  1. Main Door Iron Gate by Pang Giap. Main door wasn't the one I chose.. contractor made a mistake and offered to give the door for free. But the eye hole also kena blocked by the padlock! Will end up having 2 eye holes on the door... Kitchen Kitchen was very very small, so we had the cabinets eat into the dining area. The hood was the wrong one... the shop delivered the wrong colour.. but will be replacing it soon. Now hob delayed for a few weeks also... it is delaying everything else as the solid top was waiting for the hob.
  2. Thanks~ am wondering how it's gonna look like too! Still haven't purchased the furniture nor confirmed the wardrobe stuff. Hope to complete more stuff this weekend!
  3. And this was 1 month ago...! Room Doors Doors installed, but stairs not painted yet.
  4. Common Bathroom All fittings in! Mirrors from IKEA, stainless steel fittings from Song Cho. Very expensive... but sturdy, never worry about pressing hard on them. Master Bathroom Much bigger shower space than common bathroom. Otherwise, identical fittings. Master Bedroom Happy with the colour! Generally all the rooms have 2 walls with a distinct colour and white for the other 2 walls. Study A bit darker than expected, but we'll do some deco here n there to brighten it up! Bedroom 2 The bright cheery room, some people say will tear in the eyes if sit inside for too long. We shall see...!
  5. Balcony Front was actually blocked by new HDB blocks... so view the side better la...! The balcony lights were installed wrongly.. should have been vertical. Already fixed by now. Dining Philips ceiling lights installed. ALL the ceiling lights are of the same model. Doesn't really flicker.. very interestingly, it just gets brighter slowly with very mild stuttering. Kitchen Still empty... the carpenter really took very long. Stairs Stairwell cleaned up with just one wall light with 2 switches. Railing will be painted later. Room Entrances We have different bright colours for each room. Many people thought the colours would be glaring or not conducive for sleep.. but I sleep with my eyes closed! Anyway, master bedroom is turquoise, still happy with that~~
  6. And yet another month later (yah... drag for very long coz some items no stock, we were slow in buying things) Contractor just did 1 round of cleaning! Living Room View from the stairs Thats where my couch will end up My brick wall.. hole for TV bracket Downlights and KDK56" ceiling fan View of outside.. floor shiny shiny.. dunno how long it will last. lol
  7. 1 month into the reno, and the house finally looks brighter! Living Room Passage Way Dining & Kitchen Light gray wall for dining room! Standard rubbish chute cover Wash Area converted to new Toilet This is the most expensive area in the house to reno! All the piping, boxup, tiling, wc and fittings in the tiny little area. Corner sink is lagi cute, 30cm only. The WC is Neptune, more expensive than my other WC+sink combined...
  8. A few more weeks in, and the tiling finally started. Kitchen Wall Tiles Want it bright bright, so white tiles it shall be! Wash Area Tiles Generally what I have downstairs is whitish Living Room Floor Tiles Half done living room floor tiles. Who wants to go for cat walk??
  9. Thanks~~ can always ask for cheapo reno bill. lol Heyo! Furniture will take some time, I'm really slow... usually coz I dunno what I want. haha. Kitchen cabinet might be complete next week or so, depending on when the dumbo hob arrives.. already waited almost a month for it. -.-""
  10. Stainless steel, installed already!! Can't go wrong with stainless steel I guess. And my hood and hob are also stainless steel colour.
