I have sliding window grills for my windows, which i wld like to remove some of them for a better view. I tried to lift the grills out of its housing brackets but there was not enough clearance for me to just take it out. Can these grills be taken out DIY? Is there somethingelse i need to do before lifting the grills out? Thanks.

Don think u get strata title for DBSS, it shd be renting from HDB for 99 yrs.

The land parcel has a land area of over 16,800 square metres and a maximum gross floor area of about 50,445 square metres. The site is slated for Executive Condominium housing and has a lease period of 99 years. It was launched for public tender on July 2 and closed at noon on Thursday. Analysts said developers are spoilt for choice as the government has been releasing a lot of land. The houses there is abt $2M. At $4.5K/mth, the yield is abt 2.7%, is that how you calculated? Or u are using actual rental info from that area? random, I'm only looking at this place, so i do not hv info for you off hand.

Plastic, The terrace houses at D16 Jln Tiga Ratus, opp the Expo. The land size shd be abt 2500 - 3000 sqft. What is the rental they can fetch?

Instead of using that def, cld we use rental/current price? Otherwise its impossible to compare as a house bought 20yrs ago wld see return in excess of 10%, easily. Thanks for the info. Unfortunately, most of the rental data are for condo, almost nothing on landed though. Do you know what is the return on landed? I susepct the yield shd be fairly similiar across the island. This is because a D9 house wld cost more but can rent out for more.

We know HDB provides the best rental yield. Condo is around 4% - 6%. Any expert/landed owner can share what is the rental yield for landed pty? Is the rental the same as a 4-rm condo in the same location?

U don really need to agent in this case if u wish to deal direct. But there will be some paper work and running to do. But if you want to be totally hands off, then get the agent to help. And ask for reduced commission, since there is less to do and no need to spend money on advert.

Kitchen questions: Are u using glass for back panel? Any 'special' design u have to 'solve' the corner at the bottom cabinet? Where do you store your big wok, pots and pans? In the drawers under the hob?

Scala @ $1.2kpsf is 'not unreasonable' given that centro @ AMK MRT is going at that price. How is the rental over there? Seems v. competitive as that location is crowded with condos.

Painting is fun and if you DIY material cost shd come to abt $400 for the whole house. Saving is abt $1k, which u can use to treat yrself to a massage and bring family out for restaurant makan. One point to note engaging 'professional' painter is there are pro and non-pro out there. The pro are the usually the locals old birds who have been on hte job for a long time, the non-pro are the newly arrived bangla, whose paint result will not be much diff from yours. When u engage the painter, you may like to check who will be doing the actual painting.

The chair is made of teak and and the seat is made from sponge wrapped in cloth. Is it possible to replace the seat? Where can I do it? How much so it cost?

Condo and HDB prices are up. Rental are up. BTO over subscribed. Mah says imbalanced (short of supply). 100K FT coming. = property price will not soften at least till end of this year.

HDB maintenance fee also not cheap hor. Basic is already $150, 1 carpark. If u need 2 carparks, almost same as condo liao. For that economy of scale, HDB is overcharging. maybe that's why they can collect until got excess fund to go into investment. Might as well reutrn or lower the monthly fee!

The lawyer represents me and is from the bank's panel. The $3310 fee included searches and professional svs. CPF uses their own appointed lawyer, which cost an additonal $300+. There is no gst. No mentioned of mortgage fee (so likely be incl).
