On my floor plan, there is a few areas that says 100 DROP. What does this mean? I think it is for the beam on the ceiling. Does it mean it cant be hacked?

Our current discussionw as to knock down the wall between kitchen and storeroom ( to have our washing machine, fridge) , and also the wall between the entrance door and kitchen (to walk straight thru). For my previous case, I did a revaluation 1 mth apart, and gotten $8K, but before that, there is a report that was expired, so we paid to do it before we decide OTP or not. That 3 mths apart, went up $25K. So for that place, within 4 mths, up abt $33K

For HDB loan, it wont be affected as our HLE is valid for 3mths. Actually this round is quite fast for us. For those who remember my previous case, i waited 6weeks, this round, is only 3weeks. But we took a week later date, mutually agreed with seller cos that day, we are all on leave.

BUt there is no change in the OTP date. What we did was, when we submit the application form, there is an option to request for valuation. We opted that.

hehe thanks all =) We decided to go for the valuation and take a bet on the $180. Hope hope the valuation went up again and lower COV for us. The final price is locked down on OTP so there is no variable COV, as what advised by our agent.

Would like to understand if there is any impact on the valuation since the new ruling? I have a valuation done in week 1 of Sept, and thinking if i do now, will it increase? or valuers also value lower due to new ruling. Anyone recently done a valuation and has comparison with the previous?

The POA was done like years ago when she left Singapore and she has clearly stated, only if give her $$$ more then she will sell. As a seller, in her shoes, i want to sell more money. but if u have already sold, no turning back ur head rite. If haven, still nego, I can understand. Once close, how can. Whether is seller shoes or buyer shoes. I have changed entire of my life plans (wedding date, banquet etc) all moved up cos of her cos we had planned to only get a place next year but this was too good to be missed. She was so firmed in not meeting us, and so firmed in her final price that we went in without negotiating as the COV was sky high as well. Ultimately, she has wasted everyone's time, and money. I hate to see my phone bill cos i made trunk calls to her so many times lor. Sueing is one thing. Letting others to know, there are sellers like her, who get away becos most buyers think is too troublesome to sue, happily twist our lives upside down. If u are a tiny bit apologetic, i dun mind. Go ard blatantly lying, thinking i am an idiot, that, sorry, door also wont open. But yeap, like wat they said, without her, i wont get a better house!

HAHA ^^ u all made my day! While my drama still continue becos someone claim to send email to HDB and did not, to cancel the appt, and i had to dirty my hands to do it. grrr... Yes I got back my money =) We poor souls, genuine buyer, must take back money. Angry part is, say never receive my money but yet can return me money. Either think i got short term memory or wat. But still got other money never claim back but those are like time, effort, off-days etc... will think how. cos if sue also take time. But yeap! we are quite lucky to found a better place, higher floor, nearer amentities, shorter distance to the mall and everyting else! I just got to know that she starts to get abit panicky now! WHEE~~~ Besides police report, any other areas or shld i email to other agencies to watch out for this case? I have alot of versions of the stories, from the seller, to the agent (her fren) But my gut feel is seller is lying. Firstly, she tells the agent that she doesnt want to sell the flat becos of the new ruling that she needs a HDB back home as she is now residing in overseas. Fair claim. So i spoke to HDB and they suggested for an appeal since our OTP was way before August and she really needs both places. Sent to seller, emaled ignored. 1 week later, agent says, seller wants to delay first appt. I asked agent why and she said seller cant fly back in time. Suspected foul play so insisted to speak to seller. Now, seller says alot of excuses and all i haer in the end was, top up $20K more, else deal is called off. Said that the POA was actually not authorised and her best fren actually went thru an illegal proceeding. Honestly, i feel so disgusted by her actions not to me, but to her so-called best fren. when i said, i can take legal actions, the reply was, go ahead and take it on her fren cos it was her who signed! She claim ignorance all of a sudden on the sale of flat, until the very last minute, ie 1 week before the appt. (appt is this week) but, yet, when demand to collect back my deposit and all other cost, she can cough it out, despite saying, "oh! i did not receive any money and documents!" Seller has conflicting statements throughout the conversation, and seriously, give me the house, i also dun wan. So **** suay liaoz. Touch my heart, i din cheat, nor attempt to cheat. But i really think, she suddenly wake up and realised that she sold below value, which for heaven sake, i paid COV lor. To me and hubby, since there were so many hurdles to get the place, probably, it was really not maent to be ours. Yes, it is a BIG house (EA), and yes ,it is super near to my in-law (next block) but if i had to buy that hse in such unhappiness, i worry my marriage will end up like the seller! Divorced! *choy!choy!* she suay can liao. hahahahaha So yeah, we moved on, but the mental torture was crazy!!! not mentioning all the efforts, time and cost! By yeah finger cross, we got a better flat, just 1 week later, higher than that 3rd floor, with dropping ceiling and lower cov.further from in-law, but nearer to the mall! =) So yeap! i wanna blacklist so she cant sell! wahahahahaha *evil!*

Is there any list or forums that you all can recommend, where I can blacklist a HDB flat that could be on sale? Super pissed off with the mental torture they gave.

Thanks. The agent has helped to mitigate it and seller agrees to go ahead. However, I am keep my fingers crossed given that anything canhappen until first appt .. or even after =( However, we have also given the flexibility that shld agent find a similiar deal, we are open for changing the place, delaying the process to suit the seller.

But now i am the buyer... Ya.. agree all are victims of this transaction. but in this case, agent and buyer are all genuine but seller is a speculator of property.

Thanks! Is it possible if i sue her for damages on the the tarnsport, and time i incurred in future? Cos i got here is due to the proximity with in-laws. now this case, if i stay further, i have to travel more etc. Also, if my future COV is higher, i can ask her to top up rite?
