FLAT INSPECTION As my 2nd appointment/completion is approaching, one of the task required is to make sure the flat is in good condition and whatever was listed to be left behind by the seller are there as well. Actually, my request was to move everything, every single thing!!! except for kitchen cabinets, of course and other fittings like sink, toilet bowls etc. So, i went over during lunch and it took me 20 mins, door to door, from office to my new place. Then realised the town council is painting the block... hhmmmm... signs of election coming? I don't mind new coat of paint on the exterior and i will get new paint in my interior. All in good timing... hahahahaah..... Took me 15 mins to look around... nothing is left behind.... except for some wooden doors from wardrobe which the seller says the guys will come to clear by tomorrow. basically by completion, its in the conditions agreed, as stipulated by HDB too. Oh... seller also gave me a set of keys just in case these few days i want to go have a look.... hahahahaha..... then went over the seller's new flat at City view! Very condo style..... but it will not be my choice of flat. I prefer the one that the seller is selling to me.

seem like all your post reno problems have to do with water!! its either piping or aircon. Everything will be rectified soon... no need to worry about those boxed up pipes lah....

My CRT have been in used for since March 2004!!! already 7 years.... its quite good condition too. Also during that time, plasma was not common and super expensive. SMALL INCIDENT I hate moving, i really REALLY hate moving. I have been moving every 1-2 years for the past 17 years. So for this time, i am moving into my own flat and hopefully no more moving for at least 10 years or so. Accumulated quite a bit of stuff over the years as well and one of it is this big 29" CRT TV. I guess no one uses such TVs anymore. This TV is a white elephant in my living room as most of the time i am watching tv in my bedroom. So i gave it away to a good friend of mine. Both of us trying to carry this 70kg elephant down from 3rd floor. WOW!!! its really not an easy task. Slowly step by step we go down the stairs.... there is no lift yet at my block. I should say it was quite smooth except for a slipped step (slippery floor), cut into my fingers and a strained on my back.

Fees payable to HDB if taking bank loan : NA (you read carefully). You should be looking at fees payable to Commissioner of Stamp Duties or Registry of Land Titles and Deeds. Basically the calculation if above $360k, will be purchase price x 3% - $5400. Yours will be $500k x 3% =$15000 then -$5400 = $9600.

oh.... thick black ones will only be there after being accumulated after a while. to avoid that, must always clean the place loh..... when your reno going to finish? when you plan for the curtains to be installed?

Legal fees after subsidised by bank will be paid via CPF... the same for stamp duties. Only if you are purchasing private properties, then you have to pay stamp duties upfront then you will get refund from CPF for stamp duties into your bank account directly. Yes, your calculation is correct. Plus you need to pay property taxes to the seller on the day of completion (ie 2nd appt). HDB will inform your lawyer the amount and either you can pay cash to seller or you can pay to lawyer and they will pay on behalf of you. for me, i choose to pay directly to seller on 2nd appt.

oh.. got materials that will not trap dusts? i got to go have a look... hahahaha..... i guess curtains can leave to the last? i haven't even started choosing where to buy curtains yet..... ya, i will also won't iron curtains... just wash and hang it up again lah. but if you really want to have it nicely done, there are service where they will take it down for you then wash and iron and put up again for you. i think costs abt 200+ for whole house. hehehhehe..... i think i will hire part time maid to do that for me.

got lah... still got LCD.... just that its very very cheap now. 42" LCD for 700+? haahhaha... crazy, right? but bigger size tv still quite ex. don't know why..... for 60" tv, i still need to pay abt 5k. for roller blind, you just need to take a wet cloth and wipe it.... no washing....

if i am you, i will choose ikea coffee table.... like you, i think the one from cellini is very bulky... but for tv console, its nicer to get the one from cellini. i think ikea's book shelf as tv console might not be suitable

i am ok for this sunday afternoon.... my service will end abt 1pm then lunch etc.... maybe abt 4-5pm?

if yours is only 4.6m, then maybe no need to have 6 panels.... the pic i shown you, its 6m so 1 panel is about 1m. i don't know how much it cost..... difficult to calculate when its all a total cost of reno. then i think WPC is good enough lah.... of course with this, its nicer looking as its suit the wood decking if you are doing that as well. the area just outside the door are sheltered but its like very very high.... if rain then will get wet also loh. yup, saw the chat between both of you. sorry, i am not into HTS. To me, as long i have a big tv that i can enjoy my drama series, i am happy enough. hehehehe....

i have pm-ed you. I know what you mean... curtains are nicer but then more difficult to maintain. i did think of roller blinds too but then in the end i think i will still get curtains as i prefer the soft flowing feel that curtains give. ok, i will go MGL to have a look and hopefully as my place is quite small, the curtains won't cost me more than 1.2k.

the doors are really nice... i love it!!! its quite easy to maintain, no problem at all at my house. But after 3-4 years, need to varnish again. its not big deal and easy to do..... why not do pebble wash like reglxt? maybe cheaper than wood decking? what is WPC 6-panel? any pic to show? tangerinez was also at adelphi today.... maybe you bumped into her? hope your wedding banquet have been more or less decided??

i know how it feels.... doing it alone feels more difficult than when there are 2 person to discuss it together. everyone also wants hassle free reno but i think its not easy. Just bear with it for few months then you can relax..... hang in there, ok?

ya, i didn't know that mirror also can cost so much.... really crazy... hehehee.... 500+ samples? how long you were that? i think i look at 100+ already my eyes will go crazy. Does it incl all the railings etc? when they will come to install? can i walk over to see yours when its done? i think i will always be around BK area since my reno going to start soon too.

I guess getting from SC would be a good choice.... i know carry baby for whole day is not easy at all. especially if your baby is getting cranky.... you better rest well. I heard some good recommendation about MGL curtains... also near to me so i guess i can also get from them lah. but my budget is less, only $1.2k leh.
