  1. Dear all: I am looking for the entrance handle set for my main door as showing below, any place or shop to recommend? I found one at Plaza Singapura and visited last week, but the price far more beyond my budget, any ideas please? my budget is around S$200, appreciate your help.

  5. hello all: I am planing to do something with my newly bought re sell Condo kitchen 1. the work top: they are solid top white colour and already 7 years, so there are a lot of yellow stains, intially we were planing to just change the top because the cabinets are still in very good condition, but i went to some contractors they told me that is impossible because the solid top and the cabinets are attatched together, so they are unable only to change the solid top for us, and we have to change with the cabinets together (do a new set), so i am wondering is that ture bacause i have no experience in renovation at all, so i am seeking advice from you old folks, if what the contractor told me is true, is there any other things we could do with the top (except polish it coz i don think it will last) to make it look good. 2.the cabinets: they are Laminated and we would like to change the colour, can we re paint them or just paste thoes papers (like wall paper) to make them look new? Thank you all in advance to give me your precious advices.

Thank you ! i But we thought to excerise as early as possible will be good but why last day ?if we give the 4% by the day before last day to our lawer, i mean the check will indicated the date as 29/11/2010, then can seller just claim that they did not bank in our check so my option has gone since as at the last date of OTP the check have not bank in yet? Is " Excerise option date " means the day we give the 4% check to our lawyer and we sign on the OTP ? or the day seller recevied my 4%?

Thanks to you all, based on what ytou guys suggested, i am pretty sure than i have a upper side when goes to legal, IMO the seller just listend to his agent that he could get a higher offer and they were trying their luck, (I did an internet research on the seller based on his position and education level i am pretty sure he is not a liar ^^) anyway i will talk to my lawer tomorrow. P.S : does anyone of you has knowledge about "The Law Society's Conditions of Sale 1999" , what is that ?
  9. We will not pay a single cent more for the house, and I think the seller does not want to talk to us, so we decided proceed to excirse the option before it expires, so what could the seller do ? Can he ask her lawyer not to accpet our check of the 4% ?

I am buying a second hand condo, the seller has issue us the OTP and durly signed, we have not excerise it yet and we are planing to excerise it before the expired date indicated in the OTP , and now the seller wants to back out the OTP and get it back from us by ask the agent to called me, now what should we do ? Go ahead to excerise it ignore him or ask the compensation ? please advice.... thank you.

  12. Hi all when I read all your kinda suggestion really feel touch.... thanks for all the great advices from you all. really appreciate.... My problem is solved , and let me explain more detail on it: 1. I do not have my agent, the agent is seller's agent and i found her adv from website, and she is very very new to this industry, she did not tell me the security deposit that seller is not going to return to me and she simply ask someone else and they told her not to to return deposit is a coommon practice for property selling with tenacy (and she believed it) so she hand over my 1% to seller then comes with the OTP with amendments 2. when i find out what happened actually , i feel its not fair to me. and after a discussion with the agent, she agreed to bear half of the deposit and she admits is her fault , then i took the Advice from Everton split the potential loss and we take 1 month deposit with agent and agreed with the amendments in the OTP and we are going to proceed with it (actually we quite like the property and our intention is still to acquire it). And i do not know what might hgappen again , but so far i think this is the best solution for me, and most importantly i still need your suggestions regard to this. To bepgof: Thanks for the experience shared with me for sell with Tenacy, the tency agreement is going to expired on end of Jun 2011, and our completion date estimated on end of Feb 2011, so after we take over we still have 4 month tenancy with us, but my question is how can i prevent the seller sign another tenancy agreement prior to the completion and what is my disadvantage and his advantage for doing so ? should i put this in the OTP? thank you and your suggestion is important to us. In additon, seller also added 1 cluse in the OTP is that " the purchaser agreed that the seller to remove all the itmes indicated in the inventory list when the tenancy is expired" (our inventory list indicated what are the items seller going to remove but did not put the things they are not going to remove) is there any disadvantage on this ? Please advice ur advices are really important to me , thank you !
  13. Hi all thanks again !!! Actually we gave him the 1% deposit by half cash and half cheque) when he received the 0.5% cash he signed on the Offer to Purchase made to him and he wrote that "will issue the Option To Purchase once received the 0.5% " then second day we passed him the cheque, and in the OTP he also indicated he received the the sum of 1% of option money, i don know wehter it is workable? can he claim that he has not cashed the money yet so not agreed? but he received the cash...

Thanks for all the suggestion you provided, my understanding is that he already agreed the Price and then he regreted , he intended to get some more from us, so he does not wanna transfer the deposit to us which the tenant alsready paid to him 1 year before, in between ,we have not sign on the OTP and what i am worrying is after 14 days this issue has not settle , my 1% will be forfeited. my agent is lack of experiences , she does not know this kind of things, so do you guys suggest me to meet my laywer? thnak you!
