  1. Ay, will it looks ugly to put rice cooker on the dining table ? Just feel a bit funny ley... although its a good idea.... Mmmmm... will have to ponder a bit ; ) It will be a little strategic to see how to put the power point under the table..
  2. Okie, here's the minor touch-up of the plan. Key changes : Remove the full height cabinet on the right side of the hood/hob area. (so that can put rice cooker)won't want to put on the counter top as it might be ugly. ; p The counter top also reduced from 3m to 2.4 meter. Dining table remains at 3m (so that at max, can seat up to 5 a side) I've added a square table. (will only be open if there is MJ session & only with my BLACK MJ tiles :sport-smiley-004: )
  3. Ai ya.... Notice that I don't have a place to put my rice cooker. Will have to do some minor changes again..... Good to talk to more people before finalizing the lay-out / design. Let me do some changes and will share the next version of my layout (don't want to use FINAL liao, SSSzzzzzzzz)
  4. But hor, bo bian ley. When normal days cooking, will use medium / small wok, pans, pots, but during festival season, if my family gather at my house (total 19 pax), everything will need to be large / extra large to cook for everyone (or even heating up ). So all these things adds up lor ; p For me, I also have those things like steamboat set, electrical grill, mini fondue set, etc etc... so mmmmm... need lotsa storage space lor... My current plan is that if I can't store all these in my kitchen, some will have to make way to my utility room..

Have been busy with my own Blog and finally have the chance to 100% read through your 46 page (previously was jumping around) ; p For me, I'm the one buying I will normally have pans of different size (like for fry egg, pan cake, larger for stir fry, wok for big time item). Small pot for noddles etc, larger for soup, even larger for mmmm.. other thing I guess.) Than will have glass pots for microwave / oven, clay type etc... .....Hence I will need more storage. (my wife don't really cook, except Maggie )

  7. Ho ho ho ho... Another fruitful meet-up with an ID Contractor. (He's not really an ID person, but more of an experienced contractor who can understand what owner like me needs We had a real long chat. Suppose to meet at 7pm, but he's early, cause he need to have his dinner ; p So we meet at coffeeshop, officially start discussion time, mmmm say 7.15 pm ba.... than talk talk talk talk talk talk, 11.45pm I actually started with my finalized design, then he give me some advice (think only experience people like him will spot it). (base on my final lay-out, with 1 m space for a fridge, if eventually i switch to a 960mm fridge, I will never be able to pull out the veg tray cause if I flush my fridge with cabinet, the door will not be able to open 180 degree to fully enable the veg tray/drawer to be pull out) than I'll With his experience, and character (always "kenging" to resolve problem or better solution/layout), I benefited ; p Think we had the frequency, just before we ended our session, we kinda continue and chat, than one thing leads to another, all my 3 lay-out diagram. :bow: He also like the ultra long long work-top design and he took out his paper, pencil, calculator, draw, measure, calculate...... Can be done within my budget. He can't see WHY NOT .... Sui... Double confirm, triple confirm... Mai tu liao, pull out 2 more piece of NEW CLEAN piece of floor plan (I dam KS one, once OTP, go online purchase floor plan liao, than print out 20 piece, 10 x A3, 10 x A4... : ) Re-visited the floorplan, draw, where to put what... bingo.... Now waiting for him to review his quotes and hope everything goes well ; ) This should be the final lay-out liao. If got changes will only be the length of the work-top or table.
  8. Had a walk along Geylang today and it is really fruitful. Visited this shop : Homeone Euro Trading (bathroom products & kitchen accessories) : Uncle Chen Used to be contractor, now working in this shop, very experience. If you have any special needs and have no idea how you want to tackle it, he's the right man to offer right advice and best : the shop have the parts. For me, I'm using desk-top water filter for all my drinking & cooking needs. But all given was standard tap-addon to switch supply from the existing tap (kitchen sink) to water filter, but not so nice especially if you are looking for a nice good tap. This shop have those gadget that can split from a small tap, reducer to those small little plastic tube to the filter. ; )...... This 2 days of walk have paid off. Solve all my needs... ; ) Also visited Holly Lighting, Number One Lighting & lightings.com.sg (geylang outlet). More or less found most of the light I need. Now left with my Toilet. Have yet to think through how I want to do up my toilet. ; p

