Kewlboi, I just called up HDB Resale Line about the 2nd Loan ruling, she the officer says that the higher interest rate applies when your outstanding loan of your current flat has not been redeemed at the time of your purchase of your next flat ( in this case ) your first appointment . But then upon the sale and redemption of the first loan ( maybe on legal completion 2nd appointment I guess) , the interest rate of your new loan will revert back to 2.6%. In your case, since you are doing contra, you would not have been able to discharge your existing loan by the first appointment. This is my understanding from my tele conversation , I asked it because my sister has a first appointment tomorrow for purchasing resale with HLE ( 2nd time HDB loan). Perhaps you can try calling HDB Resale Hotline at 1800 - 866 3066 to check on your case. They should have it on their computer.
  3. Halo, It's time to get to know your neighbour (and their doggy).. Stop by and introduce yourself and your folks.. Their doggy will get to meet you too, then once the doggy is familiar with you & family by scent ( may take a few visits) , it will only wag its tail each time you pass, no bark. Also, it can help jagga your house for you too since yours is a corrdor end unit.. it's good to have good neighbours if you are one yourself.. Better to have a good neighbour with doggy, than to have one with roudy & doddgy, creepy habits. Your call.
  4. BUYER FISH, YOU WILL NEED TO REPORT NOW TO CEA....... IF YOU WAIT TILL YOU HAVE MOVED IN, YOU WOULD HAVE TO EAT MORE S**T FROM THIS AGENT BY THE TIME YOU GO THROUGH THE BUYING PROCESS.   5. Hello Yeo99, Your air con trunking now very nicely done up.......ALSO your new bedroom doors. May I know where did you or your contractor source your bedroom and Main doors from ? I have been trying to get some quotations from **** but they were not cheap.
  6. Hello Edward, Thanks very much for your quick reply. Yes, I am very curious why the ventilation pipes were not removed from my mum's toilets when renovation was done some 8 or 9 years ago... Then in another 3 room flat of a friend in AMK Block 611 Ave 5 which is currently undergoing Home Improvement Upgrading by the HDB, the same pipes were re installed back by the main HDB contractor for all the flats even though they were not squatting pan type of toilets. These pipes caused obstruction to residents who have bought their own toilet bowls which were slightly larger than the standard ones provided by the HDB.

  8. Hello Edward, Regarding your renovated toilets, I noticed that there are no ventilation pipes ( small PVC type) near or next to both of your toilet bowls . Did you remove them completely during your reno , is this ok ? I have these same ventilation pipes in my mum's 3 room flat as well in AMK, they are very cumbersome and located very near the toilet bowl. It causes obstruction and restricts the type of toilet bowl that you can change.

  10. Buyers now realise that they have time on their side , they can take more time looking and comparing the asking COVs and valuation. As valuations may have shown some incremental increases in October/November , buyers now also take that into consideration and ultimately would offer much lower COVs. No need to rush , government is very adamant to prevent very hefty price increases. Just look at the HDB resale price index curve , it looks like mount merapi waiting to explode. valuation of $400k for upgraded 4NG in AMK, that's pretty high now. That said, those who need to buy for a roof over their heads will still buy...... Renting as the other option is not cheap either. A year's rental for a normal 4NG will set you back easily 24k.

Dexufto, May I know whether you are changing or replacing the lourve windows in your Bathroom and WC areas, is it necessary to change them if your contractor has already hacked away the surrounding tiles ? Will or did the hacking damage or scratch the aluminium surfaces of the window sills? I noticed that they are quite new.

If the new BTOs are launched as HDB said there would be another 2000 units for NOV & Dec this year and another 22,000 units next year, then it should help alleviate the demand for resale some what. As long as the perception that oncoming supply will help stabilise prices ( no more hefty increases), demand will also not run ahead of itself. Also, no one in his/her right mind would think that prices will continue to shoot up....... if it does , u know and i know what the government will do in April next year............so all will pacify for now.
  13. Previously , there was no regulatory body and no such rule against an agent collecting from both sides . Now it is being made a regulation from 15/11/2010 and CEA has been empowered to enforce it. Otherwise MBT relentless talking can be no par keh one. So it will be implemented rigourously now that there is a policing body... with constitutional powers.

If you have the Agent's name card, please make a photocopy or scan and attach it with your letter. Since the CEA will only start operations on 22.10.2010, you may write an email to IRAS directly , the address is on this link : http://www.mnd.gov.sg/CEA/index.html When a formal complaint like yours is lodged, they can then take action against the agent and the agency he represents. Report this guy before he pulls another bluff on another innocent member of the public. Please proceed.

Halo advancer, It's not very apparent from looking at the picture for the gradient of the flooring... but noticed that you've boxed up the floor to ceiling waste pipe with tiles... that 's very nicely done up as it blends with the walls. Your MBR toilet looks huge after the extension.. sweeeee!
  19. Curry Queen, Welcome back!! Your polycarbonate Sliding doors are cool, they really allow you to maximise the usage of space in your TV room aka bedroom 2. Wow you really had a fair bit of carpentry work done. The kitchen counter s/s top with glass backsplash is fab! So many power socket points too.

  21. Yes , agree, no free lunch. I think the sellers are not sincere in asking for a few months extension of stay , this long into the completion process (2 months) , some more without reason and mention of rent payment. When they sold you the place, did they mention at that time they were looking to buy or rent another place or not at all? With one month left to completion, they don't have many (buying) options. Renting maybe.

Did you have to ask your plumber guys for these or is it like standard issue ? Your toilet bowl .. swee swee tucked in one corner! Can have total piece of mind doing your business.
