... try to close lor... its so relieve to hear that... at least my effort not wasted... actually this reno truly pushed my limit, lots of challenges, not in the design and planning but dealing with people. truly da-shan-yuan-qi (hurt my genki). but my house is really small... prefer a larger flat lor...

don play with white and aluminium colour furniture, your room will not turn out to be hospital room. same here, when i was staying in sydney, everything is white... that's why i inspired to have a WHITE house. however, after i started to buy gold cloth for curtain, my colour scheme changed... and i notice... mayb becos of weather, white is not easily dirtied in sydney, in spore, esp kitchen... my white wall dirtied easily... i still have wallpaper enough for 1 piece of wall... am thinking putting up in this room behind the bed....
