  1. for the stolmen, ikea supplies 2 pairs of runners (see above previous posts) with every drawer set purchased. so there's no need to go buy other brands if u r happy with the stock ones... you can try Excel Hardware for their similar ranges of soft-closing tracks. also available at the shophouses at Kranji area.
  2. dun understand what u mean by roller soft hinge? are u referring to the soft-closing runner tracks for the drawers?
  3. yes, the pole sort of vibrated no matter how tight i lock them, so i will try using my caulking gun to apply some silicone around the gap and see if that cures the problem... wait a minute, i think no need to mess using silicone, ikea has some spare fixtures that can be modified to secure the thicker/thinner pipe interface, will try this out at home to see if it cures the problem of shaking noises during slamming. stay tuned.... the runner tracks supplied have a spring mechanism to pull back the drawer when it's slightly opened. but there's no mechanism (like blum's gas-strut) to slow down the closing... so will be looking closely to apply some dampers...
  4. if u are looking at bi-wiring the speakers, then the canare 4S11 (also available at LHS) cable maybe more value for money.... details here
  5. check with ur agent (if u have one) who helped u. some real-estate companies provide some warranty against defects of existing condition after 2nd appt complete. and u only pay for their transport to get pple come and survey and make good FOC.
  6. Toilet looks posh n cozy that dun lose out to hotel standards how much u charge per night for staying in ur toilet? Hahaha Maybe you would consider using 1/2" trunking painted black color to replace ur 1" PVC white trunking.... makes the heater stand out even more.....
  7. While most laminate suppliers give warranty for replacement of defective ones, the workmanship cost has to be borne by owner in most cases.
  8. Well Reno ain't cheap, everyone paid hard-earned money to do it, hence gotta be getting one's money worth of quality.
  9. wait! before u start painting the grille, get a $1 copper brush and some 200-grit sandpaper & scrub over the surfaces to give a smooth bare skin before painting it smoothly
  10. not sure if the electronics, esp the AVR amp will get too warm with the front panel door closed. My starhub hd box (the new cisco sleek black box) was hotter than my old set top box..... PS3 does have blu-ray capabilities.... take note the centre flap panel resting position is higher than the left/right ones, can ask ur carpenter to do some adjustment on that. i think when ur wardrobe is populated with clothes the bare feeling won't be tat bad.....what's the name of the pole furniture? I just got my stolmen installed halfway and look not bad.... Do check out mine for details.
  11. not that cheap for belden... but quality is above average. but due to the thicker conductor size, it is more rigid and less flexible...
  12. if u still cannot contact seller and/or his agent after OTP lapses, make a police report with your copy of the signed OTP receipt (that includes ur seller name/NRIC as well as the seller agent's name/NRIC) as proof. there are cheating cases of sellers pocketing the 1k and run road w/o the intention to complete the sale transaction.
  13. has the 1k check debited from ur account? if not, can withold the payment?
  14. maybe they are not intending to sell the flat afterall, and want to makan ur 1k?
  15. Usually after a hot shower, the next person to step into the bath will feel damp and warm due to high moisture content. A ventilator helps to purging out these warm moist air and helps reduce mold growth. Hence it'll not stop the decaying but slow down the process. But if not mistaken there are full acrylic types that will outlast any wood cabinets anytime, but is costly.
  16. Office central aircon will also have this problem if switched off at night and turned on the next working day. The reason why you dun smell it is the office aircon has been running for some time even before u step in. If u got chance ask ur facility guys open the ahu room let u see, chances are u see thick gray dust all stuck at the huge air filter. :/ Back to your odour problem, try cleaning the air filters once a week n see if the problem goes away. If not u may have to get someone do chemical cleaning on the cooling fins.
  17. tiles are usually charged at $3 ~ $3.5 psf and labor is charged at $3.5psf. so not really that expensive.
  18. ikea supplied the soft-closing runner tracks, but quality is not as good as blum.... close with slamming noise gotta find out where are the impact areas and apply rubber bumper tapes to mute the slamming sound.... done up for the drawer skeleton.... top shelf with clothes rail immediately below... completed with drawer.... when the entire module is complete, perform another final check on the X-Y axes of the pole top and bottom.... once happy, drill the three holes in the ceiling to secure the pole and start loading up all the clothes..... haaaa next phase of modular extension will be done at a later date..... :P
  19. Today is another DIY day :D went ikea bought some stolmen modular pole furniture system and spent 3 hours fixing up.... tools required, cross screwdriver (cordless one would be life-saving), mallet, bubble spirit-level meter (very impt) supplied allen keys and a little bit of patience... to begin, depending on the max depth of the shelves u purchase, measure a distance of at least 27cm (half of the 50cm depth +2 cm) or 21cm (half of 38cm depth + 2cm) on the floor, from the wall that is to be mounted with the pole system extend poles to the max, hand-tighten and test fit, measure X-Y axis for levelness at the top of the pole and slowly nudge the pole in each axis and countercheck again with both X-Y axes. if have a laser alignment tool that will really hasten things up.... repeat for the bottom part of the pole a tip for those DIY installing.... as the walls aren't perfectly straight, so dun waste time trying to measure the distance from wall to pole at different parts of the pole. a bubble spirit-level meter is useful in measuring the "flatness" of the pole. following that decide how the partitioning of the entire height is to be done and attach the single-ended or double-ended clamps to both sides of the pole, ensuring both clamps are horizontal.... connect up the shelves or clothes rail, tighten up and check again for flatness.....
