  2. I am caught in a bad situation. Seller called and said she wanna cancel the first appt cos of the new ruling! My first appt is on 29th September. She is in aussie and said she cant buy a new place if she sells hers here. I suspect she wants to invest in the aussie place even when she is back in Singapore. How can i "threathen" her or i am caught in a deep **** situation? Can i sue her for damages beyond 5K? Also, if she now has 2 properties 1 in sg , 1 in aussie, she dun need to sell one of them?
  3. ooh no la, i think is the right timeframe. he said he exercised on 30th july do paperwork 3 days later, so also spent about 1 mth waiting for the first appt. I was under the impression he just signed and just submitted form to hdb as he has earlier mentioned he could be the last person before the change of hdb rulings. So i guess, the last person would be the one that signed and paid $5K on 30th Aug
  4. I dunno about bank, as mine is HDB. Just to update, the second valuation, done approx 3-4weeks apart, was up 8K.

  6. My agent says, get from HDB. Who gets? Me or her? or seller pass to me?
  7. Do i need to be present for the inspection? As in, what if the twon council mentioned A to Z, and the seller only done A? ALso, for buyers, do u all check the pipings etc from the upstairs, downstairs neighbour or you engage a Certified Engineer etc to check? What to look out for beyond just the big chucks of walls?

  12. not really. I used to stay there when i was a kid. True there is no NTUC nearby, bt u have macD oppoisite, KFC at the side, with community center within raech. there are lotssss of hawker centre around and an Econ Minimart below. MRT is just below the block without needing any brolly when it rains! =) I agree the railings, becos my mom used to warn me about that when i was playing ard the corridor.

By the time first appt, i would have 2 valid reports, since the new will supercede, there might be a chance the new val report is lower, then another risk to take. hmm... =( I am using HDB, so to exercise OTP, i can just show the old one, then in first appt show the new one (if it is better than the old one)?
  17. To add on, seller is a very reasonable lady. She just want to cash out anyway since she is migrating to elsewhere. So COV or not, doesnt really matter to her. She just want to sell at 500K.
  18. Here goes the story... The seller wants a fixed price to sell, regardless of valuation, ie 500K. Her val report was expired and require a COV of 55K. We paid for a new val and was done up this week that requires us to top up to COV of 35K. Now, can we OTP based on this final amount, since she wants 500K, and then, we go ahead to try for another valuation? Her neighbours are getting 500K with a super nice hotel deco style, and we were hopping to get around 480K. If the new report is higher than the older one, can we use this val report? I reckon that 14days of OTP period, we will get the val by the new accessor. If the new report is lower, can we adopt the older one? does the new report supercedes the old one or we can basically use any report that is more favourable to us?
