You want to achieve your goal by using the current higher valuation. Seller also want to achieve his goal if the house has higher valuation. I'm not surprise that the seller is not cooperating with you.

you only think of opportunity for yourself to earn extra money. what about other people? When you execute the OTP at that time is based on the other day market condition & environment. You said that the current valuation of the house should be higher. What if the seller said, based on current market condition my house should also have higher COV? I would say whatever extra money you earn from the revaluation, half of them you give to the seller. What do you think?

realised that your shoe cabinet is at far end beside the TV console. my feeling is that it will not be nice if there are guest or someone watching TV and you walk past with your shoes. Usually shoe cabinet are near the main door. If you have not hack your kitchen wall, the shoe cabinet can be beside the kitchen wall & the main door. Just my thinking only..

wah...nice. I like the colour paint behind the feature wall. It matches the whole house concept very well. Can I know what is the colour name? thks! If you can change your main door to a designer one, would be very perfect.

Congrats on your reno! My feeling is that your works can be better if you can set on your theme. Its like confusing to me. Your Kitchen has a modern look. Your wooden features at your living room has a modern contemporary looks, but the colours of the painting could be better. The wardrobe & sliding door colours of your bedroom is too light brown, a bit outdated to me. Should be something darker to match a modern look. Just my own feeling.. Cheers..!
