Dun think the prices will come down anytime soon given that vacancy rate is still very low. Actually, bigger and higher-priced psf units are moving too. It's just that there is a good gap btw new and resale, so ppl are buying resale rather than new units. So you have the impression that those btw 900psf are selling only. As for eight riversuites, it's abt the location. Seriously, not ideal neighbourhood, if i am going to spend $1kpsf, i rather go nearer to kovan or D15 for the matter. Somemore, they are freehold. When it comes to property, it's all about location..Take for example, flamingo valley. All the other development in D15 are selling so well over the last 3 yrs , jump at least 20-30% but the price for it still very stagnant. Why ? because of the cemetery. If you buying hdb, look for accessibility. If you buying private, look for accessibility as well as neighborhood. Why punggol sells well, because it has nice/clean neighborhood. If you talk abt hdb, i agreed that unless salary rises. Price is not going up anytime sooner. However, if you are talking abt pte, i would think at least 30% of the owner does not get their $$ from their salary alone. With the QE3 in the pic, prices shld raise in the next few mths. Just like in China and HK, where prices drop abit or stall for a while because of the policy changes. As long as the fundamental driving force, i.e. high inflation, low investment return, does not change, prices will go up(for pte).

Wah... your house is super nice. My hubby and I wanted the same flooring, initially but didnt because we are renting our place out after the renovation. It's really classic to have dark wood flooring.

Design as we renovate During our previous renovation, we had a standard new flat and working with a id that completed at least 6 similar flat in the same estate. Designs was confirmed way before renovation started, we were able to visualize the space and lights ensuring it's does not look over-done. This time round, we had a old unit. BCA floorplan is only as helpful as identify where is beam, but cant tell how "big" it's going to be. With hacking and constructing of walls, we could only design as we renovate.

Another job well done. Checked the aircon piping yesterday. As promised, even the drainage pipes to the toilet are insulated to ensure that there would be leaking.

Setting the tone. Been reading quite a lot of t-blog these few days, most people have the similar color scheme. Wood floor , either in parquet or wood-like tiles seem to be in every new new home. 2-toned toilet walls , if not mosaic borders is the 'in' look now. Carpentry is mainly wood pattern. Not sure if I had chosen the right tone for my new house. Will it be the same as others or will it stand out as its own. *let's see*

Ya, it's a "perankan" enclave, so it's like that. Progress :--- - Hacking completed. - Walls and partition 50% , all the hollow blocks are up and cemented. Partition wall will need to wait for flooring to be done. - Electrical work 50% done but all the points set liao. conceal meh.. - Piping - main piped changed and tested for leak( took 1 day) - waterproofing done (1-2 days works also) - Aircon piping done In progress now is 1) Tiling 30% completed. ( 2 more wks to complete) 2) Ceiling 10% 3) Design 30% confirmed the kitchen cabinet and ex-storeroom cabinets( this one you need to see flrpln to know what i mean) 4) Alumix confirmation.. still deciding whether to buy cabinets or use alumix. Too costly to build using carpentry liao.. and abit old fashion. ha ha ha

Still have some problem with photobucket.. photo will need to wait liao.. Bascially, when i enter the house need to pass toilet and 2 bedrm before kitchen , dinning area and living area.

Aircon piping done... Engaged my old aircon contractor to install 3+1 Dakin (non-invertor)for my new place. Total Damaged was <6k .. excellent price given that all the pipings are concealed. And he even isolated my drainage pipes. Went to check the site, it's done as per he has told us. This new piping is going to last us for a long long time... maybe another 15 yrs. Was thinking of doing Mit sys 4 (invertor) which is the same price, but was told that the whole house cannot be cool down at the same time. Since we are renting it out for a few yrs, making sure that the airconing the whol unit is more impt that saving electrical bill. 3+1 dakin is 1.4k more and 3+1 mit is 1.2k more. no point. May change the aircon units when we move in 4 yrs later. Most impt now is to get the piping done right. If the piping is poorly done up, it will "pop" the tiles *OMG*

Transfer from blog Achieving The Natural Look (26 Aug) We decided to abandon the idea of having a black\white theme and go for the natural look. Chosen tiles that are either woodgrain , marble and rock feel. All are light colored. Laminates are also woodgrain. Hopefully , the finished product will give us the look that we wanted.
