Good that you are in this situation.... Cos' HDB is for Singaporean who intends to stay here for a long period of time..... Not for ppl who are going to migrate. And this policy is suppose to weed out people like yourself. -

Last person to pay high cov.. not likely because 22k is not high. Whether you can sell your house at the price your bought later, very unlikely because CCK/SK/JW going to have more flats like yours. If you dun intend to sell in future, then no problem. But have plans to upgrade, probably will end out negative sale in the future. P/S : As for the guy that bought penthouse, maybe still can sell later cos' not many of them. -
What will really make the prices go down.... High jobless rate , - When FT all move out of singapore. no demand for rental , too many property lying empty. - many ppl lose job, no way to pay instalment. Stock mkt crash - ppl need to get immediate cash to "patch" big holes. >> Actually, i see alot of ppl are actually cash rich, they move to property market after kena burn by LB and interest rate for Fixed deposit remains low. I wont be surprise that our pte mkt goes too low, China / Indian buyer will rush in with their $$. Afterall , a house is a house, even during economic downtown, you still hold a physical item.

Aiyo.. Experts will tell you that pty prices is dependable of alot of factors. And mainly the economic situations, as long as ppl still have jobs/ their assets does not depreciate and disposable income, prices may not fall in a long run. The rules only curb ppl that does not have deep pockets to come into the market. As long as rental yield is still good, its still deem as a good investment tools to investor , not the flippers.

Actually, they did. From now on, pte owner cannot buy hdb without the intention to stay cos' they have to sell all their pte units after buying a hdb. Pte owner can let their hdb lay waste for 3 yrs since the price is going up.. but dun think they want to move out of their pte unit if their motive is to rent out. -

New rules effect to properties. HDB (resale) Supply : - Lower supply because owners want to hold their HDB and save for their pte because they cant buy hdb later and hold pte. Demand : - Less demand because pty owner not allowed to buy unless they intend to sell their current pty. - Less demand because those with the intention to upgrade need to consider selling only in 5 yrs times. I think CCK, SK , Punggol, JW area prices will go down because supply will increase significately in these area. So if you are not desperate, then , ppl will wait out. DBSS , EC also ard there. So 8-10k buyers will also chose to wait. HDB prime areas eg. Central , near mrt shld still in hot. Private Property http://www.propertyguru.com.sg/property-ma...tion-in-q1-2010 Pte buyer profile -- 23.5% foreigner -- 33.7% Singapore / hdb dwellers (Q1 2010) I think with this kind of profile. The pte resale properties may go down quite quickly. Foreign demand will be lower significately because unless they intend to root their investment in singapore for more than 3 yrs, they wont buy. Chances for price to soar in the new future is also lower because wait to sell is too long. HDB dwellers who havent meet the mop cant buy now. So chance of them using their spare CPF for investment will be lower. -

Frankly, i dun think government will enbloc big units.. those enblock units are normally, 1/2 rooms. Cos' they can make the ppl pay more for 4/5 rm that they replace them with. I think they will wait out until the lease almost expires or make pte the units. -

But hor hdb officers give diff advise diff advise each time. Some blur blur one i just hope i meet a good buyer as you mentioned lor i rather have a smooth smooth transaction than 5k. :| -
I engage a FS master to see my house before. According to him, i cant have LD during CNY at my house cos' it will bring in the wrong kind of luck for the year. So i think need to check house FS before engaging.

ha ha ha .. same here but need to see if can cross this hurdle to sell our flat at the good price! anyway. i think i better get a good selling agent for myself, 2% cannot save,.. to advise the buyer properly.. later buyer underestimate the cash at hand he needs to have.. then i will get into alot of unnecessary trouble. -

Different location different lah .. bukit purmei is so near town and IR. In terms of rental, at least 1k more than a bukit batok unit. In terms of value, def worth more than bukit batok. -

Wah.. if buyer takes hdb loan have different rules from buyer taking bank rules.. then why can i set my own rules , with the help of an lawyer in the transaction ? I hope to at least see the 10% before the 2nd appointment. 2 hdb is simpler than holding to 1 pty.. cos' pty seller esp developer has all kind of clauses.. delay payment abit means.. alot of incurred interest. -

hmm... 1% cash? that's $7.7k .. i tot max is 5k.. now i am more confused.. actually, we do have enuff (CPF + cash) for the new house, just tat we are afraid that because of huge COV, buyer may only realised that they have problem with it later in the sale.... if the sale fall through, we are screw if we committed to another sale. Then , got to lelong my flat liao. The more the buyer place in the 1st appointment.. the chances of failed transaction become lesser as he already cough out most of the cash portion. So got to find an optimal time to book the next accommodation.. I seriously thinking of renting a place for 1/2 yr.. after the completion of sale.. then look for something on a long term.. maybe something with tenant until my rental place ends. -

Orh i see, wah, like that only until 2nd appointment then really see the $$... can put in clause to charge interest in some document for buyer to sign? how to protect seller? cos' if buyer failed to get the cash while seller already committed to another sale.. it's a lose-lose situation.. claim also take time.. begof bro : ha ha ha .. yeah.. i forget abt stamp fee.. cos' not think in terms of buyer sorry.. see this on the hdb website.. is this applicable ? -

am not sure if the new hdb are still like those built some years back.. where there weird pillars appearing in different part of the house eating away valuable space... and these pillar cannot be hack away.. Anyway.. think Dawson does not have a great location. MRT need to walk a distance. Not so near the bus-stop, and worse the bus-stop has limited bus. So even if you stay "near town" , you still need a car to avoid the rain and walking. That place is only slightly better than delta road.. but cost so much more! -

sorry .. to check.. if getting a re-sale condo, just need to pay 1% otp + 9% at exercise right? then wait for the sale to complete to pay the rest 90% either using bank / cash.. is this correct ? or i need to pay 19% at exercise ? Assumming taking 60% loan. -
hi Just to check my understanding on payment of hdb resale flats. Is this correct? Resale price : $770k Valuation : $670k COV : 100k Owe HDB :250k Owe CPF : 100k Assuming buyer get 80% bank loan : 670 x 80% = 536 k at OTP : Buyer pays $1k to seller at exercise Option : Buyer pays $4k to seller On 1st appointment : (seller gets $72k + 5k cash/cashier's order) Buyer pays $770 x 0.10 = 77k - 5k = 72k ? in cash 2nd appointment : (seller gets $343k cash/cashier's order) Buyer pays using CPF/bank: 536k to seller/CPF/HDB Buyer pays balance : 770 - 77 - 536 = 157k to seller. Bank pays seller : 536 - 100 - 250k = 186k in cashier's order to seller Banks pays cpf : 100k.. into seller acct in 14 days. 14 days after 2nd appointment, Seller gets 100k in cpf. Also want to check if buyer after 1st appointment, realize cannot get bank loan / cannot cough out $157k cash to seller. What happens then? can the deal be call off.. does the seller need to pay back the buyer what has been paid? Shld seller engage a lawyer to settle everything in the beginning in the first place ? cos' alot of cash involved.
