Not true. It's all about personal preference. I've got this neighbour who hung one really giantic analogue clock facing the main door. As for myself & our family, we prefer those glassy, crystal-like clocks which are displayed on consoles.

Change The Look Of Your Cabinets At Low Cost
edenstrauss replied to looking4Budget's topic in Home Maintenance & Repairs
Thanks for sharing. IKEA has the handles and organising racks too. And customers could opt to change their kitchen cabinet doors, i.e. if the sizing fits. But does your handle supplier supply kitchen doors too? -
Wah u r very naughty to say that about ur wife leh... If ur wife learns about u saying that she has "chicken eye", u will become the one with a "blue-black eye"! hehehehe

Enquiry To Include Name To Hdb Flat
edenstrauss replied to icy81's topic in Housing Rules, Policies and Procedures
If both owners are agreeable to it, you would be able to include yourself as an owner too and that's provided if you are legally married to one of the co-owners, which in this case, is your boyfriend currently. However, you will need to take note of the implications of including yourself as an owner for the flat. Say in the future, if ur hubby is the current payee for the flat and would like to exclude his ownership for the current flat to reapply for a new flat or buy another resale flat, his father who is a co-owner, would need to pay off whatever CPF proceeds that your hubby has paid for this current flat. Otherwise, he'll be stuck with the current ownership of the flat. Please check directly with HDB because every individual case of inclusion as a co-owner is unique. U will need to either go down directly to the branch office with your boyfriend & his NRIC. Alternatively, if you are aware about the payment status, loan status e.g. whether loan is fully paid for or not, any reassessment of loan when ur name is included as co-owner, u could do a general enquiry over the phone. -
So does that mean that your "water" put out the "fire" that drove into your path? hehehe I think if u're accident prone while driving on the road, then u either get another family member to drive while u sit back & relax as a passenger or u take public transport. How about that?

Meeting Geomancer 31st Dec - Questions To Ask
edenstrauss replied to kalimantan's topic in Geomancy/Fengshui
I'm a sceptic of so-called blessed objects (except for statues & pictures of deities) which are worn on or placed in homes. If the product in question would indeed provide marvellous results & is a cure-it-all remedy, then everybody out there would be free from hurdles & challenges in life. I'm sorry if this came across as offensive but it was probabbly more psychological in boosting a client's confidence and definitely a money making opportunity where the FS master capitalised on his clients' preferential bazi in introducing such methods. For those who are very confident of themselves, they might not even want to rely on Geomency. I've a brother inlaw whose extremely successful and doesn't believe a word of fengshui because he only believes in himself. -
How To Clean Grout Between Homogenous Tiles?
edenstrauss replied to his.beloved.child's topic in Home Maintenance & Repairs
I've tried using those Japan-imported white magic sponges which had been mentioned by katecres. And yes it works wonders, and on provision that u bought the original not the imitations. -
double hollow aluminium grilles could be used because it's supposedly difficult for break-ins. For those whose interested, can consider Fatt Chan Metal Industries because they only install using the double hollow type of aluminium grilles and they own their very own factories. No showroom as they concentrate on projects.

Hi muffin Not accurate for everybody because that's a generic proto-type of prediction. Say in the year of rabbit, not all rabbits are going to be unlucky or lucky. The bazi is different for all rabbits. And there is also luck intervention based on not just luck cycle, but other self-inflicted, self-created reasons. Very complicated issues involved. So that sort of readings could only be taken as a general reference, but not obsession. I stopped reading those books more than 10 years ago because after reading, it's like trying to "catch the shadow in the wind". Prefer to spend my time reading more constructive books.

$1550 For Professional Engineer For Wall Hack - Is It Expensive?
edenstrauss replied to Tango81's topic in RENOVATION WORKS
It depends on how large a wall is being taken down. The charges incurred will depend on the amount of debris to be removed. The more debris, the more you pay for the hacking & the disposal of the debris. A neighbour who took down 2 panels of the walls (3ft by 7ft and 7ft by 7ft) 10 yrs ago, it cost him $1,200 but the workmanship was beautiful - we didn't really realise that those walls were taken down until he told us. -

Kdk V56vk Ceiling Fan
edenstrauss replied to ericsoh@hotmail.com's topic in Electronics & Electricals
U could check with your installers as to whether your flat would have an accomodation issue. Some 3-rm flats also have lower ceilings. -
For TV, I will recommend Panasonic's plasma TV. I liked their colour schemes which makes the show more enjoyable & lively looking with beautiful colours tones. As for LED, the high resolution & "sharpness" gives me a headache after watching the TV programmes for a long period of time.