  11. You can actually save yourself the white hair and just go down to the shops others recommend, and just buy all from there. End of the day, u won't save that much in terms of price. Homeplus is along Changi Road, between Telok Kurau and Still Road. Opens on Sundays too til 7pm I think. I didn't really do much to choose the WCs... basically size fits, looks ok, buy! For water consumption, consider again if u want to get many ticks. 4 ticks means less water, doesn't mean as powerful. Some lousy models may need u to flush 2 times in the end.. waste more water. Same goes for kitchen tap! Imagine you want to fill up your flask... takes much longer if u have 4 ticks. lol Got my WC+Sink for $288... name looked like Friven in the invoice. 2 sets for master and common toilet. Another much more expensive one, Neptune for $350 for the WC, corner basin $55. But I checked other places like Universal Union... selling at $400-ish. Bopian spend more coz its the smallest model, looks nice and is a P-trap. Kitchen sink... depends on your kitchen layout. Make sure you know what is your maximum length allowable before buying. That could be one of the last items. I think you should confirm kitchen cabinet design first before buying the sink. Better than buy sink then find yourself restricted by the size. General guideline... 810mm length works for most 2-basin bowls. U can go shop around first.. but its very tiring to keep looking la.
  12. Room Entrances Level 2 corridor with room entrances, as well as our shifted common toilet entrance. Common and Master Toilet Got KDK ventilation fans for each toilet. About 50++ bucks each. Common Toilet Master Toilet Bedrooms All look the same, so just post 1 only. Every room had odd recess area at the top and bottom of the windows. Going to box up all those on top (felt that it was too small and too much effort to make storage space and we didn't want to clean that area) and optionally have cabinets at the bottom. Also installed new casement windows.
  13. Living Room All the tiles delivered! But all tilers busy.. just had to wait. Gonna do a feature wall in the recess. Balcony Dirty walls above! Cement screed just done. No wall tiles. Stairwell Boxed up the recess areas on the wall since we can't really reach them easily to clean.
  14. Starting with the messy pictures during the first few weeks of reno~ hacking just done and boxups done, some tiling started. Entrance Dining Room from Kitchen Kitchen wall was hacked away to provide more light for the kitchen. Kitchen Pipes ran all over the place, gave us headaches when doing the kitchen cabinet. Wash Area No WC! Used to be a giant dragon pot inside.
  15. Sure, but got to wait til weekend coz I only visit my house on weekends to settle outstanding stuff. The rest all throw to my contractor to settle. But hor.. best is still to compare with your neighbours. Go check other levels too. If nobody puts their compressor outside, there must be a reason. Even if you have a pic of my compressor, also no use in that case. If really scared, just call your HDB branch office to confirm. They may refer you to the guy in charge of your block bah.
  16. Double storey all will look big la. But after looking at EM layout, really feel I'm missing one room. lol Thanks~~ sorting out pics! Its 5M! 5M! lol. Mine is much simpler, no cove lights at all and very basic and plain. Just to make everything look new! Yes thats the aircon compressor. I wasn't too sure at first, but saw that ALL my neighbours at my level had a compressor at that location. Can't be all of them wrong leh? The aircon installer also went to other levels to double check, and most units had their compressors there.
  17. Yes exactly same situation as me and same fan model! I tried standing briefly at where the sofa is supposed to be and didn't feel anything leh. What is the length of the room from sofa to tv? Mine was quite wide at 4.4m Nope, no false ceiling. I didn't like lowering the entire ceiling, prefer the fan to be high up. No shadow effect since lights are all at the side. Usually shadow effect appears if u have lights on the fan itself.
  18. Yesh, wait very long liao. haha. Photos will post bit by bit from the start. Heyo! Paya Lebar is MRT interchange for 2 lines of the same company, means walking distance between the lines is minimal. Thats what I like about circle line For the downlights, its already installed! I've configured it such that I can switch on only some of them in the middle or behind or front. 4 switches for the 10 lights. I've also gotten the Philips ones, albeit a bit more expensive but they do not emit as much heat as typical halogen lights. They also consume less energy, no ballast required (no flickering when u switch on), which also means cheaper maintenance, one less thing to replace in future. + 2 3 2 + 1 + + + 4 1 + + + 4 + 2 3 2 + Didn't like cove lights coz don't like any open area that we can't see. lol
  19. Heyo! It is near to Geylang Serai, about 8min walk to Paya Lebar MRT. Cost of the units depend on a lot of factors bah, but valuation should be around 490-520k in that area.
