Budget Estimation For Lighting Works Exclude From Lighting
neubie replied to Qin83's topic in Home Furnishings
Depends on how many power n lighting points u require. -
ok, see if my explanation clarifies or make u even blurrer... traditionally, to play some music/video, u turn on ur hifi/TV, pop in a CD, cassette (anyone still using cassette these days? ) /DVD, sit back, relax & enjoy the music. with the popularity of MP3 and advancement of video coding technologies/formats, it is possible to store all digitized music/video files onto a centralized hard-disk known as a Network Attached Storage or NAS for short. either using wired or wireless LAN, it is possible to access music/video files in each room, in addition, u can store/share files/photos/documents among each connected computers. can even share devices such as printers. Some wired/wireless media players are able to make full use of the existing wired/wireless LAN to stream music/video from the NAS server. for video streaming playback, one of the mandatory requirements is both the TV and NAS server must be DLNA-certified. Read here for more details wrt Digital Network Living Alliance. Quite a bunch of manufacturers are supporting DLNA on their devices such as TV, handphones, servers, gaming consoles, etc, to effortlessly link up all the connected devices. check if ur philips TV has this Ethernet connectivity or wifi connectivity, if yes, chances are it is DLNA-compliant. All u need is another DLNA-compliant NAS and you are good to go. NAS cost between $100-$300 depending on hard disk sizes. you have the AppleTV installed at ur console, so i think u can install iTunes in ur PC, enable media-sharing and stream video/audio/pictures to ur AppleTV, which outputs the signals to ur TV. incidentally, u bought ur AppleTV overseas right? cos locally they dun sell.

not flying in the house, it's flying into the house..... last time casement windows close until slightly open these crows can't fly in..... nowadays these stray birds are very daring in my neighbourhood... even if u close the casement windows to a V-formation, they will still make their way thru the narrow opening into the kitchen and peck at the trashcan or whatever things that is uncovered... imagine a freshly-mashed tuna spread kena peck by them, gotta throw away the entire bowl....

Ikea Furniture Consider Fix Fixture?
neubie replied to frankloh's topic in Housing Rules, Policies and Procedures
if $500 worth of fixture can command a higher valuation/cov of say extra 5k, would you feel heartpain? IMHO, no point spoiling a deal becos of $500... anyway, legally speaking, if valuation report nv say anything or show any extraneous things, i tink can be taken out, since no proof. -
Ikea Furniture Consider Fix Fixture?
neubie replied to frankloh's topic in Housing Rules, Policies and Procedures
if not wrong, anything that is captured in the val report is considered "frozen", ie, u cannot remove them with prior approval from the buyer.... anyway, how much are they worth? -
the photo u see below is 2 x poles + 1 (110cm by 50cm) shelf + 1 110cm clothes rail + 1 x 110cm by 50cm by 45cm drawer + 2 x fittings = 2 x 59 + 1 x 39 + 1 x 9 + 1 x 159 + 2 x 10 = $345 I bought extra 2 poles and 3 110cm shelves and 4 hooks (not shown) at 108+117+4+25 = $254 to make a corner L-shaped shelf so grand total is $600 (aftermarket Blum runner tracks not included). Based on the pricelist from their catalog...

OpenNet recommends the location of the fibre termination point (TP) to be located (1) near the CATV point and (2) near unused 13A power point. What happens is once the TP is installed there, u will need a Optical Network Terminal (ONT) to be connected to this TP. This ONT requires power to operate. Also, some service providers will also provide a Residential Gateway (RG) which is essentially a wireless router with telephone point. RG will also require power to operate. So one of the connection is as follows: OpenNet TP <----> ONT <----> RG <----> 4 x LAN outputs or if u have your own wireless router and dun want the telephone point, OpenNet TP <----> ONT <----> 4 x LAN outputs As u can see, i dunno why OpenNet requires installation of the TP near CATV, since the 2 are entirely separate.

Dex is spot-on. when DVD replaced VCD/LD, everyone thought it's the end of the high-def TV. that time, one DVD costs as much as $60 a piece, now it has gone down to the price similar to a VCD when it was launched....HD-DVD din really take off, much like Sony's Betamax format losing big time to VHS, and now BD (in fact BD is at least 6 yrs old since its introduction) is so sought after. resolution-wise, it's much (4x) defined and clearer.... you shd see a BD-ripped program, I had a few BD titles, Saving Private Ryan, Andrea Bocelli Vivere, Toy Story 3, all in 1080p, all streamed using my Buffalo NAS. the only thing that nv changed much is CD-Audio, since superlative formats like SACD,DVDA, HDCD never really gain strong foothold in the dominant CD market. despite that, i ripped all my CDs into MP3/FLAC/AAC music files which I can play them in any room with a DLNA and wifi-capable device. That's why I never have any disc player at home.

