  1. This only applies to flippers. "No money, don't flip" For upgrading and 1st time buyers, all not affected. So long selling option exercised, banks will loan 80%. Paint a scenerio, if a person already sold his existing house (and buyer exercise option), the seller will rush into the market and buy, but due to time constraint and lack of choices for ready homes, he may pay a higher price... in the end, prices will still inch up.
  2. Buying votes for the coming GE..? LOL You are right that it is targetting at flippers. Flippers make money, govt also make (a bigger share via SSD). Wanna cool the property, implement a MOP on private pte and stop PRC from buying. PRC are cash rich, they take very little mortgage....
  3. Ask parent to sell you + new owner cheap (pay lesser stamp duty), the sales proceeds given to your parents used to reconstruct....
  4. Drafting a will is cheaper, since it is fully paid, dont see the need of the additional ownership.
  5. be it 99 or 999 or FH. just buy one that we can afford or even able to service any mortgage during bad times.
  6. I selected my unit in May 1997, got it in 2000 TOP, sold it off in 2005, and they were plenty EAs left over for walkin. Wonder when does the leasehold starts.?
  7. Try Elba, they are not bad. Cheap and good. i bought my Elba Washer and Dryer with stacking kit for $760 2 yrs back. so u can rought estimate the cost now.
  8. If you hired a property agent, ask him or her to go and settle the cheque.
  9. There is no gains without dirty your own hands. A typical investment property loan of 80% of the 1mil value. $800k over 10yrs @ 3% ~ $7,700 monthly or $92,400 yearly If you able to offset the interest amount with rental deposits, even better. If one can afford a fire sales discount, why not? human mankind has been that cheapskate when it comes to discounts. I am not qualified to teach, just sharing session.
  10. Surprisingly gut feeling works better for me. Opportunity comes and goes really fast, sometimes it doesn't allow you to accumulate sufficient to execute. Hence we take the shortest time to recover this opportunity cost to give us the full potential of returns. Anyway I'm not a FD person. It is 1mil property, u taking 100% loan? I don't need to feed u a financial calculator, right? Why can't you buy and sell with a click of a button? it is about how much hard cash you have to utilize. Gut feeling don't need option period, conveyancing is faster using cash payment.
  11. The railing @ the recess can be removed. I've done it before.
  12. polishing is ur personal desire. got lots of types of polishing methods, should range between 500 - 600. i suggest u polish first than paint.
  13. a better idea is to really buy a unit that serves ur needs.
  14. U can rest anything on the bay, but don't fall out of the window or onto the floor.
  15. Previously, your recess area seperates the corridor with grilles, thus it still looks spacious. by errecting a wall, you indirectly made them look smaller.
  16. Don't be tricked by floor plans. once bed goes in, you won't see much space, once wall hung TV goes in. there goes another 6". If I'm in your shoes, would prolly include the study rooom into the MBR.
  17. Tiny space doesnt mean it is lousy. I have put up in 1173sqft, 1453sqft, 1700sqft (HDB) and finally 926sqft within a span of last 5years. And I like my 926sqft most. Most important is to plan your storage area correctly. Avoid false ceiling as it will make your home look even smaller. a few pieces of good lighting will be sufficient.
  18. Big place. We did the same by shifting the main entrance to the start of the recess area in our previous EM. That actually made our immediate neighbour smack right at a corner, which made them very unhappy. So becareful.
  19. got all my stuffs from Equip Design. No regrets. having sale now.
  20. Penthouse in the east have only chinese girls... joking... Majority of the 2 storey units should have their bedrooms all on 2nd level. unless u are looking for solely a masterroom.? not a Easterner, can't comment much.
  21. Modern pple has indulge in too much credit. The greed over that "immediate yield" makes them think they can roll even better, but gets nothing out in the end. They call themselves smart investors. You just reminded how my grandpa started stocking up gold bars in his safe half a century ago.
  22. If I'm the 100k pa earner, it only take me 10yrs and 5yrs to pay up that 1mil property. I will be able to save 15yrs and 20yrs of interest respectively. I think my money will be smarter.!!
  23. talking about soundbars, seems like only philips have all in one soundbar. perhaps it is still under patent. Philips are mass market producer, but the quality ones are the Cineos range. The HST8140 8100 are Cineos top range. My 5yr olds 30" & 17" Philips LCDs are all the 9000 series, both all my newer 5000 & 7000 series can't match. You cannot just pour cold water on those 2 brands, if you have a proper room, you still can position and tune the sound to its best. I used to have Rockfords, Bazooka, CDTs, Focal in my previous car and nothing beats my current McIntosh setup, eventhough it is "cheap" McIntosh" speakers. I have both Bose Lifestyle but the Wave systems in my room but the latter sounds better to me. It all depends the type of music and source of media. What do you think of Tag McLaren system? just a poser.?
