Hi AbbyRosita, You might have a different experience with them if yours is a major renovation. Mine was what they'll call "peanuts" business as my requirements r mainly layout alterations. I was told that wef 1 Jan 2011, landlords would need to sign an exclusive agreement with their property agents before the agents could kick off any search for tenants. So does that mean that they would provide aftersales service if things go wrong? -

How about calling the Agent's HQ? If she is representing ERA, u could call up ERA. I'm not sure if the police will act on throwing them out unless there is a court order. I had the idea this is a civil case, unless somebody is hurt or injured as a result of violence, then they will step in. U need not be scared of these tenants; and also forfeit their deposit. Don't need to return them a single cent. Otherwise, what's the clause for orfeiture of the deposit in the TA for? I had the idea that since it's a legal tender document, it should be there to protect the landlord & tenants' interest. -

Is it possible for you to throw out ALL their personal belongings while they r away from work? And of course, change the padlock and use those very thick chain made up of oval rings to loop around your gate. -
Knocking down of walls is very easily done but to reinstate later on will be pretty tough & very much a hassle. But if u feel comfortable with it, by all means hack it down for a bigger space.

My belief is that black magic exists in every culture and country. Prior to the introduction of orthodox religions such as Buddhism, Christianity, Moslem (muslim), etc, all countries practice their own pagan religions during those primitive times which was where black magic and spells originated from. And after the orthodox religions r introduced, they were "customised" based on the culture of each individual country and inevitably, we will see that some aspects of the pagan religions get retained & "merged" with the widely practiced one today. I was told by expatriates who worked in Malaysia that black magic is still widely practiced over there. It ranges from casting spells to incorporating it into Fengshui. Those Ji-Ying rituals where they bury the client's belongings & personal effects in a good fengshui place in the grave yard might be classified as black arts and might also be related to fengshui. From what I heard from Geomencers and some of the lamas, bazi alone cannot bring a person harm if he/she has a very strong control over his/her own mind. So at most, they will feel abit sick for a period of time, overcome the sickness and move on without getting much side effects.

Well if u r here to pick a fight, this isn't a place for your 3 mushrooms 6 grannies community. This isn't a place for shrews who are better off picking up one in the wet market. And I didn't know that u've done such a thorough check on my background - shows that u've got alot of time yourself to sniff out other people's business don't you? So whose the 3 mushrooms 6 grannies?? This really shows how u mirrored yourself as one of those 3 mushrooms 6 grannies when you call me one... Snooping through my records, investigating thoroughly on my background & YOU r calling me one 3 mushrooms 6 grannies?? Aren't YOU the one to be known as 3 mushrooms 6 grannies??? Anyway, it's for other genuine RT members to judge on their own as to whose playing the game right. And since you do not know what the purpose for a forum is, then YOU should inturn get yourself self-examined too. To add on, not every well-off person would be eager to flaunt their wealth. Didn't your parents teach you the value of being humble even if you become rich one day??

I didn't think that agents would be telling the truth even though there is something wrong with the property or its previous owners. They are all geared up to earn their commission and that's about it. Very sales-driven and realistic. -

I spoke to one lady with a very strong accent and had problems communicating with her. She didn't quite understand what I was trying to tell her. And when she found out that I was not doing a major overhaul for my flat, just minor alterations, she had a pinched look. But that wasn't all, when I tried explaining to her the technical constraints pertaining to my request and told her that it is not possible for HDB to assist me further in rectifying the issue, she still kept telling me that I should be talking to HDB to solve the problem before engaging them for making the cabinets - it's frustrating. I've already told her that it isn't possible to get HDB, and I'm requesting for waterproof vanity drawers to be built under those rows of windows. And this isn't an isolated incident I had; then I went on to tell her about alterations for other parts of my home, which when I probed for some technical details that we r concerned about (potential damage to existing flooring with no spare tiles on hand), she was... *sigh* She looked like she didn't understand or maybe she's not interested. So my hubby told me to move off. All the questions that I raised were not addressed. And the best part was she assured me that there will be no problems as they r very experienced - ???? When I asked her how good is their workmanship, she pull a long face. Is there anything wrong in asking about workmanship? Finally, when I called other reno contractors, including one ID, they proposed that I use waterproof materials like aluminium frames with resin/PVC panels to do up that area. defintely waterproof & last a long time although it's not as nice as wooden ones. -
No idea. Never heard of him. Heard of tan khoon yong from wayonnet at fulushou though... There r too many in the FSM industry here in Singapore now. Not sure whose who except those who appear in the media frequently.

Should be "Post-audit" dissatisfaction because all these complaints are pertaining to issues arising thereafter the audit session. Those of us whom u've mentioned in ur earlier entry, share our experiences with our preferred FSMs, but we don't actively promote them and we do not want to explicitly suggest to the RT forum or imply that only our FSM is good and the rest are out, blacklisted. Nor do we openly publish or advertise for our preferred FSMs! We are here simply to share & give constructive feedback of our FSMs, not to actively promote. It didn't occur to us that it was our business to go around "policing" the FSM industry and blacklisting other FSMs. We do not have any vested interest in doing so as clients of our FSMs. And we are here to share, not actively promote our FSMs & declare that the rest r out of the game with a blacklist.

