Initially, just want to do up the kitchen cabinet area. Once started cannot stop, just like doing cosmetic surgery, doing the eye job first, laterly find the nose not nice, so do the nose, etc ...... The first contractor is very slow in progress; it will be very tough as we are living in and the renovation period is too long. Furthermore, the price is much higher than the average yet so slow. Furthermore, he is not willing to do adhoc jobs, such as the stainless steel sheet at the kitchen sliding door (the kitchen door sliding door is part of his contract) but he yet refuse to do it saying the kitchen cabinet contractor not willing to do it ( which we paid quite a lot for the cabinet). So, decided to look for another contractor. The second contractor is nice guy, willing to do it (stainless steel sheet) even the amount of carpentry jobs is very little, just the vanity cabinet in the master toilet; and the sliding door is not part of his contract. He even gives me FOC for this job. The price wise is resonable. There is quite a lot of last minute adhoc jobs such as overlaying the kitchen tiles, plastering the walls and ceiling in the kitchen and bedrooms, black color backsplash glass, master toilet box up for the pipe using tempered glass, etc.. The price for the adhoc jobs are reasonable too, not like some contractors that will "carrot" you when you do adhoc jobs. No regret in changing the contractor. Quotations for both contractors will be released later... But will not be itemised.

Phase 2 Contractor/ID - Space creations, Rick Lau (HP: 91370529) Price : Very reasonable for a former ID from Chew Interior Design at contractor price. Sub-contractors : Average and above. This phase we have meet many contractors. Only complaint is the door color. Progress of work : Very efficiency, this phase we have many contractors from hacking, tiling, plastering, plumbing, electrical, doors, glass work and cabinets, and it is still well-coordinated. Some slow down due to us because we are painting the whole house ourselves. Within 5 weeks and we are staying in. Rectification of work : Reasonable, normally rectified within 5 working days after complain. Willing to change the whole door if rectifications cannot meet our expectation. Design :He will give your some ideas as he is an ID before. Overall : Have a better experience with him.

I think for the vanity, they will install the solid top surface and the bowl type basin. So those items will increase the height. You cannot make the vanity too high, then the wash basin will be above the normal height. Are you using the bowl type of basin that sit on the solid top surface?

It is possible, see my T-blog. We have done it. But I would not recommend if you have young kids and elderly around. T-blog Hacking of the toilets and kitchen tiles should not be a problem, it only take two days the most. The most dusty part is the tiling work and plastering due to the cements and white plaster. If possible, try to minimize the hacking and the plastering especially in the rooms. For the bedrooms, just overlay the floor with laminate flooring so that you can stay in the bedrooms during the renovation. It is impossible to hack the bedroom tiles with your furniture inside the room. Be mentally prepared for all the inconvenience created. Only think that you can save a few thousand of the dollars and the renovations will come to the end soon, to keep you going.... . It is the best to stay outside and store your furniture in the warehouse as it is more easy for the workers to work and the progress can be faster.

DIY - Wall Decal: The full height kitchen cabinet looks a bit plain and boring athought it can store many things, we brought a wall decal to decorate the doors so as not to look so plain. This is the first wall decal that we try to DIY, quite easy to do it. We are very happy with the outcome. Will buy some more for other part of the house. Demage : $12 plus (shipped from South Korea)

Initially I want to install a full sliding shower screen, but dropped the idea due to space constraint. The tempered fixed glass is from the contractor. It is about 1.8m by 0.75m. I do not want to make it too big as the toilet is already very small. With the glass screen, it left only 750mm opening for the shower area. My shower area is only 750mm in width. I think yours is slightly bigger (800mm) than mine.

Yes, you need to hack off the existing tile skirting not the floor tiles so as the wooden skirting can be installed by the laminate floor guy. The hacking of the existing tile skirting are either done by the laminate floor guy (part of the laminate floor package if you are taking it not from the contractor) or the main contractor. For my case, it is from the laminate floor guy.

I guess you can arrange the laminate flooring guy to come after you have acid wash the flooring (during acid wash, they will be able to clean away te dirts and some harden cements). For me, I only laid the laminate flooring after the ascid wash. It will be also cleaner and dirts are not trapped inside the laminate floorings.

Why not ask the contractor to install the curain rail for you? Normally, it is FOC. Installing of the toilet accessories included mirror is normally part of the renovation package if you renovate your toilet. So you should get them to do if you renovate the toilet. Save some headache . cheer!

It is true that now there are a too many jobs for the sub-contractors to handle. So, the work schedule can not be reliable at all. It is common to see one worker working in your house now because the sub-contractor can not provide more workers. The situation will not be likely to improve until CNY. One trick some main contractors will do is to promise you that they will deliver on time during the discussion; once you sign with them, they will start at the date they promised, this is very important because it is an auspicious date for some customers by hacking the walls, etc. Then you are difficult to change contractor once the hacking is started. The rest you know lah… If you meet a good contractor, he will tell you that it is impossible to finish the renovations within 1 or 2 month due to resource shortages. What I heard from my contractor is that he have to reject some customers now because he could not finish it on time. This is the correct attitude to do the business; not take it at the expense of customers. Rushing the workers is not a good things to do as it will end up with poor workmanship. Also it is no point scolding them too as now the workers are the king because there are too many jobs to handle. Treat them nicely, they will do a better jobs. It is truely a good learning experience for me as I have to handle two different contractors in a single renovation , cheer.
