Hi, this is my 2 cents worth:) do you personally have experience in renovation jobs or are you trained in building & project management? If not, i think your option c is out.. since you are talking about construction.. not interior decor works. true, you may not have payment problems but most likely will have other set of problems! Managing sub-con not easy. firstly youhave to source for ALL subcons and theres alot of them.. you have to know which trade to come in first.. or come in together.. you have to make sure the subcons can work with each other.. etc.. may end up with abortive work if its not co-ordinated properly.. your concern with MC can go bust, both option a and b also faces that problem. Main thing to look out for is to make sure you select a good one.. look at track records, financial statements, current work commitments of the contractor.. etc.. I think option b is do-able if you have some knowhow on how to assess work done.. eg % of concreting works done.. % of electrical works.. usually b4 even reno works are done, may have to pay them some 'preliminaries' for their costs incurred like buying insurances, application fees, etc If you leave it to architect to help (like in option b), i think most architects will just hire their own QS. And you will end up paying for the QS indirectly coz the architects will just price in a higher amount when they quote you. This may not be a bad thing you know. It just mean that you will only need to liaise with the Archi. just make sure you get a good architect So i think the best and the most fuss-free is option a.

so ex... oh but roman blinds are real nice but its really ex wan lor. i went to curtain shop and wanted to get roman blinds but its all above my budget. in the end they suggested that i get curtains instead coz its cheapest among all window coverings. still above my budget.. so in the end i sewed my own.. hee. hey ladyluck got photos of your roman blinds? post photos when its done leh 4k.. wah. sure very nice i think window coverings do really make a difference to the look & feel of the house.

wad.. i bought a rice cooker from g**** too. its black cover with gray sides and rather big. actually alot of ID do not have their own carpentry factory wan leh. But they do have a group of carpenters they always work with and those carpenters may hav their own factory lor. I think thats what the IDs meant when they say they have their 'own' carpenter factory.. means they have their 'own' list of usual carpenters..

i drew it on a paper to know roughly what i want before drawing it freehand on the wall.. thought of using stencil before but decided not to coz all the flowers were of different sizes, didnt want to cut so many stencils!

think its made of sandstone.. its very heavy!! we bought it back from batam while holidaying there.. its abt sgd 30 per tile. our ID mounted it on the wall for us leh.. i think he cut a little groove into the wall and mount it using mastbond.. definately cant DIY that.

My balcony has a economical water feature... no pump required coz we only put in a few fishes.. the fishy also helps prevent mossy breeding as they will eat up the larvae. We bought the bricks and the dish ourselves.. and my hubby thot of the design and layout for it.

hii are you talking about those cottony bedroom slippers? i got free ones from hotels when i go travelling. hee hee. but they are not black lor. Anyway i think its too warm to wear in singapore at homee... didnt wear the slippers in the end.. oh but i bought slippers from bkk to wear at my balcony.. coz my balcony's ALWAYS dusty.. the slipper's super cheep i think only about SGD $1 each.

I've been wanting to buy the $99 expedit bookcase but its always sold out!! grr Yar not much items were on sale leh. quite disappointing. i like some of the ikea designs but they dont really last !! yea its true it depends on estate! my old place was at queenstown.. nothing exciting. stayed there 20 over years. only once saw a suicide case (jumped off the corridor) and an attempted suicide case (my upstairs neighbour wanted to jump so the police came over into my house and tried to catch her if she jump haha. drama mama) But other then that, queenstown is a lovely old peaceful neighbourhood where the skies are blue and the people are frenly
