  1. Not true a bank loan requires 20% downpayment in cash. For bank loan, the first 5% downpayment of the valuation price (not inclusive of cov) is in cash. The next 15% can be either in cash or cpf, also the next remaining 80% can also be in cash or cpf. Hdb ruling is once the single applicant salary exceed 3k, cannot take Hdb loan nor entitled to the 11k cpf grant (grant for staying near with parents). Dunno what kind of f**k policy is this anyway. So for ur case when buying resale under sg single citizen scheme, the minimum cash component u fork out is 5% of val price + cov + reno costs. Associated costs like stamp/legal fees may be subsidised by the bank and payable by cpf. Valuation report $180 is paid in cash also. Same goes for agent commissions. So assuming a resale flat with val 380k n 20k cov, u need to pay the following in cash when taking bank loan: 5% of d/p = 19k Cov = 20k 1% commission = 4k (4.28k with gst) Adding misc fees shd be about 45k. This amt is about there. Reno excluded of cos. As a guide, u would at least need about $50k to tide u thru when buying resale. Hope that helps.

  5. Think the root of the problem is u shd not have shut off all windows while away. Mold thrives well in areas where the air is still n not circulating, more so esp the recent significantly cooler weather, where ur flat is shut-off from the outside world and indoor temperatures are higher. Not sure if the following will work, but since u intend to put over a coat of mold resistant paint, try filling a diluted spray bottle of bleach and spray onto the walls n wipe off to kill off the mold. Be sure to put on gloves n face mask n ventilate the area while doing it.

  8. inherently, propane in LPG gas is added with some odourant so that it gives the characteristic smell in case of a gas leak. so i the smell is always there. and the test will always be useful.

  11. is the OTP form exercised & signed by both parties? if yes, i tink u can escalate to hdb and engage a lawyer to settle for u. if not wrong, for divorce cases within MOP, HDB will allow the sale of flat as exception.

  14. simple. do a soap bubble test every month. run a spongeful of diluted soapy solution over the pipe and the connectors, see if there are bubbles forming (gas leak). if no leak, then leave it.

  20. Thanks for the compliment. The reason why it looks bigger is the use of light and homogeneous colors n using glass as a partition between kitchen n living room. Using darker colors n multiple color scheme will make the flat look claustrophobic n cramped. Plan and design ur layout well n I think u can attain similar outcome.

  22. think if it's a case of hollow tiles when u knuckle them, just get them to replace them and make good at no cost to u. withhold further payment to them. dun let them hold ur ur upcoming wedding as ransom. if still fails, get HDB to help out.
