  1. Hi All PPle...and esp to Threadstarter. One of them who replied u is correct. If u buy resale EC now, u wont b happy. One- its not new. Two- U wun earn. Three- U wait lah. 2003- I buy the eden at 46700 for a 1184 sq ft, 3 bedder. I have the 30k grant, and i no need pay back when i sell...or do i? didnt check... 2010- i sell for 768000. Not sure i earn how much cos i quite dumb in calculation (i.e the wat intesrest lah..the tax lah etcetc.)i just know i can upgrade to a similar 3bedrm in tpayoh. No need long distance to/from work liao. ut of cos need to top up some from cpf lah...cos i buy at slightly less than a million. Only one advice for u. Now timing is not ripe. U have to wait for another recession. Year 2003 is a recession year. PLs have some patience. I predict maybe next year coming cos europe now many countries having deficit. cheers.
  2. Hireglxt, your 1st cardinal salah: 3 different lighting patterns in 1 false ceiling. (how salah can that be) your 2nd salah: round downlights simply clash the adjacent horizontal black light holder. My bestsuggestions: Remove the black light holder.(as u already have the cove lighting) Change the round downlights to suqare ones. Then u wont feel salah anymore....cheers

Hi all forumers, This is the final product from fuse...thou i like the overall design...still its over my budget by almost 10k...which im still sore ab it...but guess tats the price of renovatoing...cos u will add this add that N alwaz tink that only for once in a longlong time u will spend to have that perfect home coming expereience...so better than wasting ur $$ elsewhere...Like a car? well..the overall concept is modern contemporary with earthy colours....and we like the boy n ger rooms n toilets...as it really stands out with the disney decals n mcqueen stylo milo yelo/red combi cabinets...this one must credit the designer BUT decal credit to a US forumer which also have a smilar mcqueen concept. Field Report:- Designer- XXX from FuseC Power- Good ideas n will deliver before deadline, but full of himself...tats maybe his strength cos he koes wht u wan n he will give it to u at a price. He will coljole u by giving u freebies but will add on the freebies costs if u will in the end add on this add on that...(if u koe wat i mean) Bad- Poor project managementin the end whn he collected almost all ur hardearn $$, N worse very very bad temper due to very very bad confrontations with the numerous clients that he had (from what he said). WIll not jargar ur house in a everyday sense...cos like what he says..he has many house to takecare...and not just urs. IN the end, we have to clean up the house ourselves n KIO CHIU BUAI. Overall Experience: Above Satisfactory Exccept for he poor customer service in the end. But still their workmanship for carpentry is still better than some of the pics posted here, i must admit. Except the experience oif dealing with the designer in the latter stages...well wat to do...not everything is perfect...but at least we still have a home to look forward to after all the shouting n naggling... If u want to come see my house for workmanship, i will be more than welcome cos the last time i ask from Fuse i also want to feel n touch the real thing before i commit... Paying 150k (COV)-> I salute u, ur seller sure think u very SWEE. 950-Toapayoh, 16th flr, Superwindy, bright, Marina Bay Sands View. Lagi Far Unblock City View, 300k difference (Whe got SkYhigh?), 2 mins "unblocked walk" to hdbhub, Pei Qun/CHIJ, gd enrichment classes......only gross is 106 sq mtr But bobian lah,we like it too much to give up all the seemless good points..If i get lucky againn...SKY @ 11...here i come... AS wat i alwaz tell my wife..See wat a panerai 233 "SI MI SAI MA WU" symbolises...this is what i preach also when looking for this new house...i think u also same theory lah... u like bk, i like tpy. As for coming ECs...think the one in TAMPINES IS WORTH at least some mention...others simply BUAI DART (not worth in hokkien) OR BU ZHI DE PAI DUI.. EC = Cheaper than L99 (Sure? think yishun also have some better smelly L99 ones) EC = Stay for 5 yrs n sell later (pls wait at this juncture...pls wait n wait longlong cos no way u going to profit after 5 yrs) EC = Location Location Location (sengkang...haizzz) Is this 3 above REALLI what 1155 appliants think its worth it? Haizzz...do to chk out the vicinity to find out whats up in that area...whether they realli monkey go queue..monkey follow queue. For a 3 BRm, it costs 700k. Worth it? Near buankok mrt, Ho Sei.? Song?.....BUT Sengkang? Oh no...Shake head... Morale of story= If buy, of cos can buy lar but si bei hard to sell later...dun think of making good profit. Can stay 10 yrs at least. 1155 applicants? need ballot? dunno whats so great this project is about....   8. of cos i koe equal chance lah...n of cos need volunter lah..if i still stay in east then how do i even qualify for equal chance..dun ask me wake lah lah...of cos i koe all these tini wini details...who duno nwadays as for bishan n tpayh...given the chance to buy again...still tink tpayh condos better than bishan8 or any other loft or cloverbtp...again to each its own....dunno why ...simply like the idea not crossing any roads n i can reach cnetral n mrt n within 2.5 mins. Where to find? I am only sayng that for a good hdb at a high cov...its better to buy a private instead cos no point couging out so much cash for a public housing. I need not point out how good are private over hdb, cos to each its own...but i still think no matter how u think private still wins hdb (maybe i think alot for my kids n chij in future) ...N anyway i did not use 200k CASH for the 20%. Heres the theory:- Purchase price 700,000 (fpr a typical 3 bedder 110 sq mtr) Cash (1%) of Valuation 7,000 (upon sign dotted line) Bridging Loan 1 (4%) 28,000 CPF Lumpsum - (Avail from OA) 100,000 (assuming you two shld have this amt in ur combined OA) Bridging Loan 2 (5,000) END OF 2 weeks upon exercise-> U pay NOTHING except STAMP DUTY (ard 15600--> claimable from ur CPF OA in later stage) End of 4 weeks -> U only need to pay BL 1&2 plus abit interest. (So it is ard 33k) Rest of Loan - 560000 spread over 30 yrs (assuming you both are aroung 30 yrs old n earning combined 7k)... ery month u both pay only 1900++. Calculation Result Monthly Payment: S$1,932.67 Loan Amount: S$560,000 Interest Rate: 1.50% Term of Loan: 30 years END of 12 weeks. U will get ur dream house plus a big smile in your face n Bishan Loft Smell. MORALE OF STORY All in all you fork out 33k (ur own cash) + 15.6k (can borrow from ur parentsfirst). better than forking out 50k to those GREEDY SELLERS that their conditions of the house is simply dont worth ZERO COV at all. Bro here in peace. Just sharing cos when i was in 2003 that time also high COV and thankfully chose a EC at 388 per sq ft (that time considers sky high). See how 7 years later inflation. Property sure safe. PAP sure win.

