  1. Just my 2 cents. Have been using this Mitsubishi 3 doors fridge with Rotary Compressor made in Japan for 20++ yrs . It had transit to 3 homes and had serve us well,sadly now it is due for replacement . The fridge door had crack causing condesation at the handle. Over it first decade, it had breakdown once. Was advised by the repair man to repair it rather to replace it because of the japan motor it used. He guaranteed after overhaul the sensor and changing the rubber seal at the doors, it will work for another 10 yrs which it did. The compressor is as per advertise, very slient till date and still going strong. Was stunt by the Panasonic fridge compressor motor sound when it activate while drinking water. Believed the fridge was made in Malaysia. All the above are my personal experiences. Now looking at the Hitachi R-A6200S made in Japan for replacement, would appreciate if anyone using would feedback or pm me about the motor noise. The Hitachi model not from japan motor is having the same level of loudness as the Panasonic. Thanks
  2. Hmmm....ok see your point. No for the same house, same type, same location, same flr. Commited earlier would have result house unaffordable.I tried similiar type of house, different location, COV would still stay high and people still buy. For example, some month ago. saw unit C, asking 80K COV. Mature estate, full amenities. Offered 60K till 75K, still don't burged and compromise. Price too high thinking only sucker will buy, guess what ? Someone in my working place actually bite 80K and OTP the house a week later. I just wished it will be a smooth tanscation for him, as last known the house was under 4 names and a divorce case. I pity the uncle and auntie as their son is divorcing and they were forced to sell the house. At least for me the lessons learnt from the house hunting were 1) Every house have a story behind it. Find it. 2) Get a house you can afford, like and need. eg. great location 3) Ideal case is win-win situation. A happy ending where every parties is happy and no complication. 4) It is about getting not just a house, but a "dream" house. Your friend maybe a more realistic genuine seller who is willing to let go as long as it is prositive sale. Since it had been delayed twice by buyers. You are right, did another valuation after OTP and value go up by 10K. Empress Dowager was etremely pleased with the new kitchen playground and recess area to grow her aloe vera, curry leaf plant, pandan leaf and Black Face General herb:D Agent friend give up on me, drag so long still don't buy, I told him, I provided him a training ground to sharpen his negotiation skills and didn't charge him training fee...hehe
  3. Errr....COV lower...so I suppose it equate to be paying less for the flat ?
  4. I agreed with Mark, I think you should give your friend another chance to serve you. At very least you know that she will not "gang up" with other unethical agent to smoke you. From my house hunting experiences, most of times the seller are the problematics one, seldom the agent or maybe I have a good agent. Sometimes the house chooses owner as well and it is all about timing. You want fast prepared to pay more. I hunted my house for 9 months, saw this unit A, overbudget, seller not realistic. Saw unit B within budget, go into bidding war, seller not realistic lasted 1 month. Unit sold by another seller's agent. Waited 2 weeks, hopefully don't execute OTP. Unit sold. Waited another 2 weeks, no more units selling in that area, ask agent to check unit A. COV falls within budget, view unit A again. I asked agent to fight for the price I want, even a cents more I can't pay. Tell agents we can end each other agony, buyer agent's 9 months and seller's agent 2 months. When signing OTP, seller ask seller's agent infront of us, thought there is higher offer, why didn't waited for them ? Seller's agent tell seller, it is up to him, the higher offered buyer still waiting for HLE and all other buyers talk only and did not offered check, don't even know whether if they will even come back, but this buyer went all the way back to take check and come back after you agreed to the pricing. All parties smiling, happy ending, all transparents. Other buyers come back with HLE to seller's agent, but unit is sold. FYI, seller's agent is from Pr*****. Get all the documentations/checks ready and happy hunting for your dream house ! Cheers.