100% blackout blinds are installed in the bedrooms, but due to gaps in the blind and wall, there will be some residual stray light, but wth, that's ok.... MBR CR given the blackout blinds, next time can ceiling-mount one projector and convert the CR into home cinema.... :D :D Cleaning is very straightforward for blinds, just use damp cloth rinsed with diluted mama lemon and wipe clean.... blinds can be taken out easily oso(they are secured by metal clips bolted onto the ceiling.... Now can really sleep in complete darkness liao....

Living Room Now you see it.... Now you don't The light transmittance of the perforated material used is 3%, ie to say, 97% of outdoor lighting is rejected.... the denser the perforations, the less light can pass thru, available in 3%, 5%, 10% flavors.... Below shows the before/after overall illumination of lifting/drawing down the perforated blinds on the living rooms. Camera settings are set to manual to override any exposure compensation. Blinds lifted... Blinds lowered...

Contractor was punctual & arrived on 10am. One man show. All blinds custom-cut, wrapped and delivered.... Tools used is a GBH 2-23 REA Professional hammer drill with integrated dust-extraction for dust-free drilling... good stuff here... Installed within the pelmet... Apparently the guy has been in this biz for long time liao, their projects are mainly commercial installations (see previous post) and not so much on residential requests, but the price is too good to resist, with so many portfolio, their material quality and workmanship can't be too bad.... Chatted with the installer, he said that blackout curtains are a real b!tch to maintain; they had to be sent for drycleaning. DIY cleaning is not possible, since, (1) they are far too heavy & (2) even the WM can take it, it will destroy the material from the tumbling and wringing action.... Roman blinds he mentioned jepoon brand track mechanism is better in terms of reliability....i asked him for motorised installation of roller blinds, he said it's possible to retrofit mine for a few hundred bucks..... see next time if funds allow will contact them again.... haaaa Within 45mins all blinds fixed up and contractor left...

A blinding story... While everything is (almost) done, I figured i needed some draperies for the rooms.... Curtains are nice and add a cosy touch to the interior, but if I wanted blackout types they would be costly and high maintenance... hence settled for some low-maintenance blinds. Ease of cleaning is important here. For MBR and CR, blackout blinds will be installed while perforated ones are for living room and utility room. Thru fren's recommendation, I gotten their roller blind supplier to quote and install blinds at all my rooms today.... incidentally my fren's 5rm reno just costed 20k for polishing marble floor, painting, full height wardrobe with TV console in all 3 bedrooms, kitchen cabinet doors, glass showcase, ceiling works, feature wall for TV console with integrated Ubiq powertracks.... see liao so green with jealousy.... Anyway, back to topic, the supplier has a huge commercial project portfolio locally and within the AP region. Major hotels & serviced apartments like: * Grand Hyatt * Westin Stamford * Regent Hotel * Mandarin Hotel * Merchant Court Hotel * Ascott Executive Service Apartment * Beaufort Hotel, Sentosa * Raffles Hotel * Goodwood Park Hotel * Inter-Continental Hotel So mine is just a small drop in the ocean, but they still entertain me, kudos to them....

Cool! What's the significance on 20th? Start works??

not sure about that, but usually IDs/contractors dun give much discount during the negotiation phase, as they fear this discount that discount and the grand total yet another discount will cut into their bones.... :D, also some popular ones here dun wish to spoil market by giving A more discounts than B & C then there will be unhappiness over that (pple tend to make comparisons, if u know what i mean).

interesting setup u have. can it be controlled by logitech harmony series of remote which has RF-capability? also if the mains switch is cut, does the preset memory remain or need reprogramming like the philips easyscene?
-
i tink a basecoat is necessary as a priming layer before the final color is applied, makes the end-result more uniform and smooth-looking....
-
lolx, a belated welcome......post more pictures on ur thread and definitely there'll be more curious eyes... so have u finalized on which ID/contractor to work with?
-
tsk tsk tsk, that's bad workmanship, cutting corners until using SPH papers.... unpardonable....

Ideal Design Interior

Your so-called fren is not really a fren after all. Try scouting for quotes from different contractors/IDs. Good luck. -
I had the same thinking as u, since the individual legs are mounted on the frame having a stronger and more stable table worktop rather than a T-framed legs. but once i fixed up the new legs, it's oso as sturdy with the advantage of doing height adjustment on 2 legs rather than 4 legs. that time i confirmed and double confirm and triple confirmed with the guy what are the items needed (no more no less).....hahaha, then transported them and fixed them in an hour. dun be daunted by the numerous parts of when u open up the flat-pack. follow the instructions closely and u shd have no problems.
