Oh yes! Thanks for inviting us over. And yes, your living room has a very nice view of the Jurong Lake! We checked out the lighting shops around your area too. Think Chelsea has some interesting lights which I might consider. But will go to Balestier area to check out also. I'm not too sure if we took any pics... LOL...

Hey! will probably go check out SBH and Hafary. The SBH at Toh Guan is prob one of the biggest showrooms ard our area? i think i'll be dropping some items from my contractor's quote... sigh... somehow, i still feel like a "carrot". I've requested for veneer doors, but he was trying to convince me that nyatoh ply doors are better, with natural wood grain lines, and able to stain, up to 6 different colours. just now, i went to research on the differences between nyatoh ply doors & veneer ply doors. and found some direct suppliers (yongfang, contat, yontat)... and one of the blog posts I've read (http://blissndreams.blogspot.com/2008/02/c...e-and-door.html) mentioned that they changed their veneer solid main door (and door frame) with lever lockset & other door accessories for only $780. my contractor is charging me $980 for a non-fire rated solid nyatoh ply door & frame for main door. I seriously think it's over priced. he's quoting me $275 for solid nyatoh ply door with lever lock; whereas Alex is able to give me veneer door with lever lock at $280. sigh... decisions decisions...

Renovation is going to start on 4 April 2011! We went down after work, to sign the renovation contract with JGH Design & Contract Pte Ltd (@ TradeHub 21), for a quotation of $53,815. Initially, wanted to start work on 28 March, but decided to delay til 4 April, so that Alex (window contractor) would have sufficient time to fabricate our windows and grilles (@ $4,012). Total renovation cost: $57,827 (excl electrical appliances, lightings, bathroom accessories & furniture) And we'll have 2 more weekends, to check out our tile selection, accessories and lighting shopping. I hope this journey won't turn into a nightmare...

Oh yes... hehehe... the post... yes... will be going down next thu to meet the coordinator at Merchant Court... luckily able to meet the minimum 30 tables for lunch. my wife's very keen to do the wedding lunch... i still feel it's a bit rushed to do the gate crash, tea ceremony, wedding lunch together... and i wonder why, it can't be on another day... apparently, it's due to "feng shui"... we'll think of it this later... another headache... lol... you all get to meet her this sunday... we past by Cellini just now after meeting our contractor; we went in to have a look at the bedframes... dun really like either one too... maybe we should go down to the furniture mall outlet... hmmm... i think without the legs might be slightly more sturdy, but it's lower lor... and even if i don't want to clean the floor below the console... if no legs, think quite easy to "damage" the ikea stuff, when mopping the floor... no? ermmm... yes... may_dream1 pm-ed me one... yah... still contemplating whether to have hanging lights at the breakfast counter... but i might consider doing surface-mounted lights instead... hmmm....

Hey cleong! Thanks for your advice. I do understand that the use of cove lighting and downlights will going to increase the cost, due to the number of lighting points and use of false ceiling and l-box. But that's what me and my wife decided that we'll spend a little bit more on. in fact, i like the cove lighting for the diffused lighting effect... anyway, will keep that in mind, when i discuss with my contractor. this is just a tentative plan...

That's true la... it's not just abt the price... also the quality of the materials he's providing... but somehow, can't help feeling like a "carrot"... anyway, we're preparing to go down to sign the contract and give him the cheque le... think will make minor amendments... want to have veneer doors, instead of the nyatoh plywood kind he was suggesting... *stressed*

Wah... now i feel my contractor's quote for some items not very cheap leh.. his solid surface is $110 psf run (whereas I looked back at some of the other quotes I've gotten, it's abt $65 psf run) and his granite (supposedly indian granite) is $135 psf run, compared to yours... which is $100 psf run... $35 psf run for 21ft = $35 x 21 = $735!!! sigh...

Quick Updates! My Lighting Plan (draft v3) blue line - T5 cove lighting red line - under-cabinet LED lights yellow circle - downlights blue circle - normal ceiling lights green circle - motion-sensor light green triangle - wall-mounted uplights red triangle - wall-mounted outdoor downlights My thoughts: 1. may need some downlights or hanging lights at the breakfast counter... 2. upper toilets may need more lights; esp wall-mounted side-lights for the mirrors at the vainty counters for mirror lighting or just ceiling lights for general lighting... 3. my Arco lamp will be at the living room area, to provide 2nd level lighting, for reading purposes. 4. the bedroom study table will have table lamps for general task lighting... Pls give me your comments. Thanks!

