If using cpf to pay.....usually the officer will advice you to leave at least 3 months buffer for deduction. But all this you should decide. When i do lump sum payment, i always set aside at least 1 yrs buffer in case lose job. When servicing the loan repayment also always based on 1 person's ability to service the loan. kekekeke!!! (old school of thoughts)

Also go straight to the agency to check....don't base on the agent's words. A lot of agents are not sure of their work. Always use the famous phase "standard practice". Challenge the XXX agency before on the commission payment. Even before 1st appt, i was asked to make payment for agent's commission. Tell me it is "standard practice". Then when u meet the crook ones, they'll twist and turn to make u blur! -

All this fine prints of "Auto Renewal" is the underhand tactics of the agreement. Agents will never tell you this.....when question on this, the common answer is "don't worry, your unit sure can sell within the period". Never believe that the valuation report is at the cost of the Agent. The agent will claim back from the buyer. Tested with agents when i was searching for a flat. (understand that if you are not taking a loan, you don't need the valuation report) Only requested to see valuation report to determine the price and i was asked to pay for the report. -

Manage to get 2 quote for the re-location of the fan coils. 1st quote - 300 / fan coil. 2nd quote - 180 for 2 of the fan coil and 250 for 1 of the fan coil (based on the current location) Also have an issue as 1 of the fan coil is located in the living/dining area (which is possibly a higher BTU unit) so air-con man say might not be suitable for room usage if it is a 22000 BTU fan coil. Too cold!

My quote was $35 for electrcial point and $8 for installation. But i think there is room for nego on the electrical point. (my guess is $28 is doable) Installation of $8 is reasonable. But if you have a lot of points, then do a lump sum nego with the electrician. I did that with my electrician the last time. Now also working out this details for my new place. -

Don't know how old the seller...but agar agar around mid/late 40s. To date, required documents still not complete. Really pissed and if the completion delay....will need to temp storage, reno delay and alternate housing arrangements. -
Hi, Need advice. Looking at re-running the aircon piping and in the process re-locating the aircon. Currently location of aircon position tends to limit the "play" area for space & layout. Appreciate any inputs and pricing on how the charges are done. Cheers!

Your case sounds familiar. My uncle had a tenant like that some years back and it is also a family of 3. As they claim most of time travelling, so a nos. of time my uncle went to collect rent always not around ....only the daugther was around. But when things in the house were damage or spolit very fast to call. After a non-payment of rent for 3 months, my uncle asked me and elder bro to go to the apartment with him. Didn't know my uncle was so pissed that he asked the daugther to contact her parents and come back now or she is going to sleep outside. (the couple claimed to be overseas, but when told of this showed up in 45mins) Couple explained that the reasons they didn't pay rent b'cos there were items in the apartment were not working and they will only pay if the items were rectified. (claiming that the items in the house were all very old) That pissed my uncle even more. He immediately ask me go to his car, take the renovation document + all the electrical appliances that were purchased before the family moved in. Effectively the family had a brand new apartment. Couple than change tune and says business bad .....says will pay be end of the week. Uncle told the tenant, it is by 23:59 or evict. LL the couple issued a cheque immediately, but uncle didn't want to take it and asked the family to go en-cash it immediately. Then badminton game start again..... even offer to leave his Rolex watch. Uncle was determine to get the rental payment or evict. Eventually, the tenant says they don't have money to pay and ask for 2 weeks for them to move out. -

1. Property title should have been redeemed, but seller have not provided the law firm acting on behalf the OTP. Which law firm have been chasing since June. 2. Divorce papers not submitted to both HDB and law firm 3. Name change for seller, which was dated back in May. But NRIC and official documents still reflecting old name. -

2nd appt date fixed. Requested for 4 weeks as my place already sold and needs to hand over. Law firm says they will rush our documentation out, but is only worried that seller's documentation not complete and might cause the completion to delay. -

No idea. Actually from OTP time i've been having issues..... the valuation report was not presented to us for sourcing of loan. But we insisted that the OTP date only start when we are presented with the valuation report. Loads of other issues with the seller's attitude even the agents, legal firm.....etc all cannot tahan. Can you believe it that 1st appt was submitted on 24 or 25-Jun....HDB officer inspected house and inform of issues that seller needs to rectify, but yesterday at 1st appt, seller claims don't know. Well i've met the "badminton" player, so now got to beef up my badminton skills also. Kekekeke!!! -
Yesterday was my 1st appt (as a buyer) after postponement by the seller...... Appt was @ 9am, but seller nowhere to be found. Agent joking tells HDB officer that might need to file for missing person report with police. HDB officer was kind enough to wait and told the seller agent to contact seller and get seller to come for the 1st appt. Whole saga was super F*&^ up feeling. Both myself and spouse was having a bad feeling that something might be wrong.... Eventually seller showed up @ 10:45am. Then the hi-cups on the seller's documentations. Si Bei Suay! Hope others waiting for their 1st appt don't have such Experience!

No lah! For me i sold my place first. But when it was nearer to 1st appt, i asked my buyer if want to re-value as the valuation around my area generally has gone up by 10k. As for my new place, we were prepared to pay the 50K COV but as the 1st appt was like 12 weeks away decided to place the $180 bet to do a re-value and was totally surprise with the increase. kekekeek!!! -

don't really agree with your point of sellers after seeing the valuation goes higher will take this chance to increase price. Once OTP done and price locked in, the re-valuation (up or down) is in mat'l to the seller. Just that will need the seller to agree for re-value. ** I asked my buyer if he wanted to re-value my place as the valuation had gone up. -

Can't be that much lah! I just completed my 2nd appt (5rm flat) couple of weeks backs. My buyer just need to refund $58.20 to me which the HDB officer will tell tthe buyer how much to pass to seller. So don't need to worry. If you have concern on the amt to be refunded, just bring $100 cash for this and should be enough liao!. Hope this helps! -
That's a loop hole that should be plugged. Always have to question the agent on who's interest he/she is representing.
