CEILING WORKS Nice pose MBR entrance. Old door frame top sealed! An error spotted in this stage. The false ceiling in MBR should start and aligned with the door, instead of in-line with window as seen at the below picture. This has been discussed beforehand in drawing for ceiling work. Apparantly, the contractor forgotten. Nonetheless, it was rectified in the end.

ya rite! i add the purchase of bean bag last after recee other places and all bean bags do not come cheap we keep pestering the sales person to reveal the colour also haha. Although there is flower print but it is still quite nice. The previous batch in dec is greenish colour and the fabric is not very good. Satisfied with what we get. Heart bumping when opening the packaging! Their stuff are ex if buy a lar carte. With package 50% off, is not too bad. Only our bed is flow series and we change the dining table to upgrade to k size bed and full leather sofa

NEXT STAGE: AIRCON & REWIRING Time for Aircon trunking! Above pic is view from MBR. On the right used to be storeroom and is converted to WIW. The original door is sealed and new entrance is created. For aircon installation, sometimes is really up to your luck. The skill of the worker who install plays a big role rather than the brand of aircon you choose. When we install the aircon unit which is after painting work, there is a gap between the wall and unit for the MBR. The worker came and made it worse, keep insisting it is like that and is because our wall is not straight. In the end, he seeked his manager's help. His manager's attitude is good and well-mannered. After inspecting, he worked on it without delay. Finally, it is done and is much more acceptable and not as bad as what his worker has done. ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- As for our electrician work, we did not engage our contractor's electrician due to high pricing. After we come to this decision, our contractor started giving reasons and examples for using his own electrician, telling us the negatives of engaging outsider. Of cos we understand the importance of electrician work, thus we ensure that the one we chosen is well qualified and approved. Overall review of our electrician is GOOD. They do not push blame around. Any problem, they use their expertise to solve it. Lights installation is free if lights are bought from them. Unlimited trip to install your lightings. Service excellent.

The finished work revealed when lights are installed. The contractor is speechless when he saw the effect. Now still not satisfactory and send him picture to see too. Waiting for him to come and review first. I have viewed a house done by an id before and the ceiling is very bad too and he told us: "you won't see if you off the light" ~diao~ at least my contractor din tell me this lame excuse.

hey hey, me too bought the sand bag and is surprised when we can't choose the material and colour unless buy display, which of cos is out. Even make trip to loyang, hoping to peek the batch they sending then, but cannot be seen at all i got the sandbag just before cny and is beige with flower print. the material is not bad, just the flower print not really matching with our house, but still acceptable hehe

unable to comment. sure can tell from my tblog the level of frustration and anger during the reno. the reason why i did not post while work is in progress until now (when major works are done), is to give the judgement based on overall experience. Now have to see how he manages work recovery. One strong point about him is being contactable. He will definitely return call should he missed our call. Call him a contractor because of lacking in design capability. But he did propose some designs which is not too bad like how to utilize black wall tiles in kitchen area. Have not posted any pic on this yet, stay tune for that. Main downsides are his "roti prata" style and "smoking" tactics.

Almost 30 years flat Many walls are not straight which i guess is very common esp for resale flats. Plastering suppose to smoothen, it is very badly done, can't see very clearly from picture. The feeling is really "OMG!" when our lights are installed. Not only bumps, but many cuts, rough surface, patches, waving strokes. We expect good job since the contractor highly recommend his plastering workers and the price quoted is not low. Even during painting job, the painter says the plastering is not done properly, commenting that it is the job of plastering worker when we ask him about the rough edges between 2 walls. The contractor did arrange his plastering worker to touch up immediately, but still not good and now still pending. My move in date will be uncertain if this rectification is on hold... Thanks! i like the final outlook too, better than expected. The one we have selected is out of stock and so this tile becomes the lucky one to be chosen. lol With countless trips to tile shops. anw he is more like contractor than id so far, we have not noticed any crack lines on our hollow blocks. Esp for MBR where we have done quite a fair bit of touch up ourselves. painting touch up is like endless, as time passed, think most people will just close one eye and live with it

Plastering worker is recalled to do one round of touch up for skirting edges, cuts on walls, smoothen the rough side at corner and of cos living room and mbr ceiling. After touch up, most resolved except living room which is still not passable. This is the work of a skillful plastering worker? If they are as good as what he claimed, there should not be any touch up needed at all Plaster marking left at L-box after the touch up So now pending for contractor to solve the issue again.

haha it's common, esp when u see something nicer and wow, like your ceiling with black base. Will look very nice with lightings wanted to do the bathroom wall like yours for putting stuff but the extra cost hold us back saw your tv console, how much is yours? our tv console glass panel is similar to yours with black tinted glass. And just before carpentry starts, we are told that our tv console glass panel will not be like that and not wat we see in our 3d design with aluminium frame. And so require to top up to have black tinted glass with aluminium frame! from your 3d pic, you having downlight and cove light in mbr? i have that too and with a centrepiece crystal light. Feel that it's wrong choice. Too many lights in mbr in the end. the cove light is brighter than wat i tot, literally light up the whole room quite brightly and with 3 downlights at the false ceiling.

wahaha, ya, tats why wanna seek for approval and find out the pros of it, cos heard some bad feedbacks before the holder for pole is already up, so if we really confirm buying that hanger, then we won't proceed to buy any poles Our plastering is done before painting. but end result is not satisfactory. In fact, it has been touched up before and now living room ceiling is still not acceptable. The uneveness and knife cuts/strokes are very obvious especially when the cove light is on. So we request to rectify it again. Next up for reno process is plastering which i will be sharing in due course. Will post the pic when i get home. It is even worse when you see it on-site. Among all quotes we have got, his plastering charges top the chart. But he dun allow us to use other contractor and insist that his plastering workers are very good. but sigh.. Just hope that what we face serve as an experience for all to avoid landing in similar situation. On happier note , we have just been notified that the workers will be coming to do the ceiling on sat. *cross finger* hope the issues can be solved quickly

To reinterate, we are not unreasonable people. If we are informed upfront about everything, we are ok. And not throw the bomb at us towards the end of the work. And even after we have made prior confirmation. This is simply not justifiable.

ya.. some things not done properly. Just to name a few such as vanity water leakage, slanted shelving, plastering and wire stuck in ceiling whereby major task is involved. Touch up is unavoidable as no reno is perfect but the rectification is serious to the extent of not able to move in Can imagine the amount of dust created by plastering and ceiling works, so we can't remove the cover of furnishing etc.. This is how major it is.

consider major works done. But bcos the rectifications and touch up needed are quite major, we can't move in at all. Unable to display anything too.. i wonder when the workers start working after cny break. My neck become longer and longer like giraffe liao so.. it's u marshmallow! wat a good memory u have must really find some time to try it out hands-on hehe still have lotsa things have not bought yet.. oh..

Too bad for us, not our mistake, who bear? We are the ones. Miscommunication, Miscalculation, All the mis... The boiling max is when it comes to carpentry which i have not touch on that stage yet, will come to that later. All the tiles, except for bathroom floor tiles and kitchen floor tiles, we have to top up. ($2.80 AND above) If we know the cut-off price is at $2.70, we will be mindful of that in tiles selection. Rounds and rounds of top-up make us wary. Now really hope that can finish up the rectification parts (workers still have not start work), so that we can move in at the earliest date... Since 15 Nov 2010... the reno really seems draggy

i heard it's about $400 for this pull up and down hanger. how nice to have luxurious living hahaha