Ay these are those crazy one that manage to get near to $100K COV When I was hunting, following closely on Bedok South EA, their Valuation was around $620-640 K depending on the unit, asking for $100K COV, I was like, SIAO, where to find such $$$. But later I saw from Property Guru webbie, gone, sold !!! My jaw drop... Think buyer downgrade from either Condo or Landed ba.... So cash rich. These house is about 16 years old. (approx 10 years younger than what I'm getting, Size is about 6 Sq M larger.) (lay-out pretty good cause my wife's untie stays there. 1st hand from HDB, so CHEAP CHEAP CHEAP CHEAP !!!)   13. Started my shop hopping for lighting, kitchen stuff etc. Happen to be at TTSH yesterday, so drop by to Balestier to have a walk. (lunch time ; p ) - Saw some lighting shop (found a shop with some LED light to my liking. so note taken). (Lighting.com.sg) - Walk into another corner lighting shop, !!! SHOCK... Think is the BOSS or someone, setting at his working desk, SMOKING !!! Within the enclosed air-condition shop !!! *faint* I walk out !!! that's it, Black-list. - Walk into a shop selling Bath & Kitchen ware (SPAZIO), Ann Nee, very helpful, provide good explanation of features, etc etc & also some area to take note. Very professional. I like. ; ) - EuroStar Lighting, nice, light, nice sales person. Don't over sell (I like too). Looking at some LED type spot light (similar to those halogen type). That guy told me, for your walk way length, don't need 4 sport lar, 3 enough, don't need to over spend/over kill. HDB ceiling not very high, 3 will do good for your length. ; ) Today, go KLKK again during my lunch time around Sims Ave & U-turn back via Gaylang. (dam hot afternoon today) Think May_Dream1 shared this shop before - EESTILO DE VIDA (Jasmine Ooi), offer me some help and advice. Show her my floor plan (my lay-out), she offer very good advice. (note taken). Very high chance will go back for some items ; p - National Electrical Trader. Nice, very good & wide selection of LED lighting. (Some of them looks very similar to traditional bulb type (but LED ; p ). - E-Sun (New shop, just open, still putting up the lights). According to the owner, all his items are direct from China, Looks good to me. Lots of LED stuff as well. Wide selection (have lots of Bling bling type ) Now I'm only looking at design, selections etc, not into price yet. To me very difficult to really compare price since most of them carry different brand. similar design. (really different brand different price, ay, so how to say who is cheaper !?) mmmm As per Stainless Steel Sink, really like some of the design, NICE, feature also VERY SOLID... ; p Price : a single LARGE bowl type : 840 mm X 500 mm (size), bowl size very big too. Price : $4xx before discount. I really bad at comparing price one. So mmmmm..... Now also learn that Singapore Gov also very solid, everything control (wall mount oven in SG single size, so will never have to worry if future change ) !!! yeah... this is a good control. Also the sink hole size, also standard equipment, so if say brand a spoil or accidentally throw away (like my mum's house), also can buy. (but my mum's house was old old one, more than 10 years old liao, tt time no standard yet SAD SAD SAD....) so LL. This 2 afternoon walk about really clear a lot of my doubt, now more or less can really confirm and finalize my Kitchen liao.... Next will be toilet ; p
  14. Ay, I think 3 rm flat now a days mostly these kind of price. Imagine 1.5 yrs back, Toa Payoh (NOT near MRT at all), 3x + years old flat, Valuation already $4xx K. COV seller asking minimum $85 K !?!?!?!? My heart drop deep deep.

  16. Thanks. For mine, those 2 bed are bunk bed. So for you, if use bunk bed, will have that extra space ; ) Or those bed on top, study below type also good. But for me, the room can't accommodate 4 of such, so bo bian, have to re-locate study to outside.

Kitchen - Maintain 2 entrance to kitchen - Right side fridge - 4m lower run cabinet with either Granite or China Marble (with full opening without glass facing living room) - Left corner, full height cabinet - L shape lay-out for stainless steel basin follow by hood & hob Dining area - Long stretch of table top (kids study area) - Long straight shelf on wall for books etc - Below the desk movable pedestal for each kid Utility - Storage storage & storage Think that's about it. Welcome all your feedback ; )
  19. Generally for me, the school is pretty good. Pretty well organized and very well communicated with parents. Especially for P1, they conduct briefing to parents and also some lesson to parents so that we understand how they teach and how we parents can help at home. The P will also share their plan for school and also their focus. Standard think is above average ba. maybe that's the reason why the balloting is getting more and more challenging.

    Base on my personal experience, patching is still ok to DIY. But for anything larger than A3 size paper, will have a huge challenge keeping it real flat. if need to buy those tool etc to do a good job, than not really worth it lar.

  22. Generally water pipe is either copper or Stainless steel. so if really break, water will burst out. so if nothing of that sort. don't worry. But if its plastic pipe, it should be sewage, carrying waste water, it should have a little smell + some times things might craw out. So best to have it repair. Ay, think it might be plastic pipe carrying electrical wire ? But if its really wood (possible), it might be some form of construction method that they need to use plywood behind. Anyway, my personal view for reference onlyy ; )
  23. That's great. But have you secure the seats? The entry to this Pri sch is getting more and more challenging. Last intake, heard tt it's either 3 or 2 fighting for 1 seat. Mine Kanna ballot. Very kan chiong. Tt time not as bad, 3 fight for 2 seats. Lucky for me, within 1 km, else don't even need to apply.
