  1. Three electricians came in the morning and have already completed tearing down the old trunking and wiring. all appear to be laocheks with good experience...working steady poon pipi Trunking on kitchen walls are nailed nicely at the grout area to avoid cracking the tiles, with glue running the entire strip to the wall...hacksaw (instead of snips) used to cut trunks to correct length... Main thick trunkings were drilled and screwed (with wall plugs) onto the ceiling instead of nails... Farewell to old retiring MCB and Greenland brand trunkings...you have served the flat well
  2. depends lor... if the ID is good and has contacts with his contractors, why not be his own boss right?
  3. Becos if the personal contacts are given, clients wil directly give id the contract, bypass the firm. If like that, the popular id will poach all the biz n earn big bucks, and the firm will chup lup very soon.
  4. is sean the approachable guy (no wear spectacle) and looks/talks a bit beng-ish?
  5. depending on your design requirements, may need more materials. but oso depend on the estimation of the materials by the contractor...some maybe kiasu, give a bit more (maybe their tiler a bit wasteful and dunno how to plan properly), some more conservative, slightly a lil bit more than required. my main con told me, the cost of unused/wasted/leftover tiles are borne by him (unopened bundled tiles are returned to supplier), and I need not worry about paying extra, which i think is reasonable lor.... in other words, what is pasted on the wall/floor, i pay. my wetworks have been completed, i noticed no unopened bags of cement/sand; all left a bit for standby just in case...
  6. i can't help feel that in recent years, reno costs have went up quite a lot.... past few years back given 28k can do up very nice liao....
  7. got pics to show? not sure what you mean by the gap will be big.... I tink no matter what u must make it a point to inspect every phase of the work done, so that errors/mistakes will be controlled and rectified... edward, I see your flat is loaded with so much cement and sand! is it overkill? compared to mine, my cement and sand not stacked until so high leh....

    Cement

Just curious to find out, why the cement generally used for reno states "for export only"??? are they inferior in quality compared to imported ones???
  9. Basically today my flat is having a well-deserved break from the past week of hustle & bustle...so waited for Royal Fanco to deliver all the stuff... - Pozzi kitchen sink tap - Crizto kitchen sink - Pozzi basin tap - Crizto basin - Velin WC bowl - ADL mirror - WM tap - Other accessories Tomorrow/Thursday will be AC rewiring, SCV, Ethernet...
  10. no la, like what bepgof said, FS is not like one size fits all, to some it may appear bad, but to some it may be good.....世事无绝对.... need not be too anal about it lor....my a/c contractor said, many condos oso have their FCU installed above the door, pple staying there oso huat until buay lin chu....
  11. great find! bookmark first read later
  12. the glass panel is very nice in the study room... is the track hidden in the gypsum board or exposed behind the wall?
  13. met up with my contractor, settled the upcoming works: - plumbing - carpentry - AC rewiring - aircon piping & condenser installation - ceiling works - painting yesterday, emailed him about some minor areas to touchup as shown: and all areas done up nicely... I told him to slow down a bit as the progress was too fast too furious liao.... , he commented that most of the projects he do all complete within 1 month, chop chop currypop, fast but still maintaining standard...he told me his best record is within 1month complete $70k+ entire overhaul of an EM, complete teardown of the wall/floor tiles and staircase and rebuilt with glass staircase....
  14. i tink it is possible, but u need to be proficient in the workflow, ie, what comes first, what follows next, if something goes wrong, what is the followup and remedy. coordination is vital. even if u get the workflow correct, finding the right contractor to do may take lots of time and effort... haulage is what they charge for removal/transport of demolished debris and new building material, eg, sand, cement, tiles, etc...
  15. Tiling works officially ended today... took about a week to complete. had it not been the mistake, tiling works shd be complete by last saturday... now the living room is almost 20ft long Tilers cleaned up the place, packed the barang barang and off they go to another site...
  16. Not yet contacted him.... checking tonight what are the design/options given to me... but i saw one shop at IMM that design/fabricate wrought aluminum...yes, it's not typo, not wrought iron, but wrought aluminum main gate and window grilles... the x-section looks thick and strong, feels solid and not reminiscent of typical aluminum makes... can be made into any design that looks like WI, also have the square x-sectional rungs w/o the ugly bumps and waves.....dunno if anyone made this?
  17. My cov not worth mentioning, way much higher than yours… in tpy.
  18. now even with the kitchen lights switched off, the kitchen looks far brighter with natural lighting.... :D
  19. wah, 10-10-10... perfect tens... wishing u all the best in ur reno...
  20. I was told that the following is not good: - installation of aircon FCU cannot be above door frame - lighting above bed - false ceiling below headboard (cos there will be heavy pressure on the sleeper's head) Can anyone, eg, bro bepgof, provide more insight???
  21. Hacked 2ft of kitchen wall and floor tiles, added one more 600mm homo tiles for the living room...also added more hollow blocks to filled up the recessed area... tilers applying white putty paste to the grout lines and cleaning off the excess paste.... work continues monday...
  22. Tiling on living room started on 16/9/2010. As first tile is set centered from the doorway, can't step into see the rest... Popped in 17/9/2010, did some inspection... kitchen tiles are almost complete. living rooms are tiled, but discovered the living room was not extended far enuf into the kitchen .... double-checked my floorplan, something really amiss... really kena shortchanged by 2 feet :bangwall: immediately called my contractor which we met today, showed him the before-demolition pictures and convinced he conveyed the wrong info to his workers.... and his guys immediately started removing 2 feet of kitchen tiles and floor tiles... i see the nicely laid tiles being taken out very simtia.... :( but i must really admire my contractor's attitude and his guy's fast response.... a valuable lesson learnt... bros/sis going getting their reno done, please take as much photos as possible before the demolition, esp those areas that need extension or alteration.... use marker draw on the walls to demarcate properly and take photos....if kiasu, draw on the ceiling , cos the moment the walls/tiles are hacked away, nobody knows where exactly the reference/demarcation lines are, and you are left very much at the mercy of the contractor/ID's memory liao....while hiccups are unavoidable, please make it a point to inspect everyday to ensure all screwups are not snowballed until it is irreparably permanent. do not let the errors/problems accumulate. get it rectified asap
  23. Tiling of kitchen floor & low walls done on 15/8/2010...drainage pipes for w/m done oso...
