  1. Price of tiles depends on the ID/Contractor you use.. ha haha .. the selection you get for $3.50 depends on how much the ID/Contractor want to "eat" you. Style of tiles depends on preference as well as other constraints and not necessary $$. I have chosen to use wood like tiles for my bedrm because I cant "afford" but not because of cost, but rather young children. My babies bathe in their room since young. If i had parquet, it will be difficult to do that because babies tends to pay with water in the their tub and wet the flr. And additional benefit of the wood-like tiles, if they are scratch , strained, the damage does not look obvious. Same reason why I chose marble like tiles for the living room, scratches and strains just look natural lines. Cheap or not cheap looking, depends on the overall reno and deco.. The wrong fan/light/curtain also make the house look cheap.
  2. Can say that's true. Personally, I dun advise anymore to move solely because of profit. Sell high buy high.. worse take big big loan that cannot digest.. Alot of ppl "die" this way..

It's for the crazy time when my 2-yr-old toddler cries in the car. Needs changes unpredictably. I dun think i seen anyone carrying pager now. And It was only 10 yrs ago when I thought that the last gadget I needed.
  5. Good times, good rental income.Even dun rent , property also appreciate. Bad times, make sure you can hold , you may not be able to rent out any. Remembering also, muz cater 3-4 of your yearly rental to your mthly maintance , sinking fund , agent fee , repairs and also in between tenants. If HDB loan , 400-500k also cannot pay finish within 10 yrs. I see it as a big risk to buy condo.. and "pray" that everything continues to go up. Also to remember , singapore city ,>20% of the residences here are non-singapore citizen and close to 30% of the pte pty owners are foreigner. That means, if times get bad, they will return to their hometown and selling their property here is likely. Then there will be a surplus of house. I wont be surprise that prices will drop by 30-40% in value. The likelihood that you could keep you high paying job also are in question then. So make sure you have enuff CPF or cash to make payment every mth for at least 2 yrs. For me , 32 , this year, with 2 young children depending on me and my hubby, I will rather play it safe. - Buy anything not loaning more than 50% of current worth. - As per bepgof suggest , CPF shld be able to cover fully mthly installment + surplus every year. - I probably wont hop to another hdb/ec.. because of the 5 yr lock-in i.e. MOP. Why ? because I want to be able to sell when i see sign of danger... If i hop to EC and the bad times comes during MOP, i will be like being skin alive. Imagine, see the prices of hdb drop and yet cannot sell. I am now in the situation of seeing the prices of condo goes up but cannot buy.. ha haha

  8. mel77 : hee hee.. that's because you already bought a place at a great price and the new valuation for your current is not out yet. If you know your buyer is paying no COV or less than 10k for your current place, i think you will still feel the pinch. However, you can always consolate yourself for buying your new house at a lower price. why i advise pixie as such is because, she keep saying that she has all her wedding plan etc ard her purchase of the house, she may not want another "mishap" again.
  9. i dun think its advisable to do valuation again cos most probaby will be higher. if owner is eager to sell and wants a better price, they will take this chance to increase price. if owner is not eager to sell, when they see that price is still increasing , they will take the chance of not sellnig the house and wait a while longer for it to max out. if i were you, once beaten twice shy, wont try to do valuation again. :| unless you are paying 50-60k cov, i see a high chance that seller backout from the sale again. why unless 50-60k , then do valuation again ? cos' seller dun see that they could get a better deal that that.. 50-10 , still 40k.. still high cov.

  11. i think only possible for pte pty. Frm what i understand hdb is close . Cannot adjust loan amount afterwards. another thing i notice abt maybank loan, seem like no legal subsidy. Thus, need to calculate properly before taking. may not save $$
  12. Aiyo.. no COV got COV.. is not the problem , uncle! The problem is how much cash you need to layout upfront. For resale flat, the only cash upfront is COV. The rest can be from cash/cpf. 25k ? 30k ? For condo, even if no COV, also need to pay 10% cash!!!! which is 70k for a 700k condo.

  15. Frankly, she is not in singapore.. there is nothing you can do to her. Maybe her friend and her agent will kena. Aniway, most ppl assumed that the new rulings will lower the price of the hdb in singapore. If she really want to cash out, she probably will sell this unit to you "quickly". Think she wants to keep the unit because she sell already , she cant buy anymore. Maybe she has a property oversea. She already told you she dun want to sell liao.. but you want her to appeal. Appeal to do what? allow her to buy when she come back? but that may be years later, what if hdb dun allow later, ask you to cough back the house to her ? So to "block" the sale, she say 20k more lor.. knowing that you will walk away. Aniway, she is not to cheat lah.. else she wont pass you back the deposit. Just let her go lor.. she dun want sell liao.. So dun think unit will be back into the sale mkt soon,but it will appear in the rental mkt probably. Aniway, that place bad fengshui.. got divorce case, maybe your "good luck" is preventing you from getting the house! Forget abt it and move on. *congrates* aniway.. when it involves $$$ , especially it's half-million, alot of ppl will turn selfish. Putting their welfare above others. There was another guy who post to ask if he could stop the purchase because he thinks he paid too much for his flat. Also never thought about how the seller feels ...

  17. anyway..you can only buy resale / bto hdb, if you are willing to give up on your current condo. Got $$ to settle full , then just remove your name from the current condo. No enuff or parent dun eligible for bank loan if your name is taken out. then you will need to give up on hdb. Yes, since you/your family can afford to buy condo.. PLEASE dun steal others of their chance of having their dream home. Aniway, if you sell your condo.. you will be making enuff $$ for a new condo.

Document / witness that before the announcement, there were more offers , and now less offers. How much was the offer then and how much is the offer now. If you just take abt viewing? but view does not means will buy or will offer. Hmm.. i also dun know how you want to speak your case? BTW, did you have any offers now ?

The actual selling price has not drop. You can check the HDB website for 1st 2 wk sale price. With a big crowd , how many ppl actually offer a genuine offer. The new measure just put window shoppers away. The genuine buyers are still here. So I dun think small crowd, or big crowd matters. It's your asking and how you nego for your unit. I see most units still selling ard the same price if not more as in July ( before 7th mth). Remember dun panick! that's the biggest mistake you can make in selling your flat. You panick and take whatever offer given.

  22. errr.. what reason you have for the appeal ? 1. Cos' you delay your selling because you let ex-owner stay for 1.5 mths more .. >> Not valid because, you are not suppose to let them stay on. 2. Cos' PR quote make it difficult to sell. >> Even Ethnic grp quote , they also dun want to allow exception. I dun think they will let you go through. Aniway, shld have thought of that when decide to hold. 3. Price is bad now. >> HDB will tell you be realistic abt your asking price.
  23. gimz63251073 : cannot dun allow PR to buy.. You want the price to fall.. not crush! Singapore only 3.5 mil ppl.. foreigner and PR is 1.5mil. If you say PR cannot buy, effective you take out 25% of the owners.

  25. Orh.. i just caught the last boat out. got my keys in Mar 2006.. ha ha ha. aniway, ppl were saying i am crazy to pay $300k+ for a 4-rm flat then. I remember JW ea is going for merely 200k+. Now the prices are "crazy".
