  1. thanks! yes, e air-con is to chill both living & e kitchen. Mit 24,000 BTU chill pretty fast with help of fan for 1st few minutes. can not avoid beam le, all windows r directly below beam. yesterday get e door installer help me drill e curtain rak but totally forgot abt the mirror. headache, even i ve the proper drill, i dun dare to drill on tile wall, sure cause a lot of chip.
  2. err.. full paymemt made already. dun think can get e contractor back just to drill hoels for me. i manage to get my door installer to drill the curtain rack but happily forget about the mirror!
  3. yeap by my contractor. cant remember exact but is around $1,400. no lah, touch up, filling the gap not included.

  6. because at that point of time still not decide to put on curtain or roller blind. it is only recently decide to put up curtain for better sound barrier effecrt. minor reno for toilet. only re-locate heater and shift basin from kitchen to e toilet. forget abt the mirror thingy. lessons learn - put up everything need to be drilled before contractor pull out their man power. really big headache now, normal drill kit from DIY shop can not drill RC beam & tile wall.
  7. it cost me $2k to re-wire the whole flat but wont recommend him. he only met 65% of my expectation... Work included 10 lighting points, 2 SCV, 1 heater point, 1 a/c point, 9 double socket, 2 single socket & 1 new db box.
  8. only 1 layer of painting is done. it take me 2 months to slowly paint the whole flat. The reason for slow progress is because sanding & filling the gap of wiring trunking process is very very time consuming. Outstanding works to be done before christmas... 1. 1 more coat of paint - ceiling & wall 2. remove & re-paint the main door frame 3. re-putty the 'dirty' tile pointer 4. drill the curtain rack - headache, how to drill on RC beam?? 5. fix the bathroom mirror 6. ......

  10. removal of hall/ kitchen wall was a right decision. The hall look much more brighter after the wall is down.
  11. yes january, the 1970s window grilles are cool, but the welding joints can not made it. plus few pcs of glass r broken, so got no choice but replace the windows & grills. my reno is abt 90% done but still have a lot of misc stuffs need to touch up. 1 most important thing i learn is to write down what we wan e reno to be in a piece of paper & pass it to the contarctor. otherwide it will end up slightly diff/ totally diff things. btw, i engaged a contractor to do the wet trade including plastering, separately engaged a carpenter, electrician & air-con contractor and DIY the painting. As i was committed to other stuffs when e reno is going on in sept, i can only effort the drop by 2, 3hrs a wk over e weekend, i would say oveally e reno goes smoothly beside fews hiccup. would like to share them when time permitted.

  13. hihi i have officially joined the 3-roomer club for 3 months! i have bought an original condition 3 rm flat at bedok 3 mths back & reno is about 80% done. Renotalk has been a great source of info & concept with helpful bloggers, so i decided to post some of the reno process/ pic for sharing. Sourcing of contractor is really a time consuming process. further more many ID/contractors chopped me like a carrot head when a lady request a reno quote from them. sigh~ Anyway, it is a very "original" condition of 3 rm flat with terrazo hall floor & uneven mosaic kitchen floor and half wall height kitchen tile.
  14. yeap yeap.. the Thomson washing machine i have is "top" load but actually is frond load drum just door open on the "top". width only 400mm wide. but most of the model is 6kg only.
  15. ICI and Nippon r 2 diff brand how can they be mixed? Good construction practice is 1 layer of selaer as base coat + 2 or 3 layers of paints.
  16. my lawyer firm also asked me to prepare $150 cheque for them to settle seller property tax upon 2nd appointment. at the end, they return the balance $100+ when i collect my keys from e lawyer. yes, receipt is given for "actual" tax amt.
  17. if ur floor tile is 600 x 300, 600 x 600 or 300 x 300 how the pointer inline with ur 300 x 450 wall tile? unless ur 300 x 450 wall tile is laid 'vertically' i.e. 300mm side edge is touching the floor.
  18. i finally decided to re-tile the whole flat & reno is still undergoing now. hacking of floor (living, kitchen, store & 2 rooms) & kitchen wall + hack down wall between kicthen/living cost me $2k + near $3K. tiling ard $4.5psf. i source my own tile hence can not advise the tile supply rate but from quotation it is ard $2.5 - $3.5psf. btw, i find contractor direct. overall it should not exceed $10K. hope it help.

  20. both hands both legs agreed!!! i called e insurance co. they asked me talk to e bank. i called e bank, e lady handle my insurance just said - "it is like that". i fainted. i hang out my phone. no point continue conversation to ppl giving me such a reply.
  21. market practice for $500 - $650 common room rental incl. air-con, ultilities bills, usage of washing machine & water heater. without air con normally is $50 - $100 lesser. air con switch on time is at night zzzz only approx. 8 hrs. Cooking/ light cooking allowed? frequency of washing machine usage? etc must specify in the TA otherwise very likely lead to quarrels.... Property agent should able to advise you more. their fee is 0.5mth from the landlord and 0.5mth from the tenant.
