Based on your wishlist, here are the estimated costs (disclaimer applies): - the basics (repainting +plastering+acid wash.....etc) ($1000 + $1600 + $300) - change tiles for entire house (assume floor tiles for entire unit and wall tiles for kitchen & WC+bath, ($9000) - build updated kitchen cabinet ($5000) - build msbr build in waredrop - overhaul the 2 toilets - build up a store room (ex owner hacked it) - rewiring (do you guys think its needed? since it was last done 5 yrs ago) the above items in red have already exceeded your budget. so you need to either set aside more budget or prioritize which is more important to you... BTW, layout is quite good. huge typical 3rm kitchen.... PM me if u need more details...

I remember HDB ruling is even though it is allowed to hack walls, any exposure of steel structures during the course of the demolition work, the lessee is not allowed to proceed with the renovation work and to inform Branch Office immediately....

  14. i am not sure what constitutes a "good resale value"... 30%? 50%? or 80% of the sticker price? I have once bot a BOSE lifestyle 12 system for 3k+. and now i dun think its worth $200 at all. BOSE stands for Buy Other Sound Equipment.... lolz....there was some internet site that dissects the jewel cube speaker, only to find papercone drivers that is made in china, high price to pay for something that is not even made in US? i would think so.... even focal JMLab grande utopia (their drivers are handcrafted in France under the most tight security) that cost an arm or leg can hardly fetch any decent amount.... 有价没市...no use oso... ;p anyway, TS mentioned is for general audio "got-sound-can-liao" quality when playback DVDs, not for critical listening. as long as one trust his ears, be comfy with the budget, there's no regrets...
  15. the best i have done for my wall mounted TV is get those snakeskin cable organiser, bundle all the AC/HDMI/RCA/S-video cords into one big bundle and that's the best possible neatest way.

    Dilemma

    i would think this is very true...thanks to RT forums, i have a much better grasp on what I can do for my 3rm resale flat liao...initially blur sotong go ask ID design, they will mark up the price, and give some beautiful 3D renderings and i pay for their creativeness and AutoCAD skills and (maybe not) their workmanship.
