  2. Sorry, yours is new flat har. Like that u cover kitchen with cabinets or some features. Hack those parts that cannot be covered.
  3. Same problem here. My toilet wall got a stretch of flower so intend to remove that portion only & replace with stretch of colour that suite current tiles. Other way is try to do things like longer mirror to cover. As for kitchen, space between top & bottom cabinet cover with glass. I changing kitchen cabinet & my contractor will hack only those parts without cabinet cos I using glass in between top & bottom cabinet. Like that those parts covered by kitchen cabinet don't need to hack lor.
  4. Don't think too much if the unit is for own stay. I paid double your cov but never cross my mind that I want to back out from the deal. Most important is that seller can sue you for specific performance. I believe valuation for hse will still be increasing although at a slower pace. I did not valuation 3mths ago. My neighbour just had their unit valued. Their unit at a lower floor and not renovated but valuation already higher than mine by 20k.
  5. Can they appoint POA? Too expensive? My seller also come out pattern. Just had my appt yesterday. On first appt, my seller suddenly say don't want to sign cos they want to delay the date. HDB officer inform he will not intervene and asked us go outside to discuss and then tell him our decision. After much pursuasion, seller finally agreed to sign and stick to original agreed date. I think then they have to find a place to stay temporarily.
  6. Latest preference is first idea but long sofa abt 3.2metres. I intend to put together all the ideas I have for the furnitures and view the hse again to picture how the furnitures would look like.

  9. I heard some agent have auto posting of dummy ads in certain website. If you are looking for hse, observe some ads are always the same, no pictures of the actual units and keep repeating. It happens when I was hunting for my toa payoh flat. If you go to property.st701.com website, you search for 5 room toa payoh and can always see the same few ads posted over and over everyday. These are ads to fish for new buyers. For new buyer, they will suually not notice this.

  12. Bingo, I was discussing with my hubby and we may get a 5 seater long sofa and place at the 1st idea location cos that stretch is very long and will look very empty if we put a small sofa. If we have a 3.2m sofa, the tv can still be at the center of the 5 seater sofa cos living room is really long.

  14. Now you share your experience can benefit other pple. I think hdb should state the submission grace period to be only 7 days and state a period for first appt just like 2nd appt, 6 to 8 weeks. This can stop pple from trying to take advantage. This means that pple who wants to move hse must always find a place to stay unless they can get bridging finances lor. Hehe...maybe govt can have designated blks for this type of short term stay cos it's not easy to find place to rent for short term if those pple have no close relatives that can help.
  15. Agree. I think this is the case. They cannot find hse so their agent delay submission until last day. Anyway, I am afraid of such situation so look for house to buy first. When I get an otp, then I immediately start selling my hse but I have to get bridging loan for this whole process. Having said that, everyone has their own constraint and if seller is the one who delay the process, they should bear the consequences and not hope that we can allow them the extension cos our buyer also expect us to hand over the flat by a certain date.

  18. Yup, I think rate of increase will slow down and prices will soon stablise. It will not return to the previous low in 2006/2007? HDB sell their property 5 room at The Peak for about 650k. Do you think when the owners can sell in 3 years time, HDB valuer will value it lower than 650k? How can HDB answer to those pple who bought all the DBSS? If valuation of properties decreases, foreign banks may start to claw back loan. If this happen, some pple who cannot repay back will declare bankrupt. I don't think government wants that to happen. We need to have a sustainable and stable economy and not declining one...
  19. So we are in the same situation. You very garang...can handle these pple. We let the seller agent drag until 30 days then submit and they still want extension.
  20. Agree. You need to find out the budget before you can decide what you can do. If can, stay in HDB for 5 years and then move to a condo. If you buy condo now, you cannot buy HDB in future.
  21. Haha, an eye for an eye... Anyway my agent is quite ok. It's the seller's agent that is coming out with all the tricks. He claimed that we agree to them doing contra previously. They did mention that they will be looking for smaller house to move to but not about contra. How will I know they expect me to follow all the dates they want? My friend says if they want contra, must ask all parties to sign a contra letter. Never sign such letter before.
  22. Feel so stress now. My agent said the seller already bought a house so they must come for the appt as they also need money for their new hse...so don't worry. Sigh, still got 2 weeks to go.
