After phase 2, I only left the main door and main gate. Will be taking my time on this two items. The carpentry work will be also taking my time.

Staying in during the renovation It have been for three weeks since the phase 2 started, we have stayed in throughout the renovation from the hacking, tiling (hacking and tiling takes two weeks) and plastering jobs (plastering take one week). It is full of dirt and sand, it is like go for reservist for more than a month out in the fields eating dusts and dirt but this is even worst because we are eating cement and white plaster cements and smelling the chemical smells from chemical cements and plasters. No toilet bowl for the first week due to hacking of both toilets at the same time. If you need to go to do "business", you need to rush down to the coffeeshop in the next few blocks. No shower at all for a week, only clean with wet cloth or go to your relative home to bath. Common toilet are only ready on the second week, however no hot shower, cold shower only. Unless pay extra to get the electrican in to fix the water heater. Only hot shower is back to the old days that is with hot water boiled from the kettle. Some of the days there is no electricity to the kitchen and toilet as the sub-contractor taken out the wiring during tiling, have to bath in total darkness.... Some of the furnitures will be gone because of the shifting here and there and full of strains of plaster and dirts, luckly there are old. Prepared to clean and clean through the renovations, complained once to main contractors to ensure the sub-contractors clean up slightly at the end of the day. Or else you will be shock when you come back from work. Below is the kitchen after plastering, the right side is very mesy that why I donot take the pictures. My room: Hopefully, all this will come to an end soon two weeks times. Lessons learnt: 1. You must not have any children when you are staying in during the renovation. 2. Make sure you buy plastic sheets to cover here and there, if not use newspapers. 3. Always open your windows. 4. If you hack the doors and door fames, use a plastic sheet as a door to prevent dirt to go into your sleeping area. 4. If can, move out your things and stay out. 5. Be prepared to live in a situation that you have not stayed before and for a long time...

Kitchen Tile Selection: During the hacking of the common toilet, the kitchen floor tiles are demaged, so after discussion with my wife and the main contractor, we decided to over-lay the kitchen floor. The design of the kitchen tiles is the same as the tile used in the Foyer except it is white in color as compared to grey for the Foyer. I took the pictures after they have overlay the kitchen tiles, so you can see the background is the new kitchen tiles in most of the pictures that have posted.

Tiles selection on Master toilet Enterance: Tiles selection on Main Door Enterance Foyer: The front enterance portion is hacked and re-tiled with tiles to serve as a safety zone for water/rain coming from windows and main door.

Tiles selection on Master toilet: Black tiles are for the shower area. The brown tiles are for the washing basin and "business" area.

For the phase 1, To top up for mosaic tile for kitchen wall between the top and bottom cabinets - $150.00 For the phase 2, To top up for mosaic tile for Common toilets (9pcs @$12/sqft) - $115.00 To top up for mosaic tile for Master toilets (3pcs @$15/sqft) - $48.00 This is on top of the normal tiling quotations ($3/sqft tiles). I think the price is ok for the top-up to create a nicer look as a whole.

Welcome to Renotalk. Wow, very well planned. I think you does not need ID but a contractor. ID will charge you more. Do you need 3D diagram at all? I think you only need 3D images if you are doing a lot carpentry works so as to help you visualise the effect of carbinets in the house. Be more details on your planning, it will help you to save money and time. Try not to do adhoc things, the ID or contractor will charge you slightly higher as you donot have bargining power once you sign up with them. That is my five cents advise. Are you stay in the house during renovation? Hope you are not, it is very messy and dirty. Overall, it is very stressful and it may lasts for about 1 months. Lastly, maybe you should add in plastering the whole house to make it look nice. But plastering is quite dirty...... Please post more pictures. All the best...

I know the circular 40W or 32W made in Japan can be found, I think the Hitachi or Panasonic brand have it. Not sure the PLL 36W have or not. For my house, I strick to the circular tube because it is easily to buy. Pricewise not sure which one is cheaper. I guess the circular one bah... -
Common and Master bedrooms Ceiling Fan cum light: Have decided to get the Fanco FF707 fan with light and remote control. Did the purchase from lighting.com.sg on last sunday. Thanks I take note of that. May face problem in the common toilet. I think the master bedroom toilet should not have any problem since there is a glass divider between the shower area and the "business" area.

Hacking and re-tiling at the enterance of Master bedroom toilet: The enterance of the master bedroom toilet are been hacked and re-tiled to act a safety zone for the rains that come in from the windows if the windows are forgot to close and also prevent the water from the master bedroom toilet. This is to prevent the laminate flooring from poping out due to water.

Actually I means is it from the same light, if not, it is not the balast problem. From what you are saying, the light tube have problems. Nowaday, the Philips tube is made in china, I think. The best is to get tube that is made in japan if possible. -

My thinking is depending on your time you have. If you go direct, you save money and get the best quality workmanship but at the expense of time and effort to co-ordinate. It you go to a contractor, you may or may not get the good quality sub-contractor to do the work because the main contractor has many sub-contractors that depending on schedule and the profit to be earned by main contractor, you may be allocated to a poor quality sub-contractors and ended up a lot of problems and headaches. It is more dificult to recifity then redo. If you are going for a main contractor, must choose a reliable one, that means the quotation is also reliable lah......
