Gas Pipe Damage During Hacking Wall Tiles
Livinstyle replied to eteo's topic in Ceiling, Walls and Flooring Works
For concealed pipes, indeed difficult to track. Most contractors I spoke to mentioned that pipes (including water pipes) is likely to have some damages during hacking. Most of the older properties do not have piping drawings. Not sure if drawings include in the pipings now. -
Gas Pipe Damage During Hacking Wall Tiles

If it's a HDB, go and turn off the gas main outside the house along the corridor. Then call the relevant authorities. -
Own Hdb + Private Property
Livinstyle replied to ngunadi's topic in Landed & Condo Private Properties Renovation Discussion
If looking at rental, can consider L99 as the investment is lower and as such rental yield is good. Most properties near transportation are L99, so more choices available. For penthouse, get the real ones. There are many today that passed off the odd-shape roof attic or loft units as penthouse. If the roof starts to leak, you will be the one with first hand experience. Be it for rental or self-stay, location is important. It has to be in a neighbourhood that you will enjoy staying in yourself. This will ensure no lack of buyers (or tenants) when its time for you to realise your investment. There's never a right or wrong timing. Much depends on individual's time horizon. Looking at historical charts there are always record breaking prices even if it does dip now and then. Stronger and longer holding power is required for property investment (say for example in the event rental yield is lesser than monthly mortgage) as property investment is less liquid as compared to securities. -
Oh that's terrible service, or should we say no service to speak of! Does the name of the company happens to start with Wxxxxxx? Do share with us so that we can all avoid this "over ten years company". One company i called, and spent over an hour meeting them to explain our requirements, failed to give us a quotation despite two follow up calls made to them.

I think pre-employment health checks do cover pregnancy test. One of my previous boss retracted the employment offer after the lady said she is pregnant. There are true concerns as it will likely affect the distribution of work and the team as well. Afterall, the job requires extensive travelling. I spoke to her and she also understand the concerns since she is also unsure if she can assume the role given her suitation. She said she did considered before telling her pregnancy but her main concern is to have a healthy baby.

Recommendation For Garment Steamer
Livinstyle replied to monkez's topic in Electronics & Electricals
been using one bought from carrefour (brand: bluesky) for 1.5 years. cheap too. can't remember the price, think should be in the region of $60-70+ or lesser. we were looking around for a steamer and found its parts and feel to be no lesser than the more branded ones. the low price prompted us to give it a try, and so far no complaints. -
oh my failing eyesight black powder coated frames? is it the same price for grey or light brown powder coated frames which i have seen in some condo developments?

Partitioning The Private Condo
Livinstyle replied to stl67's topic in Landed & Condo Private Properties Renovation Discussion
my understanding is partition using sliding door does not infringe URA guidelines as long as it is non-combustible. URA is concerned with combustible properties of the partitions posing fire hazard to the occupants. -
ikea and vhive do carry ottoman with storage. simple design to serve its purpose, nothing fancy. reasonable priced too.

Try to minimise the risk by choosing a development that has more owner occupiers. I noticed that the newer or more uniformed developments are usually occupied by owners themselves. Those that are tenated out tend to be old, lots of rebuilding etc in the neighbourhood. Even saw a old terrace house that was stacked to the brim with assortment of 'collectibles'. The front door cannot even be seen from the gate.

Top For Bay Window
Livinstyle replied to Topline's topic in RENOVATION IDEAS: Interior Design Themes, Space Planning
had solid wood top at the bay window. like what your ID said --- crack, warp, colour fade, looks aged. not sure if it is due to the bay window facing west sun. changed to solid top, looks great and easier on the wallet. more importantly, easier to take care. -
Tried calling a few supplier but all of them were very vague with their quotations. When asked price psf, they were not willing to disclose. Anyway, I passed by one the shops recently and they actually displayed their psf pricing. I don't think they are the cheapest. White powder coated aluminium Grille $8.50psf Sliding window $15.80psf Casement window $17.80psf Shower screen (straight) $380 Bi-fold door $198 I am looking at doing bifold doors, shower screen, windows and grilles. Anyone has a more competitive price to share?
-
Nobody here tried changing the colours of the grilles?

Digged out this old thread. Anyone tried to re-anodise their old aluminium with powdercoating?

To tear down and rebuilt, 200k will not be sufficient. An extension on the ground floor should not be too expensive if it is on flat ground. Cost wise will depends on size, choice of structure and materials. Adding a room on the 2nd floor will definitely cost more. A PE will have to be engaged for submission to BCA. Be prepared for higher cost if new structures are required for the 2nd floor loading. However, if the house has a protruding flat roof with structures that can take additional load then the cost will be lower. Even then, the cost is not that cheap. You can consult an experienced builder or architect who will be in a better position to advise you.

Hi Tracer, Is it a one-piece wc? For the basin selection, is it the squarish type? Any photos?

Used Goodrich in my previous offices' projects, so far so good. Lots of choices and good quality I must say. Have not tried other wallpaper suppliers though.

How To Make Granite Tiles 'smooth'
Livinstyle replied to d'lotus's topic in Home Maintenance & Repairs
Not good if you have babies or pets at home. No detergent or dettol as some babies and pets can be allergic to the chemicals. -
Yes, understand that tile adhesive must cover the entire tile before laying. Some contractors will shortcut and only apply at the corners. The existing car porch is with interlock brick tiles. Very solid, except that a portion is sunken. Still thinking whether to replace it or top up the sunken portion. Not the prettiest but serve its purpose well.

Advise On Mega Discount Store Pricing
Livinstyle replied to titanax's topic in Electronics & Electricals
Have used Mega Discount a couple of times over the last ten years. No problems with their products or services. Quite happy with their competitive prices, of course hope for further discount is inherent in all buyers.
