  5. Shawncck, Pardon me... I don't quote understand the u channel. Do you mind to take pix of the whole kitchen glass and show me? I am also meeting the metal and wood carpentry later whereby he is bringing me to a unit which he just renovated. Believe he want me to see his workmanship. Anyone had tried metal and wood carpentry? Any review comment about their workmanship and service?
  6. Ricsu, Hmm..i do have some in mind but have not confirm them yet. my 1st appointment only 30 Sep. So is still early but i due to my ZERO experience in renovation, i have no choice but to find out in more details & even pre-alert 1 contractor on/off that i will be using his service soon..a bit kaisi but i have no choice cos the seller's maybe wil be delaying in moving out so i also need to plan to arrange the contractor to go up to the seller's house to see see look look when the seller's is in. I am super KAISU but i really have no choice cos i could left only 3 weeks + for my renovation. thanks for your inputs. is precious for me! at least i have some idea of what to do..

  8. I was just trying my luck. Is ok. Since I confirm going direct to contractor. Maybe can use his old posting as a guideline. Now is 2011, so I top up 20-30% on his price he obtained direct from tho co. For my own reference. LOL..

  10. Anyone had experience to get the buyer's to write a letter saying they will change the window & window grill during the renovation? So that me the Seller's no need to employ the contractor to fix the angel strip' & pay $180/- ! And at the end of the day, it will all be hack away by the new buyer's.. Aarrggg!! Is like money throw into the drain !!
  11. Town council man arrange to check my house window and said my window failed cos without the angel strip. So i need to get a contractor to do it and contractor will provide me with the FORM B for me to submit. He then recommded me his contractor saying the cost is cheap. Less then $200 ! I said my buyer's will be renovating the whole place when they move in. Still have to fix??? He said is a MUST.. Arrggg!!! Anyone has a any recommendation of the contractor to do just my house window ??

  13. Hi to all expertist, I am planning to be my own ID for my new coming 5room flat due to budget constraint. My floor plan.. Another reason why i want to be my own ID is i afraid by using 1 contractor for the whole house, there will be delay in my renovation if the contractor's has a lot of project on hand. My renovation work maybe can only start on the 2nd Dec and to be complete by 31st Dec!! :bangwall: Since i am not working, so maybe i should give it a try? But i know will be quite ' siong' cos i got to travel from west to East by train. also am planning to engage different contractors doing different works. Example : 1) Hacking for the whole house + flooring - Contractor A 2) Electrical - Contractor B 3) Carpentry - Contractor C 4) Window Grill - Contractor D 5) Painting for the whole flat - Contractor E Not a good plan right Assume i insists to use the above different contractors, what are the things i need to take note? And which to start first ? correct me if i'm wrong..cos i need to plan my own time table & in order to co-ordinate with the various contractors. Day 1 : Hacking for the whole house + dismantle all the kitchen cabinet & toilet cupboards ( require 3 days ? ) Day 2 : Hacking work Day 3 : Hacking work Day 4 : Waterproofing + cement for the whole house approx 7 days ?   14. HI, Anyone had went to though shop houses located at Queensway ( near Alexandra village market) for bathroom & lighting accessories? I just went for a walk to take a look at the lighting. ( No chance to take picture.) The shop over there do sell quite grand lighting. Some can cost upto $1K & above. Also went to to this shop call ' DIY Bathroom + fans ". Sales lady not so friendly but their stainless steel stuff are consider pretty cheap. Mostly less then $100 for towel hanger & bars. Wonder all these shop consider ' cheap' as compare to though in Geylang or Bendemeer and etc etc..

  17. Thanks for the kind words. I also helping myself too since I am doing contra for my new flat. I'm not that sweet lah. ( blush ) partly becos they reminded me when hubby & I also having financial difficulties when buying a flat 5 years ago. And the seller's sold to us below valuation! And since I am able to sell above valuation + COV, I am contented. So by giving up a few thousand dollars. is actually not that much if can let the young couple's save it for their furniture. But most importantly, we had found a sincere buyer's who love our current unit so much!
  18. Hi hi!! Sold! But COV only 36K. LOL!!' initially someone offered 38K but I accept the lower COV from a young couple's who been searching for a flat for quite a while. And they just married and desperatly need a house of their own. So I agreed to let go $36K COV. They came 3 times to view my flat and I can feel their sincerity. Agent initially ask me to hold on cos there are still buyer's waiting to view my flat but dunno why I just want to sell to this young couple's. LOL..
