Most important is to and view the IDs or contractors works which they are renovating now. Also materials plays a part. Cheap with good materials then good. Source for quotation from IDs and contractors. Remember to always source for at least 5 quotations. (Different between them is the price. There are good IDs and there are good contractors too. Of course depending on your budget and luck.) As some of them after the owner had sign the contract theirs personality will change. Delay is their best excuse.) 3. Look around for electrical products, all the rest of accessories needed for your house. Get some ideas. (If you are able to get all from one shop try to get further discount. eg. all electronic products from one shop.) ***take note on the measurements of the sink, hood and hob as the kitchen cabinet need to be customize.) 4. Furniture wise depending on wherethe you want it to be fixture or buy off the shelf.

Do check on the water-proofing as quotation did not state.

We are dealing with at least a 5 digit sum of money for renovation. So would be good to seek more quotations be it from ID or contractor. Also do some homework before going to seek for quotations. At least will not let them to confuse or chop carrot cake on us.

10k will be very hard to get a good workmanship and quality of the materials.

Depends on what are you doing. As for kitchen will be around 9k - 12k. Still it depending on what material, theme and style of the kitchen. For toilet around 2k - 4k. If you are ok would be good to give the specific description to other members will be able to share their views with you.

Report to the police over this matter. Write down all the particulars of the debt holders and mobile number. Give all the information to the police and see a letter from the police stated that he is just a room mate. Request CCTV from police to install in order for them to view. Or you can install cisco cctv which is link to their sector.

From the quotation between ID and contractor the price different is quite a big gap. Even with a big recognize company or a small company what the most important is responsible and updates to the owner of the house. Some companies be it well established companies or contractors after signing of the documents they start to roll the ball around. These start to get happen everywhere. So be careful and look around for more options and compared. Do more homework before going to the IDs or contactor and ask some questions to seek their 2nd opinion. Some of them when you ask more questions they cannot tolerate and start to bit around the bush. This type of IDs or contractor can just forget about it. Beware.