Hdb Sales Proceeds Calculation Help
edenstrauss replied to babyg1979's topic in HDB New/Resale Flats, Executive Condominiums
Hi babyg1979, I agree with therat that selling your flat back to HDB should be the last option. And I also agree that you should be calling the HDB resale hotline at 1800-8663066 or your branch office. They are the law-makers so will be able to guide you along the right track. HDB will take it back at a very low pricing and probabbly sell it off to JTC for renting out to their workers who needs a place to stay. HDB will not share any profits with you because it's definitely not a property agent, and do not assist sellers in selling off their flats. I would highly recommend that you try to sell off on your own or through an agent (you'll need to pay commission) upon finalisation of your divorce. To find out an estimated amount for sale proceeds, please look at this HDB on-line calculator: http://services2.hdb.gov.sg/webapp/BB24Sal...aleProceedsCalc The online calculator would take into account your accrued interest which you will be able to find out how much it is either through the SINGPASS accounts for both yourself and your hubby; or based on the year-end statement. Alternatively, you could make a trip down with your NRIC to your branch office to obtain an up to date balance of your outstanding loan amounts, accrued interest to date, etc. Assuming that upon finalisation of your divorce, your lawyers will check with your branch office to obtain approval to sell off your flat. The judge in the court will normally specify a time-frame in which you would be required to sell off your flat. The monies will first go into paying off outstanding mortgage loan for the flat (concept is the same as owing $ so have to pay off the $ first), followed by returning whatever amounts each owner has contributed from his/her CPF account. After which, if there are sale proceeds (i.e. so-called profits) left, the judge will be the one who will decide on the quantum each party gets. You will then have to convince the judge why your ex-husband deserves none of the profits. And please, do get in touch with your branch office and resale hotline to relate your situation to them & have a clearer picture how you should proceed from here. -
If u have an ID who did up your home, he would be able to provide u with recommendations & get it done for you.

If the 5-room flat is co-owned by both husband (yourself) & wife, there is no way that u could get totally exempted from taxes arising from rental income. Even when the wife whose currently unemployed & declares the rental income under her account, IRAS would split the assessment into 2 portions: 50% of it under the wife & 50% of it added onto the husband's existing income. If the 50% to be assessed under the wife's account is too low to be taxed, that portion of the rental income becomes tax free. However, the other 50% comes under your name will be added on to your annual income drawn as e.g. an employee. So if u r already paying taxes every year before renting out your 5-rm flat, this 50% will definitely be taxable. But u should be able to "cut corners" in lowering taxes becox u could less off your property tax from the assessed rental income. Under IRAS' website, property taxes & interest (incurred in view of mortgage loan) r classified as "deductible" when u file for taxes. It's best to call up the property tax department under IRAS to relate to them your situation; they will be in the best position to advise you on the financial implications on renting out & renting in the same instance.

黄道十二宫/star Constellation Along Ecliptic Circle/horoscope

wah very cheem leh. difficult to understand. After reading thru, I'm already seeing stars myself -
If I need to worry about ceiling fans, I'm not so concerned about it blowing off my wealth. I worry more about safety. There was a recent case in which one of the blades broke, flew off & slashed into a guest at the lobby of a hotel. And I've seen those where, the fan is going to drop off from the ceiling soon...

$700--> semi-hollow door If it's for 1 door, $700 should be a 100% solid timber door. For HDB type of door, if u r not going for a veneer door, or a designer type of timber door, then nyatoh, semi-solid door is good enough. That one will allow u to paint over or when there r scratches, u could touch up by using sandpaper & varnishing it again. If it's veneer, any scratches or damages are not reversible.
