I feel is a chicken and egg issue. PRs, Pte investors driving up the resale prices, HDB uses as a valuation factor and hence resulting high prices. Whatever it is, I feel the sharp increase for past 12mths prices is here to stay, and wont drop much in future. 7-10years later, with the many current BTOs fulfiling the MOP 5yrs stay, those flats are going to cost a bomb on the resale market. -

with the new rulings, only premium units will fetch high COVs >50k (chinese, corner, highfloor, superd condition) Serangoon still a hot area and the racial quota for Chinese is very full, quite difficult to get a unit I heard in fact. COVs hovering around 30k should remains. -

1km would take at least 15mins to walk. If i need to take MRT to work, I would consider it far. but as a leisure walk to Nex for dinning/shopping, i am definitely ok -

If haven not submit the OTP, forgo the 1k. 1K is easy to earn back. Sell your foreign property if u really intend to. By the time, the local prices would have gone south next year. -

Quite unlikely for now... Seller looking for cashout will sell faster now. Buyers looking around at this period are real buyers in need of a place..will still buy. Current prices will likely stay for a good few months to a year at least...before the mass BTO are ready -

buy already, dun regret. Is is not as if you gonna sell off in 5-6 yrs. Just thinking of how to renovate/doing up your place is gonna keep your mind very busy -
1. Island hopping is a must ...whole day event till evening. Warning must have sunblock for body and face arbo chaotar and tio burned. 2. Shopping as usual 3. Seafood dinner 4. Relax at beach 5. Drinking at pubs 6. Massages standard lah.

u will not be affected by MOP, but then still 5 yrs cannot buy private property...if u suddenly hve a windfall -

"The Housing and Development Board (HDB) will increase the Minimum Occupation Period (MOP) of non-subsidised flats from three to five years. Just to check, If one take HDB loan but no whatsoever grants, it is condsidered subsidised? Thanks -
How i wish I am... I envy you guys every time i drove pass the mall. BTW just curious, what are the prices like for the 3,4 and 5rooms offered may i ask? Also, under SERS u are kinda forced to upgrade and take another loan...will this be still consider the 1st loan( from the enbloc unit) or new second loan? PS. I have been living in ave 5 for 12yrs...will I have the chance?? haha

It will take likely at least another 30yrs for him to sell after his kids are grown up ...if he intend to. With 30yrs, the price will definitely appreciate, as it is just a 12yrs flat. but of course, with the numerous BTO released, One can hardly be sure if this will affect the price or not. HDB may likely built more such penthouses in future. For me, if i can afford, i will take it. Penthouse, size big, ultra low maintenance, close proximity to MRT/shopping center. No gym/swimming pools is ok...the novelty is over after 2-3yrs. Only thing is, CCK has alot airplane flying over due to Tengah airbase rite? Wonder if it is noisy. -

The traffic is gonna get worse for sure with more cars, qeueing to turn in frm either current NTUC junction or the mall/MRT junction.

My gut feel is to demolish them and widen the roads there. Once the mall and people start moving in, the roads there are going to be very heavily congested. But the Eng wah cinema is still in the way and staying put, and will be upgraded and open for business..
