I'd advise you not to get it, mainly because the design is too trendy and you'll be tired of it in about 2 years... furniture needs a little bit more longevity than that. Otherwise I wouldn't think laminate is hard to maintain at all. -
such a lovely dining area! feels like a top class restaurant. the wishbone chairs and that table are a perfect match.

I wouldn't advice a something like that if you have kids... they would probably leave their fingerprints all over the place. But for an adult only household I think it wouldn't be too difficult to maintain; unless it's in a high traffic area where you would expect people to touch the mirror. The thing about mirrors is, I don't actually like them that much. Just that the ID kept telling us that putting a mirror there will make the space seem bigger... Shelves may not be a good idea since that area is a passageway. Anyway. Seems like the big mirror is not going to be there anymore. It may be replaced by a smaller, arty-farty mirror. @epigram: You're quite the layout ninja. Anyway, my downstairs neighbour (and also many other households) have already moved in! -

Dining table get! From XZQT at ION. It's from Calligaris, 160 cm x 90 cm and it extends up to 240cm. The one i bought is in clear glass. There are probably cheaper dining tables around but the dimensions are perfect for the dining room. I also love how it looks somewhat casual but can be dressed up for more formal occasions. Need to hunt for chairs now... found some at XZQT but they cost $1400 each! Each! That is just wayyy too much to spend on dining chairs... -

I'm still hunting for a decent looking dining table! If it weren't for space and price constraints I would have gone for this one (Lingotto by Bonaldo, avail from XZQT Ochard at astronomical prices) Imagine this table and that beveled mirror... Too d a m n bling. Thank goodness for space and price constraints. This is a more realistic option. Omnia by Caligaris, also from XZQT (they have lovely tables there!) I really like them chairs. -

Thanks for the warm welcomes everyone. @het: East side... not gonna reveal anymore than that at this moment. @berry_surprise: what do you mean your bay windows used to be a dumpster? If only the view from the dining room were like the one in the 3D... But no. The dining room actually faces our neighbour's dining room, and the distance between the two rooms is so close that you can have a normal conversation through the windows. Here's what it looks like for real. Kinda blah. So yeah, that window is probably gonna be covered most of the time... should the mirror still be there? Oh, I can't use a single piece cuz it wouldn't be able to fit into the lift... and no I'm not crazy enough to ask a crane to lift it up there! -

Dining Rm This one has a different mirror design. Which mirror is better? I'm not sure about the mirror in the dining room. ID says that it will create the illusion of space... the truth is, the mirror is not reflecting anything nice in particular so it could be redundant. Another option would be to convert that area into a photo wall. What do you all think? -

Some 3D drawings... Living Rm We really love our lights. We decided not to do cove lights at the ceiling but to put it at the back panel where it would illuminate the console wall. We didn't tell the ID before this, but we have a painting that looks really similar to the one below. -

(I am going to regret that title in about 2 weeks...) Hello everyone. It's been a while since I joined and I found the t-blogs to be a great resource for homeowners. I decided to start one now so as to keep track of how things are progressing. So, I am renovating a 4br condo, about 1700 sq ft. However due to the bay windows *curses under breath* the real floor area is probably much smaller. At full capacity there would be 6 occupants in the flat. First, the floorplan. And then the layout.

A hanging lamp close to a ceiling fan looks weird no? Track lighting idea seems to be feasible. Have you also considered cove lighting? That way you can have an additional layer of lights around your ceiling fan. If not you can use floor lamps which bounce the light off the ceiling for additional lighting, something like this. This wouldn't work so well if you have a very high ceiling though. -
Have you tried VOSCH Element at Liang Court? They have a LOT of carpets and rugs. Give them a shout.

Hi namuramc There seems to be a huge space in the middle of your living room, where I suppose you are going to place a ceiling fan, w/o any lighting. If that centre space is going to be a major activity area I think you should place some lights there. Most importantly you should work out where your activity areas are, and then plan the lighting accordingly. It doesn't matter if the lights don't end up being symmetrical, no one's gonna really notice anyway. But if your main activity areas are not lit properly, you're gonna have a problem. -
