I think you got it wrong. If you are not going to keep the flat when you purchase the condo, you still can take 80% loan. Actually , upgrading will be easier if prices stablises in the next few mths. -

Actually with the new policy , only the flippers will be hit lah. Those havent buy their pte pty, can see the prices coming down or at least stablised. Those bought their pty for own stay, can enjoy their pty. Just need to forget abt making quick $$ for a while. Those in HDB / EC, not affected. -

Interesting to note that the super rich are not the ones that are inflating the mkt. High-end housing is still moving slowly. It's the mass mkt buyers that are buying in hope that prices will go up and make some $$ out of it . -

I believe that there will be a scamble to sell in the coming months as the pool of buyers has shrinks drastically. Individual buyer has to fork out 40% from the current 20% which is ard $200k more, while trust and companies even more. Speculators that bought units before TOP with limited fund will be in the hurry to sell off as they have no extra cash/cpf after TOP. I believe D15/D16 condos not overlooking the sea maybe affected as many were buying with flipping intention. The psf there is quite unbelievably high compared other districts and is comparable to D09/D10. Def, they will be bound to adjustment. -

interesting graph. However, it does not take into policy changes over the last few year. 1 of the more significant indicator of future prices is increase cost of land. The recent plots that are released by the government are quite expensive, and the enbloc cost also went up. Thus, chances of new property to drop in prices is quite low. However, resale mkt maybe more difficult to predict.

COV lower does not equal to pay lower for the flat. Just for example, my friend was asking to sell his flat at 560k , 40k COV some mths ago. Almost sold at 560k by 1 buyer who later backout after 1k deposit He then did another valuation and this time , val is up by 10k to 530k. Almost sold at 562k by another buyer who also have some problems with the loan. Then he did another valuation , and this time , val is 540k. He then lower him COV to 25k , which is kind of more realistic, and successfully sold at 565k. To him, he bought the house at 300+k. So any amount beyond his buy price + interest is cash profit. To him, he sold the house at a higher price and is happy even thought the COV is lower. I am sure you are happy to buy the house at a lower COV, but are you paying less for the house if you had committed earlier ? -

errr... why wait for the property to liquidate ? now is a seller mkt. Just try to sell off <10k COV.. i believe there will be takers.. anywhere.. If within MOP, then have to approach HDB to allow you to sell.. Never Never wait for Bank to auction your pty. -

yeah.. alot of agents are like that .. We went to view 1 house.. asking for $960k...express that we really like the place . Agent call us the next day say someone offering $940k ask us to offer if we want the place. We are not ready to part with our current flat and it's a bit high.. so we let it go.. 4 mths down the road.. that house still in the mkt. Last mth closed at $890k..if we had know that owner willing to go to <$920k.. we would have gotten it at 920k.. i think if the seller know, he must be upset also. -

just heard a friend bought a freehold landed at thomson road for 1.0 mil+ with 300sqm land. Where are you looking at and what is your budget? normally, you can get a good deal if owner tries to cash out fast. Can try auction sale-owner sale. -

i guess you can stop ppl from sterotyping when they have impression that certain races is more difficult to deal with than others. i have super bad business experience with indians too and thus, have bad impression of them as a race. i guess i need to super good experience with indian before i change my impression. To TS : hmm... as you mention that seller probably wont have $$ to pay you back.. by going legal with them. you may end up losing more $$ . In this case, why dont channel the $$ to a another flat.. difficult to find similar flat , yes. But if you willing pay.. i dun think it as big a problem as you have in hand.. Good luck to your brother.. hopefully, the sellers will come to their senses that they wont win this one and give up. -

what does your brother want to achieve by going to court ? Hopefully, he get the house ?!? Actually, even otp also need to go to court liao.. dun know how long he will then get the flat..... :| 1 yr or 2 yrs.. I think that he shld report to police and hopefully get back the 5k. Report as cheats for cahoot to cheat your bro of 5k deposit. Police are all the same.. they want/hope that you could to settle yourself.. In the meantime, look for another flat since he urgently need to move on. going to the lawyer may cost more than 5k .. and possiblities that the couple dun have $$ to pay you back later. -

Can you ask the mgmt to stop them from entering the condo, i assume ? Also.. I think chaining the gates is good idea. I think locksmith may or may not unlock for them, if they smell something fishy. In any case, if you lock them out for a few times, they will eventually wants to settle the matter with you. Cos' locksmith trips also not cheap. The rental is only for 6mths. They may have already plan not to pay you in the first place. -
btw, 1 sq ft of feature wall is ~$100-$150 so a simple feature to cover just the bomb shelter door is $400-600. I think you know why contractor prefer that you go carpentry way. My wallpaper has been up for almost 5 yrs... still look as good as new. you could do your wallpaper after you move in, through the curtain shop.. or you may go direct to goodrich.. the wallpaper company. get a quote from them now.. and see the prices for yourself.. mine was like 500 for 2 big walls.

but if seller want to play tricks , he could interrupt the process and stall the process right ? e.g. change lawyers or even worst dun appoint 1. ultimately, if he has a intention to cheat the $, there is high chance he has pre-arrange a scenoro that is to his advantage. In the pretext that he has ask for 50% cash and 50% check, he may have something up his sleeves.. May not be a straight-forward seller has a higher offer. -

1. we are talking abt pte property. 1% is 10 of thousands.. not 1k. 2. to complete the otp process, buyer need to handover the 4% to seller. And seller needs to "see" it , else he could "assume" that buyer didnt not exercise the option and "makan" the 1%. -

if you dun want to pay anymore for the house, i think you seriously need to speak to the seller. no point continuing thru the lawyer. What if the agent failed to pass the check to the seller on time ? if the seller claim that chk is not pass on time. You may not even get back the 1% deposit. I think you need to talk to seller face to face. See what is happening, tell him that if he dont turn up or pay you back the deposit, you will report to the police for fraud. He will have to meet up with you else you go to the police. If the agent is not the problem. and with the deposit given is such a funny manner, 50% cash, 50% chk, i suspect the seller is conning the 1% from buyers. He learn of all the process/ legal loopholes and waiting for you to make the wrong move to makan you. Remember you need to get back 1% even if you are walking out of the deal. If the rest of 4% not handled/witness that you hand to him in time. you may not be able to get 1% back. -

Have you meet the seller after you receive the amended otp? Are you sure that agents btw the 2 of you converying all the accurate messages ? I think you need to talk to the seller. - confirmed that he is the one that want to nullify the deal and not the agents. Remembering that your agent is suppose to pay you 1 mth rental. There may be chance that he/she has presude the seller to backout of the deal. So that he/she can get full commission. - if seller wants a better price, negotiate with him and see if you could meet midway. To seek compensation, refund may be "costly" and time consuming if he is unwilling. - if seller does not want to sell the house anymore, then discuss how is he going to pay you back the 1%. - if seller does not want to sell the house because of the complicated , selling with tenancy probllem. Discuss with them if the agreement could simplify by you giving them a lump sum. Even if you think that you dun want to pay a cent more for the house, do take some time to talk to seller and find out more what is going on. Who is the liar and the bad guy. -

If you are a christian, from what I heard from my pastor before. You could invite your fellow christians for prayer session in the house, take communion in the house. That will fill the house with the holy spirit and declare God's convenant with you. Evil spirits/devils will have to leave the house. Of course, if after that still haunted, then either it is not real or its time to change religion liao. Aniway, I believe my God is all powerful and loves His people , thus, will not subject them to such mental torture.
