hahhaah..i think she bought it quite cheap in vietnam. i think less than SGD50. hahahaaa... cos initially i told her, not more than 50. so she bought it then told me she will give me as house warming gift. ya, i am afraid of not enough work top. that is why i make such a long one. really happy that i have that big long island or else i know for sure, not enough for baking. and i can have steamboat (2 pot) for my friends which is about 25 of us. the island is enough for all of us to stand ard.

ya, i know quite common that people ask for 30 or 60 days extension. to find one without needing extension is not easy as well. so really depends on whether you want to take the risk. for me, i ddin't want. so i extended the completion date. 2 cases i know : case 1 : my friend extended for the family to stay 60 days. end of 60 days, they want 30 days more. then the family still don't want ot move out as they have no money so my friend have to give them 2-3k so they move out and rent another place. my friend have no choice as her other flat also need to hand over. case 2 : told by the HDB officer when i went for the HDB resale seminar. the officer said the worst case he have encounter was the lady of the house committed suicide the day before handover. and buyer cannot say, don't want to buy as its already after completion and the flat official is the buyer. and yet, this happen so buyer also don't want to move in.

i can tell you what i know: 3rm in yishun, not near mrt (got to take feeder for 4 bus stops) - cov paid by my friend $35k. 3rd floor and quite original condition. - bought early this year 4rm near YCK - cov $40-$50k for those blocks 6xx -

its ok lah.. only 16 flats. i have view over 100 when i was looking for condo to buy. then gave up cos view so many and non suitable. so keep on looking and don't give up. the right one will come along! -

ok, if its just recently (fyi : i always check resale prices using that as well but whatever you check on, i won't know cos what you copy is just the website, not what you check on ie i don't know area you check on) ya, some sellers still have high expectation thus the high COV. they might not be urgently trying to sell too so can delay until the right buyer comes along. if your hubby will regret, then look for others. -
ya i know..... its life little pleasure to be able to enjoy some relaxing time in front of tv.

You are right, the valuation already taken into consideration the location, the condition of the block + flat, the last transaction price etc etc. COV is basically the "want" of the seller. Who don't want to sell as high as they can get? that is why they are asking for 45k COV. I also think that anything more than 30k is a lot. we always say that buying a flat have to depends on feel, if you really like it and you sure you like it, then don't think so much. go for it! dont go for it cos you are fatigue from viewing flats..... You say that average selling price was $420k to $440k but how long ago was this? if its a long while ago, then price would have increase. COV is not as bad as previously but i still think its quite bad. no reno and very old condition also asking for $40k COV. -
my tv quite cheap leh... hahahahaha... 55" for less than $3k. now can get 60" for less than $3k leh.

TV must get as big as possible.... if can get 60" its even better. hehehe... never mind, your 46" can use for 1 year then upgrade.

Take note whether the platform is near any windows. The platform cannot be less than 1m from top of platform to window sill. If the platform is not against windows, then no limit (although recommended in hdb website is 2.4m to the ceiling)

i guess i am lucky then since i am the only one cooking so i know i will wipe it. hehehee... white definitely looks more clean cos i am very afraid to prepare food in unknown cleaniness. hahahaah...

i think wiping it when its visible is easier to do than to let the dirt accumulate then you have to scrub and use all kind of stuff to clean it. isn't that more difficult? i don't think it will get yellowish so soon. especially if you keep wiping it.... white clothes get yellowish cos seldom wash. or else, will not turn yellowish at all

white kitchen is not difficult to maintain. its easier to maintain as any dirt, you will see it and clean it immediately. so over time, you will always maintain it in clean look. but if you choose darker colour, you will not realise when its dirty and it might accumulate until a point that you need to scrub hard to remove the dirt.

they could have reason on why they want to stay longer. maybe they need to wait for their new flat to be ready. But they are not able to delay 1st appt as they need the money from selling this flat to pay for the next. Delay 1st appt = delay 2nd appt = money got delay too stay after completion = money in bank / cpf, stay free for 2 months. As a buyer, HDB always advise not to have such agreement to seller to stay after completion. cos officially, the flat is yours after completion. if anything happens during these 60 days, then the buyer will be responsible, not seller.

No matter how many variety, what you make is definitely different from what you can buy. My durian ice cream taste much better than those outside. And cheaper too. Hmmmm.... I know which one you mean. Not sure whether such thing available or not. Can search online.

Maybe because you are not doing a lot so need to charge higher to get more profit for spending time on your Reno?
