yup..tts for my laundry area and also fridge beside the kitchen sink do the island laa...cos other hdb hse diff to create an island eh..either kitchen too small or layout too odd currently, the seller had install aircon at the living rm so i save $$$ for tt area..but hate seeing 2 compressor at balcony Only at the full height wardrobe area..but the one facing the window is a short 1..like a dressing table so that there still natural lighting ya lor no natural light but for ventilation, i think, have to create one at the top of the door My WC at Bath 1 is actual location eh..i cant change..& due to this i have to change the layout to really make use of the area my contractor at 1st he say have to measure everything but i able to convince him sure can make it..kekeke..& after site measurement now he cfrm can do..but up to HDB approval.. under d staircase will definately do a box up.. as for my storage..kekeke..all my cabinets is full height except for island & cabinet nx to fridge will be norm height..so a lot of storage rite other 2 bedroom, we intend to do a wiw for my daughter room (bedroom 2) tho she sleep wif us..but its best to have everything ready for her once she grow up. as for bedroom 3, we might make it as our tv/family room or mayb for my parents if they want to stay with us

I like ur new area..clean and very quiet, we did try to find a unit over there but the price is too high for us
-
sure faint! they charge you extra i guess.. if you were to calculate as each point, can say that they charge you extra $10-$20 or mayb more each. compare urs and mine as per point: Lighting - urs $40, mine $30 13A SSO (1 gang) - urs $90, mine $50 13A SSO (2gang) - urs $120, mine $70 SCV - urs $120, mine $100 Tel - urs $80, mine $40 Heater point - urs $120, mine $90 Tips* - Hob, Hood & Microwave u can jus use normal 13A SSO.. from this 3 points, u can already save a lot of $$$
-
u meeting alex tonite? ..den u can tell me how much he charge u.. we called him before & as norm he need to go down site for measurement..since urs same as mine..den I can get the rough figure he quote u. We more or less confirm our contractor too but still haven't sign anything with him unless he willing to bring down the price..& my contractor is not that well known..but i guess workmanship is very important. U still keep ur utility area? Mine, i will hack down the wall n also part of the kitchen wall..prefer my kitchen to be big..

I prefer Kronotex (mammut) for its wood feel, natural wood look and also it is extra long then normal type.. dont really like d smooth surface feeling you can check their website here http://www.kronotex.com/cms/Products/Mammut/0716314358.html falled in love with D2462 colour thus we choose this for our bedrooms

We used Excel flooring since 2004 for whole house except kitchen & toilets gd thing abt Excel is their Anti-Water Series..true when we mop our laminate its like nobody business..we do wash the floor sometimes when it got too dirty.. BUT their after service sale is s**k.. call them a few times but never pickup. So now for our new house we engaged Kronotex..cos we know they hav been long in this industry.. if you want to get a quotation jus PM me & i will give you the salesman name & contact no.

Being Played Out By Seller's Agent...
LADY_R replied to emobebe's topic in Housing Rules, Policies and Procedures
Unless both party agree b4 the signing of the OTP If the bridging loan fail & your buyer still looking around, they still have to proceed with the sale of the house. What your agent can do is, they can do the submission now but ask them to choose a later date..in another word, you have book the specific 1st appt date for them. In my case, we have to wait for our seller as they intend to go for contra, therefore after 7 days cooling period, our agents booked the 1st appointment date for us and she booked 30days later as to let seller find their new house..and what I can say is we are quite fortunate as they able to find their house in time thus no change of 1st appt date booked by our agent. I hope this able to help you, btw asked your agent to do the work for you, dont jus let them laz around and end of the day receive a big fat cheque -
Any movers to recommend?
LADY_R replied to koras's topic in Renovation Contractors, Interior Designers & Suppliers Reviews
hmm..funny lei..last time when they come to my hse for quotation, they charge me $900.. items are 15 boxes, 1 queen size bed & mattress, dining table, tv console, 2 couch, 1 study table, etc. and to store our "barang-barang" at their storage they charge us $600 per mth (which to us is way too expensive for us as we need a storage for 4mths while waiting for our keys & renovation) & they dont allowed us to access to their storage area. And lucky me, I work near their place & warehouse..so everyday while walking to office I can see their warehouse and tsk..tsk..tsk..their warehouse really need a renovation ~ windows broken..no aircon..and can see things being stack anyhow.. So currently we stored all our furniture at Extraspace IMM.. Service is price is also reasonable..deposit (refundable) $511, 1st mth $1..subsequence mth less than $400..any time can access & they recommend us a mover who knows very well abt extraspace layout and sizes.. the mover charge us $700 no matter how many trips they have to make. Anyone interested you can call ALBERT of 101MOVERs @ 90888890 a vry friendly chap -
Flat Inspection Before Completion Date
LADY_R replied to skyvers's topic in HDB New/Resale Flats, Executive Condominiums
yup..we didnt allowed them bcos the house was so messy with boxes & other stuff.. Even the toilet lights blow and MBR light flicker they asked us to rectify and change for them ..worst..they ask us to buy battery for the fan controller!!! They are lucky as my husband is the quiet type guy who didnt like to find any fault with others..and my husband just change the lights and buy battery for them.. I just pity my neighbours.. But always believe in karma..as what goes around comes around..and may they find a worse buyer than them when they want to sell that house in future -
Flat Inspection Before Completion Date
LADY_R replied to skyvers's topic in HDB New/Resale Flats, Executive Condominiums
Hi Skyvers, I do encounter such situation, but I'm on the seller side not buyer. My husband & I love our previous house and we really took good care of it. And we thought that we get a good buyer who will love our house just like we do. I guess we are wrong. 1st viewing, no problem same goes for 2nd viewing and 1st appointment...but things started to fall out when i don't agree to allowed buyer to bring their contractor to my house for measurement..and on 2nd appointment (its in the afternoon), morning we let them do their final inspection. And too bad both of us need to work so my agent handle everything for us. As what my agent told me, the moment this couple step their foot in they checked every power point which to me is crazy!!! they try to find every single fault..which to our understanding..its a wear & tear items. they list down 20+ items..e.g cabinet door cannot close properly, sliding door between kitchen cannot lock n the list goes on. They even threaten us that they not going to be at HDB for 2nd appointment. But at last they still have to be there as our HDB Officer called them & asked them to sign if not they have to pay for the interest. As what the Officer told us, you supposed to check everything in working condition when you view for 2nd viewing and before 1st appointment. Final inspection is only to verify that they have moved out every single things of their items. But 1st of all... to us..a house is also like a living things, they need to be love.. so you have to love the house that you buying..then only you will feel satisfied & happy Good luck on your coming renovation