The flow series seem quite popular too ah? esp for the modern look... I'm still pondering whether to get the bean bag for $69.90.... i just might... already spending so much on renov... what is $69.90? we went thru 3 rounds to settle the seating arrangements... quite pain-in-the-***... just sometimes, relatives very ma fan... cannot confirm availability... and sometimes, quite "political", as you put it... She was telling me the other day, got someone "praised" her for being practical in renotalk... yes... one thing i haven't done is to ask to see one of his finished projects... might be a gd idea to talk to the homeowners regarding their renovation journey with him... i think i'm just taking things for granted... not very gd ah... i'm channelling my limited $$ from one "non-practical" place (aka my balcony) to more "non-practical" items (my 5.1 HTS + projector)... LOL... Kobelala & mae29: if you are reading this, we are doing a house visit this sunday!! Based on my calculation, i also think the package will actually be cheaper than if I get most of my items from ikea, and an expensive mattress from Sealy... and since the quality of Cellini furniture is likely to be better than ikea (i hope)... ohh.. the storage bed frame is actually one of the available option... but wife doesn't like storage bed frame... she thinks the space won't be very useful at all... and it's troublesome to put things in and out of the under-bed storage... I'll be mounting the tv on the wall; the tv console is more for the AVR, centre speaker, wii, xbox + kinect (soon... very soon!)... oppo 93 player (wait til i find out where to get it cheaper... )... If i were to use the expedit as tv console, i would mount some "short legs" to it... i've seen my friends done it... looks pretty decent... but definitely not as sturdy as the cellini tv console I'm hoping to get... Will most likely get the tv console... as for the coffee table... tentatively, i should be getting it also la... hmmm... if i got time to look ard for cheaper alternative, maybe i'll consider otherwise...

Actually, our top choice was Merchant Court. though slightly more $$$, but like what you said lor... pretty hotel, lovely ballroom, and very accessible... but too bad, don't have our dates... and even the dates can make it... we don't have enough tables to meet the minimum... unless... maybe do wedding lunch... in fact, wife is psycho-ing me with that... i'm pretty much ok with anything... agreed that for reno, it's at least for the next 10-15 years... maybe... ... and lots of money... much more than wedding... i guess... wedding day/(lunch/dinner) gives you the gd memories... renovation gives you nightmares... and more if executed poorly... yeah... i quite like the tv console too... very resort feel (fits my theme)... and quite solid built... it's actually very heavy... i don't have much love for the coffee table though... think it's kind of clumsy, bulky and heavy... only reason why i'm getting it... is to match with the sofa set, tv console and dining set... though i might find a cheaper alternative, i might just get the coffee table too... hmmm.... Novotel is our 2nd choice... like the high ceiling... and the square ballroom and quite a private cosy foyer... though the place does look a little "dated" now...

Originally, my solid surface (think it's LG Hi-mac or wat...) is abt $110 per ft run... then wife wanted granite top... decided to get black one... contractor recommended indian granite @ $135 per ft run, and told us to look at the imperial pearl, "some other" pearl (black pearl, emerald pearl??), and black galaxy... not too sure if it's more $$$ than market rate or not... and also no idea how to tell what's china or indian granite. maybe can consider lor... some pros/cons of different worktops... kitchen countertops disclaimer: info might be dated...

Hi bro jackwan! yes.. same to you for having your new place too! and yes, I think your renovation is starting earlier than mine... LOL... you must have great patience to go thru the 8 pages... LOL... but a lot of lengthy "essays"... i need more pics!! I think other than getting the new place, renovation is the next costly item, esp for resale flats. yes... a lot of things to stress over, but gd thing, got renotalk (can find a lot of useful info & lobangs), and also get "free" advice from fellow homemakers... but do take note of the recency of the posts/info... i've made the mistake of trusting the info abt teak furniture shop, posted in 2008/2009... *dots*... anyway, your new EA is in Jurong West also? where is it near to? how big is the area? I think it's gd to have more rooms... ... future-proofing!! gd luck for your renovation journey too!

Examples: 4) Supply and install full height glass panel cabinet at study room (11 foot run) 5) Supply and install tempered glass sliding door and fixed panel glass at study room 9) Supply and install tempered glass sliding door at kitchen entrance 13) Supply and lay chengal wood strips at balcony floor 15) Supply and install timber strips for staircase 16) Supply and install wood railing with tempered glass panel 36) To install a roller shuttle at balcony And I also noticed that your quotation is missing certain items... but maybe you don't require ba... Examples: 1. plastering - ~$3K 2. painting - ~$2k 3. electrical rewiring - $3.5K - $5K... gd to have more EM owners to exchange ideas and quotations for comparison...