Hi Bishan forumers , Im not sure why you can fork out 28k-50k for a 4rm bishan when u can have a 7 yr old condo in bishan with no COV. we just bought orleander tower at 9++k upgraded from my sold ec 7++k. just moved in with my 3 small kids... When i time my watch, its 2 min 30sec to the toa payoh mrt underspass, and u be in aircon cos ntuc will be inside. Just wanna understand more how come u chose bishan hbd at 500++when u can get the bishan EC (i believ is loft rite) at 700++? If i count rule of thumb, loan is at 1500 per mth for 25 yrs loan, N there will be no COV (n u can use it as reno fee) as bank will definitely match the seller asking price (in terms of valuation). Puzzled..

  12. Hi seanavril28, You are very right. Dan is cute, BORN in 1968, botak, very colourful, whacky, very very streetsmart, full of ideas but practical. Be receptive to his "INCEPTION" BUT stand firm on what you really want cos he knows how to implant his ideas into your curious "non-ID" thinking. I myself has so many time in hokkien "LAN-GAH" with him on alot of issues esp S eleven and other trivial thngs. But guess what, we still are on very good terms, just like bros...cos mb im a very easy to get along person. Heha. I would love to really share the 3Ds that he already are implementing. BUT sadtosay, i am really too tired and lazy to learn how to upload the pics. However, i will say that my new place will be like a hotel suite. NOT HOTEL 81 hhhor....maybe like this link... haha My advice to You: Get the timetable right. That is to say you must confirm n really like the design, then u execute. No point getting a rush job done n you regret later. Time is $. He is in his 3rd day renovating my place at Toa Payoh right now. What to say- no 5***** comments yet UNTIL i see the end product.