Yeah kalimantan, I agree with everything that u said Great! It mirrors the exact sentiments of many of the RT members, including myself. Out of those bad list of FSMs, I pity those who were "sway" (i.e. unlucky) enough to be engaged to audit the "victims" homes & become the scapgoat for whatever faults arising from their (referring to victims) own unfavourtable destiny. Aside to Ivy1981: Dear lady, Fengshui is not a cure it all as I've mentioned it before & would like reiterate all over here again. It's definitely not my purpose to rub it in or put u down. However, I would like to take this opportunity to share with u my thoughts based on my own personal experience as an end-user of geomency services. If it so happen that the person's bazi has such health-related issues & that bad luck cycle moves in at that point of time, staying in a house with fengshui that will "activate" or worsen the condition is definitely possible. However, u must be aware that no amount of fengshui cure is going to work in preventing the problem from happening. To minimise & assist in recovery later on, Yes. But to cure & prevent it, No. For those who r destined to die of certain health conditions at a certain period time frame, and it so happened that they shifted into the bad fengshui house, it might really be fate. It's sad to say this, but it might just be their destiny to go down that path. (One example was a FS case that was heard in court in Singapore a few yrs ago & was reported in Wanbao. FSM told the client that his house FS was bad & made his son sick. Advised him to shift house & gave the advice on where to buy, etc; after the poor owner sold the flat at a lose, shifted to a new place, the poor son's health condition took a turn for the worse & died on the 2nd day of shifting into his new home. So this is really fate, destiny of that poor boy. Can't really blame it on the house, can you??) So I sincerely hope that U be more rationale in exercising such thoughts beyond emotions becox FSMs aren't god; they can't create miracles. If a person is destined to pass on or to get certain health conditions, nobody can prevent it. To have miracles happen, i.e. to change one's destiny, one need to depend on oneself to work hard in changing it, dispelling bad karma, which is definitely a very challenging & difficult thing. Possible but very tough & not easily achieved. If u look at Lillian Too's talk on merging FS with the 3rd dimension, u will have a better understanding of why fengshui works for some & don't for others even though that cohort is using the same master who reputedly has excellent geomency skills. And some of these masters are found inside ur bad list.

My taiwanese FSM also doesn't give a direct answer when asked about when me & my hubby would die. He would only use the indirect method e.g. this person isn't the short-life type. Or this person risk death when he/she need to operate on something at the age of XX & if he/she cross hurdle, will survive for a long time. For myself, I didn't believe that bad fengshui could kill a person unless that person has that sort of bazi, which in other words mean that he/she is destined to go down that way, and it so happened that his/her luck cycle coincided with the bad fengshui for the place he/she is staying at...

Paiseh, didn't realise that CNS metal is so lowly priced! Then chances r the wrought iron is not galvanised at all!!! Metalworld has promotions on & off. I got mine during the 30% off promotion. The cheapest design starts at about $600. By default, they only use cold galvanised wrought iron. Those under rain & sun, they would use hot-dipping, which George & the staff in the workshop quoted us alot of extra, told us not necessary for HDB.

Hey U should have considered Metalworld Pte Ltd! Their designs r superb for my standards. And workmanship is great Their foreman George, is well-versed in the egornomcis of such gates & all related products - After interviewing many wrought iron suppliers, I wasn't sure about engaging them until I spoke to George. Because my HDB gate requires tilting. i.e. customisation. And George explained many technical details to me & worked with us to achieve our fengshui objective - We r extremely pleased with both the final outcome of the gate & that of our fengshui effects too! He has mentioned to me before that if gate or grilles hv undergone hot-dipped galvanising, then, the surface would look really lumpy & the finishing wouldn't be as nice even after painting. The wrought iron materials that they use all come with cold-galvanising, which wouldn't be good enough if ur gate or grilles are constantly baking in the sun or being weather beaten, including heavy rain...

R u one of those many ghost writers who signed up on RT just to be her supporter or whoever she's supporting?? I noticed that ur posts since day 1 till now were on Chang. U didn't need to take the chance to rub it in when I wasn't convinced by ur attempts to convince me about those good FSMs who were able to predict the stock market & how tan khoon yong's (wayonnet) predictions have led ur parents into burning their hands in stocks. If there r such FSMs, then there wouldn't be poor folks around. And those FSMs who r indeed so good in doing so, then better close shop & make more lucrative earnings on gambling in the stock market. Paiseh, I'm lucky enough to be priviledged to be employed by my hubby to be a tai-tai. Apart from attending charitable events & social events with my hubby in his business circles, my hobby is to share my own experiences on the forum. U don't need to attend courses to acquire social experiences. If need to attend courses just to acquire this type of knowledge & not in other ways as well, then gone case already lo...

The big sister "Da-Jie" of Chang & Company on RT has already blown off her top, and complained abt her inability to cope with her resounding popularity, in view of an overflooding of her mailbox. So all of you out there better don't send Ivy1981 anymore PMs leh... Otherwise, you'll be the next one to have your head bitten off, chewed up until left no bones neh... Aside to Ivy1981: I have requested for your FSM bad list over RT posts on several ocassions, but no response fr u. And of course, u hv the right to decide who to give & who not to give the list to. However, I have no idea as to why, after declaring yourself as a lady with priviledges, would turn out so irrationally defensive, saying that u r not paid any $$ to promote Master Chang's services. I don't recall seeing any posts that accuses u of receiving any commission for introducing chang to the rest on RT. So why the agitation?

That was the saying that the old man slogged like mad to create his empire & then make the son do the same to become a successful businessman. Then, the son in turn pampered his own son, who eventually turned out to be a wastrel. Family education is very important & even among the rich & famous, their family education varies. There will definitely be those who had very wealthy ancestors & r still well-off till today, not easy to sustain this type of family wealth & its businesses.
