Evicting Tenants
edenstrauss replied to treeOfLife's topic in Landed & Condo Private Properties Renovation Discussion
Hey thanks for sharing with me. I have no idea how come this particular Propnex agent told me that she charges 1 full month of commission. I think I will check with Propnex HQ what is their prevailing practice & whether commission amount is mandated or up to their agents. ERA is definitely half a month only becox I've verified with quite a few of them already. That's why I found it difficult to trust agents becox all of them tell us different things. -

The commission by ERA is half a month i.e. 50%. But a Propnex agent told me she charges 1 full month of commission i.e. 100%. -

edenstrauss replied to aunty's topic in Moving House: Packing, Storing, Moving To Your New House

Lizard Problem- Help!
edenstrauss replied to eiffel76's topic in Moving House: Packing, Storing, Moving To Your New House
I also have that idea that my flat must have many pests hidden inside the trunkings becox those lizards always squeeze thru those electrical trunkings. But when we looked over, we have a very clean flat - no ants, no flies Becox the lizards helped us to clear them all However, I did notice those really tiny, black insects moving in my toilets, in between tile cracks - what r those? There is this gray lizard that stays in my money plant which I placed at the lift lobby. But lately, our friend disppeared, duno what happened. Maybe migrated? We saw cockroaches 2x when staying in our flat - one was the American type that flies around. EEEEEks! And I was told that they stink. yuks! -

edenstrauss replied to eiffel76's topic in Moving House: Packing, Storing, Moving To Your New House
Hey merry xmas to u My flats have lizards on & off. And recently, many babies... maybe the lizards like to come to our flat & lay eggs When I was a kid, the lizards lay eggs inside the hollow of the bamboo pole & when my mother brought down the bamboo pole from the stell hangers attached to the ceiling, the eggs rolled out! Yukks!!! -
How about Pontian wanton mee? They've got chain stalls all over Singapore. I liked the wanton mee located at Tampines Mart. The noodle is very springy & in chinese, we say "Q".

Lizard Problem- Help!
edenstrauss replied to eiffel76's topic in Moving House: Packing, Storing, Moving To Your New House
Hi dean, U mean that ur lizards at home ate up ur kimchi??? wah, ur lizards there r surely very intelligent! Maybe those were pregnant lizards in want of sour stuff to eat kimchi, kekekeke... I just washed one baby lizard down the drain in my bathroom when I was washing up the place. -
R u referring to the framing shop (joo chiat) that's run by an Indian frame maker? Their workmanship is good. I had some mirrors customised by that Indian uncle 10 yrs ago. Not sure if it's still the same uncle doing it becox that shop had been there since I was a kid. Or u can try Tai Tong Glass & Trading at Rochor Centre. We got to know about this store when my sister inlaw bought a painting on horses recently for her condo.

Hi, please share with us the outcome of ur audit. Good luck!

Did u pay the rate for his disciples or for cecil lee himself? If u've paid a lower rate for his disciples, then the standard for audits will definitely defer from their master cecil lee.

Hi bk888, Same to you & your family too!

Some landed properties have ceiling fans too, not just 1 in the hall but as many as 2-3 of them. My granny & my parent's bungalows have ceiling fans, but during their stay in those houses, it never seemed to have such an adverse effects on them. On the contrary, my dad enjoyed huge windfalls becox those ceiling fans would probabbly not have any impact on his bazi (prosperous, very "heng" with $$ type). And if u noticed, some landlords who rented out their homes have installed ceiling fans, to cool off the room fast. So if u adhere to such beliefs & would feel psychologically uneasy after the installation, then do without it. Use normal fan will do. Or if ur pockets allow, install aircon.

Help! Does Your Kitchen Cabinet Have Such Gaps? Pls Advise!
edenstrauss replied to Honeygal's topic in RENOVATION WORKS
I've checked with an expert and it's indicated that the gaps should be about 5mm & the norm is to seal up the gaps with silicon. If the wall is very crooked, then there r chances that the gaps b/w kitchen & wall would be more than the norm. Maybe U could call up ur contractor or ID to get them to seal up those gaps with silicon? After u paid them $$ for the reno, so U've got every right to demand for aftersales service since they didn't seal up those gaps with silicon - No cutting of corners ya? p/s: My preference is to get the ID to finish up whatever touchups he had not done becox for a woman, attempting such a stunt like applying silicon glue might ruin your cabinets... not sure... -
Any Contacts For Cctv Installers?
edenstrauss replied to edenstrauss's topic in Electronics & Electricals
Hi lsf77, Thank you for sharing I would be most grateful if u could address the following questions I have pertaining to your installation. 1) R ur cameras dome cameras? Bullet cameras? 2) How many years of warranty do u have for the entire set-up? 3) Country of origin for cameras & DVR? 4) R the cables encased in conduits - those rounded plastic trunking to prevent tampering of cables? 5) Does your DVR come with any "fans" i.e. to cool off the DVR which will be turned on 24 by 7 ? 6) Where is your DVR located at? In your room or in the living room? 7) Does your DVR emit any sounds of "engine" or motor that's common with even the PC when it's turned on or is it silent? 8) Does your installation require any forms of hacking of the wall to create a hole for the conduit to run through to the next room? Thanks in advance! -
Hi bobztoise, I'm deleting this post because I misread ur earlier post & thought that u were saying that this sims avenue porcelain wholesaler is related to Sia Huat. Thanks for highlighting to me that Tott Store is the one that's related to Sia Huat.

There is a wholesaler for beautiful porcelain cutlery ranging from oriental style (those blue intricate prints on white porcelain) to those high-end stylish designs for expensive restaurants or 6-star hotels. Tony Teo Import & Export Pte Ltd 49 Sims Avenue Singapore 387413 (opp Geylang Lor 7) Tel: 6-7468-431 / 6-7452-893 (operating from 10am - 7pm; try to call before dropping by) Directions: Drop at Kallang mrt station; walk in the same direction as the traffic flow going down towards Sims Avenue. A bus-stop infront of the mrt track will come into view. New HDB flats will be seen just behind the mrt track too. Continue walking until u see the entrance of an old folks home (I think it's known as Ming-Chong & is very rundown). The pottery shop is just right next to the gate of this old folks home. U will see a variety of porcelain vases on display outside the shop.

Master David Tong Vs Master Chang Vs Master Cecil Lee
edenstrauss replied to exiz's topic in Geomancy/Fengshui
I think it is highly unlightly that most people have engaged ALL 3 of them to be able to do a comparison. Unless there r members who have engaged ALL 3 of these masters in their course of seeking fengshui remedies, it is not objective to simply compare these masters against one another. -
Just saw this on Yahoo! news. http://sg.news.yahoo.com/ann/20101221/tap-...af-aee7c44.html whereby 5 M'sian cops claimed to have suffered from stomach ache after thieves use black magic. I was quite sceptical about it becox I had the idea that the uniformed groups who r representing the country in sustaining law & order will be immuned to the effects of such practices. The elderly folks would always say that the state crest is there to protect those who r on duty & doing their job, and acts like a "torch" to tell those spooky stuff to "siam" (i.e. stay away) & don't interfere with their duty. But, perhaps only the victims themselves would be able to verify the truth in this...

Hello, U've dialled into the wrong channel. This is about fengshui & geomency, not hardware or software for games.
