sure have to. unless you cook up cock and bull story that you need to sell the flat within 5yrs due to blah blah reasons. from my personal experience, it works. but cannot teach you how I did it. Friend's property has a potential buyer who still has about 6 months into maturity of the occupancy period. buyer went to HDB ask for approval, HDB agree to allow buyer to exercise OTP, BUT completion has to be after the 6th month.

Maybe can buy: exercise option and completion in 4yrs upon fulfilling minimum occupancy period.

Since u already found the problem to the leakage, just repair it urself. no point seeking HDB, they are not going to repair for u FOC. Sometimes when buying Zero COV or Below Valuation, it could be an indication of a lemon which couldnt be rectified.

It is all about choices and timing, but all these are within our control. I've fulfilled my dream within 1yr. quite fun to owned a 1700sqft flat in my life. An ang moh was puzzled why are the aging locals like to impose on their kids, especially putting up under the same roof... I have no answer for him..

At this point of time, HDB Flats are just too expensive to buy. This hike is to help those who paid > $400k for a EM to break loose with min losses. With the COV, wouldnt it be wiser to use it on a 5% cash downpayment for a 99 pte property or EC ? lesser restrictions impose on such properties, no min occupancy period, no rental restrictions. Singaporeans is very forgetful, didnt the see the cycle coming back again.

If u paid in Full, you will get $200k back when u sell it. If u are on 80% loan, my estimation is u will get approximately $90k back in CPF and Cash Proceeds. -
Back to your original topic, Have you considered Mt. Alvernia.? I was born there, so is my daughter. Waiting room and delivery suite are all-in-one. attached bath as well Single bed class allows the husband to room in at a minimal charge. The Nuns will bring the babies to chapel for blessings.

Sale was agreed on lump sum. Told my agent to market it, filter out all the non-potential. So 1 day this buyer came by and love it at 1st sight. Buyer is buying in full, no loan involve,but since utilising CPF, hence valuation was required. Actually he offered us val +20k, we didn't accept it since we didn't have a valuation done. Later he came back with a lump sum offer, knowing suitation not to our benefit, we let it go fast. Anyway, my neighborhood estate will have to thank me for setting a record. Can, nothing is impossible. The agent will have to know how to approach. -

only $305k heeehee. Valuer was late, I gave her a kana-chee. that's why so low. Anyway it is none of my concern since mine is a positive sale.., but buyer panick, wrote to HDB appeal for a higher value. I dump the flat foresee the downtrend of valuation but an increase in cash. Buyer act rich, so let him be real this round. They even exercise and submitted the resale application before valuation was done, so to get a date for the enhance contra case. Now he really blueblack eye as he anticipated the valuation to be $330-340k I already have 1 unit at Wxxxxxxxxx, still want to buy another similar one..? a bit kum-chek Recent transaction is about $423psf, compared to what I paid $320psf, if can sell is laughing my way to the bank. The outlook is unclear, so better to do somemore homework. Hear-say lao-lee bought a unit at Sentosa Cove, anyone knows.? -

I was personally in touch with the seller of my existing condo, the neg was bad as both parties doesn't want to give way and yet both don't want to lose each other. Have no choice but to get an agent into the picture, the deal went thru smoothly, seller was also happy to pay the agent some $1.5k of comm for helping to seal the deal eventhough buyer is not paying comm. -

I was in that situation, I told the sole agent that he know represents me and don't ask me to pay a higher price. It is his duty to convey my offer and up to seller's discretion to agree to the price. As much as he wanted to help the seller cut losses, he accepted only 1% comm from seller and rebate $500 in cash to them. I agree good agents are hard to come by. There is still room to improve your networking. May I ask you, ask a layman, how many times of HDB and Private transactions, regardless of new or resale or even rental have u experience.? Congrats, the agent see you up, thinking you can pay loh. Who knows at the end of the discussion, just another ..... -

For HDB case, on the option, there will be a xx days mention for application to be submitted. If the xx days have exceeded, then you can claim against the seller for delays. -

Let me correct you, if you like the flat, make an offer to the agent that is representing the seller. It is the agent responsibility to convey your offer. You may get back fired by making an direct offer to seller. 1) There may not be any chemistry between seller and buyer, where agent can come in to patch things. 2) If offer too low, agent may help you convince seller to sell. When we sell a house, a good agent will advice owner to excuse themselves during the viewing, this will transform into a more spacious home. He may be cooking stories to your advantage. -

"If" the sale is really that smooth sailing, then you can try to DIY. Not all case are that smooth. Dont be so black hearted, if no one buys that house, meaning it doesn't meet majority's eyes, so you may be ending up a with lemon. Other buyers may be either paying up in full, or contra facility which may not require any in-principal loan approval. What are you going to ask next, "why should I be paying for the valuation report made by seller?" fingers never kenna burnt before, dunno the pain. Didnt they ever ask themselves, why on earth is there a profession "Property Agent".? BTW, it is not compulsory to pay 1% buyer comm for HDB flats, it is just an industrial practice. I would neg for a lower rate and make everyone happy, and sit back be served. -

u do have a choice. it is up to you. Nothing is free, got to learn things to hard way or pay someone to do the job. We dont blindly pay the agent the 1%. This 1% dont just end after u sign the OTP. -
