hahahaha... just teasing both of you lah. For mirror, i haven't think of what i want to do yet..... my contractor says will help me do it also but i don't know how to do it nicely for a more classy feel. Want to put near my photo wall and able to shine off my crystal dining lights..... as for coffee table, thinking of one but must match my sofa.. and my sofa is old. must change sofa first before getting the coffee table. maybe give the sub con number lah... next time want to do, can call. He will take job of just 1-2 pieces of furniture, right? -
stamp duty will be 1 week after 1st appt if i remember correctly. Lawyers fees is same time as deduction from CPF for that 15% downpayment

customised one are always nice... cos you can choose the laminate yourself and better quality as its not mass production where quality might not be so strigent. makes me want to do one coffee table too.. hahaha.... -
i love the book shelves..... just like a mini library.... reminds me of those halls in England uni where its all bricks wall with lots of shelves! But yours is definitely much nicer as the shelves are not aligned at the same place........ makes it much more interesting!

i think water marks will be very obvious on black tiles.... but if brown or grey, then will not be so obvious. -

i prefer to have the mirror above the skirting.... the frame would not look as nice if all the way to the floor.... well, that is what i feel lah. hehehehe... -

Ops... hate it when HDB reject hacking! since its not bold line, why reject? mine also applied 3 times only approved. Went hdb and talk to the officer in charge with a lot of "teah"-ing. i also looking for new sofa..... show pic if you go there again. everyone think its nice except your family? haahhahaha..... but it does look weird to have the tracks at different height.

Stay positive lah.... its a learning experience for you. maybe you didn't stay in many different flats before in HDB (all along stays with family?). after this time, you will know what works and what doesn't loh. then you can plan better... but i have to say, not all reno will have things changes..... mine are quite smooth and everything i bought are fitting just nicely into place..... hehehehe... maybe i am lucky! if hdb reject, just give them a call and say that if you hire PE, whether its ok. I heard hiring PE is about $300 but i have no names to help you. go search on this forum because some ppl hire PE before.

Yes, stamp fees and lawyer' fees can be from CPF. Mine uses CPF for both too. For lawyer's fees, it can range from 1000-3000 dollars. But when you get bank loan, they will subsidise a certain % of your loan amt. for mine, it was near to $1500 but part was subsidised by bank.

most important abt basin is the depth or else the water will splash out everywhere.... even small basin that are deep enough would be more useful.

i took bank loan so i am not sure how it works for HDB loan. But for bank loan, you don't need to pay anything during 1st appt. After the 1st appt, then you need to go to lawyer (you can find yr own or ask the bank you took loan from to intro one to you). At the lawyer firm, you need to specify how much cash (min 5% cash + COV) you will be using, how much CPF you will be using and how much you taking the loan (which is also the same info you given to bank when you sign the letter of acceptance for bank loan). About 1 week before the 2nd appt, you have to prepare a cheque for the cash portion to the lawyer (payable to the law firm, not the seller). Then the remaining 15% (or more depending on what you specify to bank/lawyer) would be from CPF. You will see your CPF amt suddenly becomes very little abt 1 week before the 2nd appt too. During 2nd appt, a rep from the law firm will be there to pass 2 cheques to HDB officer. One of the valuation amt and another of the COV. HDB also would issue cheque to the seller which i am not sure how it works as i never sell any hdb before.