  20. Yeah! Smaller sized mansionette, 139sqm! Thanks! I anyhow huntum one leh, I asked contractor enough or not, he say ok. So just do! Thanks~~ it is considered 5 room I think. Better check my bill again to be sure. lol It was the first owner, so 25 years original condition, some rooms look like haunted house!
  21. Has been almost half year since getting my keys, and after alot of hiccups and dilly dallying, the reno is finally almost complete. Some of you may have already seen some of the pictures.. lol. Most of the delay was from my side, buy things very slowly, and sometimes because some things we ordered were out of stock. -.-" We did not go for anything fancy, just simple refurbishing. Everything will look lagi simple! As the unit was over 25 years old, almost everything had to be changed... from floor tiles, to all windows, all doors, wiring, etc etc. This is 5M, not EM. So floor area is about 15-20sqm smaller than a typical EM. To start off, here's the floor plan! Together with some doodling for location of power points, switches and lights. Only spoke to 1 ID and 1 contractor. Each had items that were cheaper or more expensive, but the contractor was slightly cheaper and wifey preferred the contractor. So far, a number of screwups here and there (due to miscomm, etc etc), but the contractor was able to rectify or offer alternatives so all's still good! Will add pictures slowly... man man lai~ Stuff purchased so far... Aircon Mitsubishi STARMEX System 3 Inverter.. 1 big 2 small Toilet Fittings WC/Sink/Taps - Homeplus (Richard) All trays and handles - Wei Mi @ Song Cho (Kallang Leisure Park) Giant Mirrors - IKEA Lights Downlights - lightings.com.sg All other lights + Ceiling Fan - Chan Huat (James) Kitchen Fittings Hood - Fujioh FS890, silver metallic (Homeplus) Hob - Fujioh FG793SS(Homeplus) Electrical Fridge - Mitsubishi MR-V45B-DS (Harvey Norman) Washing Machine - Brandt WTC-9685 (TL) (Harvey Norman) TV - Samsung 46" Series 6 LED (Audiohouse) Furniture Simmons Backcare 4 + Napoli Storage Bed, King Size (Ackermann and Smith) Croatia 3 pc Breakfast Island Set (Courts)
  22. Had my ceiling fan installed in the middle of the room. Realized that if I stood a little further away, didn't feel much of a breeze. That was where I intended to put the sofa...! So... when you all positioned the ceiling fan in living room, did you make sure it was above or at least in front of the sofa? Or right in center coz it looks nicer? This is what I have now. TV on right, sofa on left!
  23. I got my lightings from Chan Huat (everything) and lightings.com.sg (downlights only) Ceiling fan from Chan Huat. Sanitary ware, kitchen sink, hood/hob from Homeplus. Think they are cheaper, did screw up one delivery but was rectified in the end. Prefer Richard to handle the delivery and details. Karen made quite a number of wrong assumptions and details. I think both Chan Huat and Lightings.com.sg has good service. Lightings.com.sg for Philips lights, they are sole distributor for quite a number of models. For sanitary stuff, you must get the measurements of the WC hole after they finish tiling -- more accurate. Then you can easily narrow down the WCs when u go out selecting them. Mine were also based on the limitations of the hole distance from wall, so didn't need too much choices. More problem in the wash area WC coz we needed a small one and a tiny corner sink.
  24. Good to see all your purchases coming in so quickly! Toiletries stuff gotten yet? U will need those before all your kitchen stuff, lights too!
  25. Actually, double-counting of the corner is applicable only if that corner is made accessible by both doors, according to my carpenter. I had a U shape, they counted double for 1 corner coz it was accessible from both sides. The other corner, only accessible from 1 side. Quite silly la.. since having it accessible from both sides means less partitions but still want to charge more. I still had to pay extra for the 180 degree hinges too.
