Hi Jolene, not sure whether your fridge has been delivered but my 1st choice was a French door fridge. Then I realised it can't go through my main door. You better check whether this can go through your main door or not.

you don't need to go ICA. all you need is to go to any police post / police station with proof of address. you can do it now, then you can take the letter from hdb to state that you are the owner of the flat to show the police as proof of address. but as you stated, you are still staying with parents, then you are not staying at the flat yet so you might not want to change the address yet. if that is the case, you can wait till you finish your reno, change address for your mobile phone bill or subscription to internet bill as proof to police after you move in. for me, i use the hdb letter to change my address as changing the address with hdb letter is easier. I go check on the reno few times a week so not a problem for me to change address and inform all banks etc to the new address. that way, i have quite a lot of time to make sure all letters will go new address. -
master bedroom usually 900-1000 for good location, abt 700-900 for not so good location. common room around 600-800 but utility room less than 500. So charging 1400 for common room + utility room is reasonable. And renting rooms usually incl utilities unless have aircon. this is provided you are living there. If you are not living there but just lock the master bedroom (might be illegal, have to know more details to know) then would considered as renting out the whole flat then 1400 might be a bit below market price.

If you write up agreement, then based on agreement is when you can increase the rental. Most probably yearly basis.

Rental is depending on how close you are with your friend. Friendship have no value.... If they are staying with you as we'll, then freedom also have no value. But if you meant market price, then I think whether you living there or not. If you live there, then 1400 seem reasonable. But if they have whole flat, then 1400 is too cheap.

Flat Inspection Before Completion Date

I can't really remember but buyer must have inspection of the flat before completion as after that, buyer cannot complain abt the flat to hdb. It's sold as you see it.... So anything not ok, before completion must say. -
I paid 3300 for 3 rooms so I paid more.

i don't think its MHI aircon problem. I using it for nearly 2 years and mae29 also using it longer than me. i think ours are ok.... i just did simple cleaning on my own.....

You check and see anyone willing to sell their main door. Some going to replace main door but the old one still good condition. Mine was really good and my contractor says a waste to throw but no choice cos I wanted a new laminated door.

Don't blame everything to hdb. When buying, we have to check everything. After years, door that keep using might have wear and tear from sun and rain.

i know your counter top is solid top. your dining have top portion and side portion since i see black all over..... so the top to side, have a joint. how is it?

If you using front load then you better check whether the detergent you buy can use it. Front load washer cannot use those with a lot of suds.

there will be some scratches here and there.... since its white, can't really see it unless its a bad scratch. mine was very minimal. anyway, after 2-3 years, you can get ppl to polish it again. for mine, after nearly 2 years, still not much scratches so i think i can leave it as it is.
