  1. Hi, If bottom is 16, box up pipe mid 1ft+top1ft +top 2 doors 2ft, tall unit mid 2ft + top 2ft + bottom 15ft make it a total of 23ft, so box up @ mid box up for piping is FOC if im not wrong Just FYI

  3. Hi, So have you done the submission? Takes about 3 month...., just wana know the progress and the cost for your A&A or rebuilding, btw $300 psf is normal if you find an archi & qs thus open to tender, but if design and build by a builder will be cheaper ( include everything ).
  4. Hi, the standard height is 54" from floor to bottom of top cabinet (dish rack) 60" for top cabinet. I think your carpenter or ID made some mistake on that part Best Regards Philzero
  5. Hi, You would need the engineering for submission for structure and toilet & archi to submit for your plan, thus you need both, normally around 23k or less . You may also get a designer to design and then ask archi & engineer to submit only, also you propose the design and ask archi and eng to submit, this will cost lower for sure ( around 12k+- for both ) I have an engineer and archi which is used by builders that may help, if you want to try your luck just pm me.

Hi, I think cause you never add in the materials cost for laying and skirting materials is around $0.90 psf and skirting you can just count the length and divide accordingly Normally caculate on plan is about 95% correct, just for your info. and pleaase dun feel cheated, I believe recently most contractor are honest cause it is too competitive in singapore, they need referer to survive:) Cheers

WOW!, 4 rm only need 39k=??????? & only half a kitchen wall -.-, window abit expensive, kitchen cabinet is better with a solid surface top around 70-75 per feet run, its better to use aluminium sliding door for wardrobe just a bit more only, painting is 1250, make sure he do a nice job with such a price( 6 colour at least )

To tear down and build up will cost 500k- 700k for corner terrace , for inter terrace will be arround 450k-600k( depends on which contractor you find ) For A & A , to add a storey c/w tiles or metal roofing, its 200k++ For a 30-40 years house, its better to rebuild to 2 storey + attic you will be more "wu hua" cause if you wana sell you can sell at a higher price Above price is just for reference:)

Since its a small project which is less then a million, and also a lump sum contract, what the archi advise you is correct, if you are going through all the proper steps which include QS,COW and tendering, then your cost will sure rise to over a million for a semi-d or even corner terrace. A part time COW is need for your project thus just include in the main contractor contract will do cause this will expedite all your building works eventually and also less complication and V.O involved.
