  1. Project File's style seem to be a good fit to what you have described. I've seen many of their projects featured in Home & Decor and they all have loads of storage/shelves, carpentry etc. We also spoke to the ID when we went to look at the furniture (Motto). Seems nice, easy to talk to and even suggested other stores to look at. Three-D Conceptwerke was one of those we approached... do be specific about which ID you want... we didn't select them so... nuff said.
  2. There was a hiccup in getting HDB approval to whack the LEGO room wall, but things are now on-track and SO & I are quite happy with the reno progress (and speed!) after the wall was whacked. Grouting was in progress when we were there on Saturday. The false ceilings are up, and the electrician was measuring to put in the lights and electrical outlets. Aircon trucking all in. New walls nearly all up, except for the washer area. Some of the new windows are in too. Ok, some pics of the reno that I think is more interesting.   4. Don't be like that. I also have a mountain of debt that you don't have... everything comes with a price, especially nice things... Thanks bro. Btw I got it from Marquis at Tai Seng. It's quite interesting IMO cos the light comes from a round tube fixed to the top of the half circle. It then casts the light on the polished lower half and that reflects the light out. The balance is good too. Very nice to swing the top. I've seen replicas but the "feel" of the mechanism is totally different. Can just pop by to browse if you are the sort who don't mind to do that (parking is free!). I think I go back at least once a month just to window shop. Hmm... that depends on your objective. We (SO, IDs & I) really don't want to see ugly truckings and in any case we already have the false ceiling so that was how we agreed for as much wirings and truckings to be concealed as possible. We have 6 aircon blowers - exposing the truckings means metres of them running all over the place. Of course, we take the risk that if there is a leak the false ceiling will have to be ripped out and re-done. I think I only took one of the aircon trucking yest cos the rest are all concealed. I'll go thru the rest of the pics n see if I took anything else. I think the guru of concealing all wiring and pipes is Reiki's... have you found his blog yet?

  6. It's gonna be quite bare from a reno perspective. No false ceiling, just a ceiling fan, track lights and a few metal shelves that I already have. Might turn out looking like a LEGO store. Of course if you are interested in LEGO, then it's an AFOL's (Adult Fan of LEGO) dream room I think. Ya boy... $120K is crazy money... some more have to renovate fairly extensively... that's easily $250K in cold hard cash for the 5%, COV, stamp duty & other fees and reno... Yes do cherish your corner EM. I really covet my neighbours' ones.

  8. Ok, then I think the living room/reading corner will be nice n cosy. But with everything gone... hmm... doesn't sound cheap huh?
  9. Think I never mention my aircon config before... or if I did, I forgot lar. Since I just mentioned on another thread... The pipes have been installed and mostly concealed either in the false ceiling or in carpentry thanks to careful planning and discussions between my IDs, main contractor and aircon contractor. From a fairly cursory look on Thur evening, I didn't spot any obvious piping. I suspect I won't even after a more thorough look tmr since my IDs are more particular about concealing the pipes than me... My contractor also pointed out some gradient thing to us... I have to confess I couldn't quite see the gradient, but am glad that they thought of it. Feel so excited to see the place with my IDs tmr.
  10. Thanks for following my blog. Yeah, corner EMs... sigh... think if I get a corner I won't move for a reallllllly long time. Btw my open concept living/kitchen is 20K BTU I think... plus another 17K for the dining so that L1 will be cool enough during parties. Rooms are 12K for MBR, 8.5K each for study, BR2 & LEGO room.
  11. Haven't been updating cos I don't want to show the in-construction stage, but wetworks seems nearly done - am going on-site with IDs tmr to see the progress and find out what else is next. Anyway this is to update my lighting damage for those who are interested: - 35 x LED downlights (living, dining, corridors, MBR, 2BR, Study) - 10x PLC downlights (kitchen & 3 toilets) - 2 x Outdoor wall lights (balcony) - 1 x Indoor wall light (stairs) - 6 x LED track lights (2 tracks, for LEGO room) - 1 x Suspension light (Normann light for dining) - ? x Fluorescent tubes (cove lighting in living & dining, built into the MBR & 2BR bed headboards, and in the wardrobes & the shoerack & MBR & 2BR mirrors) Doesn't seem like a lot from the lighting plan, but a few lights in each room adds up to quite a number. Apart from the dining lamp, our IDs selected all the rest of the lights. So & I were actually really glad to leave the lightings layout to the experts cos so difficult to know how to plan otherwise. So I actually don't have pics of the final lights selection. But quite boring to read an update without pics right? So, a little confession... Apart from the 'fixed' lights, we have decided to get a few more standing and/or table lamps for the rooms for mood lighting and reading lights. So far, our expensive lights are all of the 'movable' variety... figured will be easier to move the lights with us next time. You would have seen the Arco and Artemide Melampo lamp if you have been following my blog. Haven't shown the 3rd expensive splurge we got some time ago... It's the Fontana Arte Loop lamp designed by Voon Wong & - Saw (from Singapore!) for Fontana Arte in 2003. Rotating the body of the lamp causes it to function as a diffuser. We haven't decided which room to put this lamp in so far, but I love how it looks and to play with the swivelling. Super fingerprint magnet tho!
  12. Fantastic layout. Looking forward to see how you transform the place. My kaypoh 2 cents: Suggestion to keep the storeroom. With 2 young kids I think some storage space for bulkier items is a necessity. Also the study turns living room area looks quite cramped. May feel claustrophobic if you plan on having a big TV? Are you able to retain the current floor? Any wiring/LAN/aircon requirements? Re-doing the toilets? New windows/doors? These are some big budget items that'll really affect the cost. So really quite hard to guesstimate if $50K is enough. Looking at the draft plan, I think carpentry will eat up a fair bit of the budget. Good quality bookshelves (that don't warp) probably don't come cheap. Should be fun to see what the IDs you approach suggest. With so much time, you can approach quite a number of IDs to get the best design/quote.
  13. Haha, sounds like what my agent said about my apartment. But your view is seriously excellent. Btw just curious if you hear the MRT track sound from your place? Just wondering how far up sound travels. Am guessing little impact cos that's what I heard about the Metropolitan condo - extremely high floors are not affected (but the noise is really bad for the lower ones).

  15. Hey bro, I like your white kitchen. When will you be moving the furniture in? Looking forward to your durian party lar. 1.6K for the blinds sound like a very reasonable quote. Is 12 windows = all the windows in the apartment? Does it include the balcony glass as well? My place got so much glass, now whenever I see the blinds quote I want to faint... So still procrastinating on placing the blinds order.

  20. FYI, the Space promo has been extended till end-Aug. Personally, the only one I find to be more affordable is the Panton chair @ $260. As those who have been following my reno adventures would know, I got the Arco in a moment of weakness but I hope that classics would/should last 21 years so that it only costs $100 a year...

  23. Haha, I love diamonds, so 2 of the Kartell Stone stools in my place. Not quite into the diamond light tho. As for the lighted cube, I ordered 2 from a spree in RT for my new place! Looks like we really do like a lot of similar things huh? Bin bin, light cube, & Arod?
  24. Re: Hacking cost. $8K seems extremely high from my limited experience. My hacking + PE certification costs about half of yours, and you know how many toilets/walls/staircase I whacked right? Considering that mine even includes one wall that requires building a platform to whack... But that said, every apartment differs in layout and amount of carpentry to whack so the easiest way is really to compare the quotes you get from the different IDs and contractors. Don't despair! Most of us went thru the jaw dropping quotation stage I think.
