  1. if first time val = 350k, seller asking 50k COV, if buyer agrees to pay 400k, case closed, everyone happy. if buyer request reval and seller agrees, if reval is lower, say, 330k, COV to be paid will be 70k as per rules. would buyer be willing to fork out extra 20k cash? i mean put oneself in seller's shoes, would u prefer more cash from COV or from CPF???

    Dilemma

    I'm sure this has happened to all, one way or another. Set some requirements and budget, approached a few ID quotes, compare their email quotes. As initial quote is simply based on floorplan (the dimensions given by HDB are way off the actual internal measurements!!!) and no way to ascertain what sort of materials and workmanship & craftmanship the IDs give, first thing to look at is the pricing. Quotes that are way off average are simply discarded. Quite straightforward, and start comparing the really close ones. Upon narrowing down to a few quotes, arrange for ID to personally survey the actual layout for more accurate quotes (reduce any VO). Say three contenders, A, B & C. If preference is given to A with an attractive quote and creative money-saving ideas, B which is not so creative but comes along and ask you what's the outcome, and says that he will attempt to match, if not, better A's or C's offer based on the A's design. How then should one go about evaluating this, since price is the main consideration that decides who will get the deal, also quality & reputation affects the decision process... One can simply tell B (or C) what A's design is and see if B (or C) is able to match/better pricing. But is it "ethical" to do this, since the ideas are "copyright" to A? If B gets my biz will A be TL and #$%&* at me??? Sometimes it's really paisay to reject them, but at the end of the day, the contract goes to one.... any thoughts on this??? Also, not every item IDs quote will be the cheapest out of the shortlisted candidates...eg, based on same workscope, - A quotes cheapest demolition and carpentry prices but quote the highest for masonry works - B quotes cheapest masonry but expensive for painting - C quotes cheapest AC rewiring and plumbing but expensive for carpentry - and so forth.... Hypothetically speaking, will I be effed if I engage A for demolition & carpentry, B for masonry, C for electricals & plumbing??? will either A, B or C ask me go fly kite?

  7. have you tried to use those clamp meters, eg like Kyoritsu http://www.kew-ltd.co.jp/en/products/clampmeters/index.html to tong one of the live or neutral (but not both together) wires to find out what is the actual current when on standby mode? cos i believe the clamp meter is calibrated in RMS values, which is the actual heating effect, multiply the current by 230V and you shd get the correct power consumed by any device. also, side track a bit, i read the starmex series of condenser units have this (switch) settings for HDB flats with and without current limitations. max operating current is 8.5A for MXY-3A28VA (system 3 with up to 14.6kW) for limited current applications and 12.65A for unlimited current applications... now, we all know that the higher the current, the more energy the aircon consumes, so to save power, can installers simply configure the condenser to run at lower current and save power bills?

  15. my thinking is, even if OpenNet opens up a huge range of services, but at what cost and what is the acceptance level? traditional TVs still use centrally distributed CATV systems to work. if it is the legacy POTS (Plain Old Telephone System), the emphasis is not so much, as i believe most pple own hp...and how much usage pple use their fixedline when communicating?
  16. ok, so indeed they are upfront with disclaimer... but if u were to inspect their splitters inside their box, most likely they give those cheap MIC "Regal" brand splitters with rather high-loss characteristics when the incoming signal is split into the TV and FM output. as far as i know, received signal requirements for MOL is far stringent for cableTV. weak signal due to high-losses prevents stable data transmission, starhub is able to remotely measure the signal strength from the cable modem if a complaint is lodged due to intermittent BB connections So I need to buy quality cables & splitters and pass to my contractor when rewiring...

Hi, As above, starhub charges $107.00 to $155.15 (with GST) for every cable point installation http://www.starhub.com/support/tv/facts/otherscharges.html ... i know contractors typically quote cheaper, but what kind of cables are used? are they good grade coaxial cables (like Belden) or any cheap flexible cables? Reason I'm asking, when my current house is first reno-ed, i specifically asked contractor to extend cable point to one of the rooms, but after which my maxonline connection is intermittent, and their technicians visited my place, measured very weak signals, concluded that extension TV point is not done by their appointed contractors. Thanks.

  20. my concern is if there is some food preparation at the sink area, or using cleaver to chop chicken, will the impact loosen up the structure? i know the granite is very hard, but can oso be brittle if the points of stress are not spread out evenly... or during washing of plates, sink strain get choked with food scraps, water start accumulating much faster than the drainage clears the waste water, it might pose stress to the countertop...
  21. hi bro, is the sink supported by any concrete support, or the cabinet/countertop is holding up the weight? when u have heavy load on the sink, will it warp and bend the u-drainpipe ?

I tot when u wanna sell your house, pple will come ur place take photos and evaluate, whatever fixed and immovable items are factored into the valuation price? can ask the evaluators not to factor in those items u want to bring with u? if buyer dun like, he cannot ask seller to get rid of the cabinet at own cost, can he?

  24. if i not mistaken, plasma is the most jiak-dian among the flatpanel technologies....when you go courts/HN, take a look at the back of the same-sized panel and compare the power consumption between plasma/LCD/LED... but plasma nowadays is real cheap, last year a panasonic 42" plasma costing about less than 1k with free $200 NTUC vouchers... also take note of the warranty given by different makers, some give three year warranty on the electronics and one year on the panel, while some give three years on the entire set.
